Clean, comfortable and spacious room. The location was great, minutes from the train station and a short walk to all the restaurants, shops and bars. The weather was very warm so the swimming pool was a welcome feature. Staff were all friendly and helpful. A great choice 👍

Mooi ontbijtbuffet, beperkt, maar toch keuze genoeg voor ieder wat wils.
Misschien mocht de kamer wat netter.
Er is vernieuwd, maar eerder slordig. De buitenkant van het gebouw en de terrasjes aan de kamers kunnen wel een likje verf gebruiken!
Jammer dat ontbijt enkel binnen is, terwijl er zo een mooie tuin is.
De snacks aan de bar zijn leuk maar mochten wel wat meer gevarieerd zijn, ze zijn allemaal erg vettig.

Lovely family run small hotel in a great location, 5 minutes away from the train station and 10 minutes walk into the town. The pool was lovely and plenty of sun bed available throughout the day. Nice European breakfast with something for everyone. Staff super friendly and the little bar area was really nice. Clean hotel and nice rooms.

De badkamer mag iets beter afgewerkt worden. Wastafel en de bovenste rand van de tegeltjes in de douche moeten nog afgekit worden. Plus binnenkant deur en kozijn aub verven.

The pool. Short distance from the train station. 15 minute walk to the Desenzano Guards waterfront. The immaculate tropical themed grounds and helpful staff. Air conditioning and shower water pressure were great. The pool view from room 111 was gorgeous. Pool was clean but not very deep. Comfortable pool temperature. Deep enough to do laps though. Good expanded continental breakfast which did include eggs, bacon and roasted cherry tomatoes. 24/7 front desk. Good Internet connection
No mini-refrigerator in room. Outdoor railings were chipped with early stage rust. Size-able wall chip (12?inches) in room which plaster and paint could have easily resolved between check-ins but wasn’t. Storage space very limited. No drawers for underwear, tee shirts, shorts etc… Not enough hangers to hang pants. Shower doors were unhinge at check-in. Took several hours on day 1 to fix the issue reportedly because “the plumber had a lot of work” that day. Sheets were moderately thin. Pillows not firm enough for great orthopedic support but were functional. Would have liked to have seen more hot breakfast options. During my 2-night stay there was no variation in the breakfast menu. Thin walls. I could hear the neighbor taking. Outdoor noise however was minimal despite being on a busy street. Limited bar and optional food menu (€€). Only one English speaking channel, the rest were in Italian only

fabulous breakfast every morning with a great variety of food on offer. The staff were extremely helpful and friendly. Our room had an excellent view from the balcony and extremely clean and very cool in the hot weather.
The hotel is on a hill which was alright for us but would maybe not suit everyone. especially in the really hot weather.

Really loved staying here. The staff were so friendly and the room was a good side with views of the pool. Breakfast had plenty of choice although apart from a soy cappuccino/juice it was limiting for vegan options - would be best to venture to a cafe if you do have dietary requirements. There is a cute cat lounging near reception sometimes and there are complimentary umbrellas when raining. Getting to the main hub of food/activities is a very short walk away, as is the train station. I would happily return here again!

Breakfast was lovely, location excellent. Very quiet in the room and lovely pool.
Having done alot of research on rooms, we didn't want a room with a bunk bed for our 2 children, one who is 15. We booked a room with 2 single beds and one double. The pictures on Booking.com clearly show the set up of the room (i.e no bunk beds). However when we arrived we were given a room with a bunk bed and this was very disappointing to us and our daughter. The hotel does have the family room we requested but they were given to other guests. If like us, you booked this hotel because you wanted a family room with single beds not a bunk bed for your kids, i would suggest you make it clear to the hotel via direct communication with them, as you are not guaranteed to get it otherwise.

Lovely hotel, so close to the station and the lake. All the staff are wonderful - very helpful, welcoming and smiley.. I asked about the ferry, leaving my bag and dietary requirements. I only stayed 1 night but will go back without hesitation

it has the BEST breakfast room you will find in any 3* hotel in Italy. The choice was amazing and was so well laid out. Anything you needed seemed to be catered for. Bravo!

really easy to day trip from Station to main northern Italian cities (Verona, Venice, Milan etc)

staff are really friendly and helpful
rooms are clean and large, beds really comfy
the pool is very cold and not the most private, pool was also not as clean as you would like.
breakfast was the same everyday, nice enough but not much variety.
heads up the plugs need a different adapter to normal euro two pin, the local supermarket sells them for 2 euro. (not the hotels fault really)

Ideally located for train station and short walk down to Lake and main restaurants.. Supermarket 5 mins walk away. Good breakfast. Good sizes clean family room with comfy beds. Really nice and helpful staff. Would definitely recommend and stay again.

All this related to one night stay in October, so no idea how it would be in the season.
The hotel itself is pleasantly old, but thoroughly renovated - like you wouldn't find electric outlets for the guests in lobby/sitting/bar, but there is a bidet in the bathroom.
Breakfast is way superior than typical Italian, but still without any trace of veggies ))
The card terminal didn't work late in the evening when I've arrived, and the person at the reception weren't helpful, if not to say rude, despite the fact that their terminal repeatedly gave "z3" (no connection) error.
Magically it worked like a charm in the morning.
