Good clean facilities, very friendly staff, laundry services with the ability to monitor the time left on the room TV. Excellent location very close to Sakuragicho station and right next to Bashamichi metro station.

Bed was a little firm and duvet a little thin for my taste but this was a very minor complaint, overall very little to complain about

Location was excellent as it was very close to a subway and made our trip to Tokyo very easy. They held some of our suitcases for us while we went to Tokyo for 3 days and when we returned for another nights stay they also held our suitcases for us until late afternoon when we could board our cruise ship. The taxi ride to the ships terminal was short ie very convenient.

The smell of the room was quite disgusting even though it looked clean but you can tell it was done while ago.

The bathroom didn't smell at all. There were free amenities in the lobby and a machine for checking in and out.

Location is excellent. 11am check out is nice. Rooms are relatively spacious by Japan hotel standards.

Be careful. A listing of a "sofa bed" does not mean they will make it up as a bed. We booked a room with "1x double bed, 1x sofa bed" but the sofa bed was not made (no pillows, sheets or blankets). When we asked for it to be made into a bed as per the room listing we were refused unless we paid an additional 3000 yen per night. Quite disappointing. Also, the internet connection of the hotel wifi would continually drop out on all of our devices at regular intervals (wifi stayed connected, but no internet connection). We resorted to our pocket wifi's instead after a while. Lastly the fridges are very small, with no freezer function.
