This is a wonderful beach house for a medium sized group. Plenty of bathrooms and sleeping space and the common areas are good enough to gather in with the number of people who can sleep in the house. Location is second to none, literally steps from fun things to do in Newport.

Great restaurants nearby. No need for a car. Although there is a garage available for a car. Hosts were super responsive and helpful.

This is a very clean house located just next to the beach and across the street from the bay. The hot tub on the top floor was recently cleaned and was very enjoyable. The beds were hit and miss. I thought both downstairs beds were extremely comfortable but others thought some upstairs beds were pretty bad. I was very impressed with how strictly the 10pm noise rule upholds. Even with the busy street on the weekend, we all slept peacefully. The house is almost great, with just a few misses. We stayed for 6 nights and found it lacking in all basic supplies. A nice set of nesting mixing bowls, storage glassware, sharp knives and ziplock bags are just a few of these things lacking. (I found slicing my bagel with a spoon worked better than one of those knives) Many things are old, cheap and falling apart. The whole desk fell apart when we pulled out one drawer. The toilet broke downstairs and the knobs on the windows fall off when you practically look them. Todd is GREAT. Incredibly responsive and ready to help with everything. It just would have been nice if we didn't need to call him sooooo many times. I almost invited him to move in to one of the extra bedrooms for the week just to save him on gas. I would encourage the owner to stay here themself, not for one or two nights but for an entire week. This place is really great but for the fortune it cost us to stay here for 6 nights in the prime of summer, a little TLC would have gone a long way, getting the extra star.

House is in the perfect location - everything is walkable and you don’t need a car (fly into OC, Uber to house, Pavillions app for grocery delivery). Plenty of bedrooms and bathrooms and the owner had great communication - so nice of him to check in to make sure we had everything we needed. Some rentals just start you with the basics - but this home had more than enough shampoo, conditioner, dish soap, TP, paper towels, kitchen supplies, beach & bathroom towels, etc. There are 2 living areas with large flat screen TVs, a great deck to sit out on and a rooftop 3-4 person hot tub. No AC but there’s a whole house fan, standing fans for every room and plenty of windows to open for a breeze. Definitely recommend! A+++++

Place was in a nice location, but a bit loud for a group with young kids as there was no AC and we had to sleep with the windows open. Property manager was awesome and always available for questions. Given the price of the property, the unit could use a fresh paint job and most importantly, AC. Overall, we had a good experience.

Great location. Home is well appointed and was very comfortable for our family of 11. Todd was very communicative and accommodating. Great stay! Will be back.

I stayed on this property with family and friends and it was a good size and well spaced out. There were many beach toys and beach chairs provided which came in handy since the property is only steps away from the beach. The host was also very quick in responses and was easy to communicate with.

Our stay was great! Any issue or concern we had we were able to get a hold of the owner right away and they responded right away. We would recommend this place! Thank you!

The house was well equipped and very clean. The beds were comfortable and there was extra bedding and blankets for everyone. I would definitely go back to this house! We loved it!

Our stay here was amazing. Todd was very responsive with any questions we had and made it simple as possible when checking in. We had a family of 15 and it was very spacious. I would definitely stay here again!

The host was very available for any questions. The house was very clean and had a lot of room for our big family. The only downfall was the house next to us was being remodeled and was under construction.

Great week with the family close to our favorite beach

Perfect for our family gathering. The layout of the house and the number of bathrooms and bedrooms was great for our 11 children, grandparents and grandchildren. Beach access is very close

extremely well supplied, excellent kitchen, upstairs living room with disappearing doors to patio fantastic. a little warm so we used lots of fans.

My family enjoyed their stay. Close to restaurants. Had enough bedrooms, towels, kitchen supplies, hot water, and it was cool at night for sleeping. Todd, the property manager, was great.

talk about a great week - extended families (4) and plenty of quality room to be together or have a little space - walked everywhere - bay, beach, both piers, frozen banana, fun zone, ferry, did I say frozen banana? came as a family, left as a family and the place contributed mightily

DO NOT STAY HERE ON A WEEKDAY There is a massive and LOUD construction project next door. You will be woken up to drills, air compressors, hammering and more every day. The house also has very poor airflow and was 80 degrees in the house every day with windows open. Having the windows open also means the construction noise is even louder. Avoid this place at all costs!

Location is perfect. It's walking distance to the beach, as well as to several shops and restaurants. We explored miles in each direction and all agreed that this location was the best. The layout of bedrooms, bathrooms, and common areas is perfect. From household goods of pots, pans, ice maker, and coffee maker, to beach necessities of towels, chairs, bikes, and boogie boards, this home has it all! We can't wait to come back with our friends. We won't even search for a different property because this one fit our needs perfectly. Todd was great to work with, from check in to check out. Thank you for your hospitality!

What a fabulous & special weekend stay! This home is located steps away from the sand and all the fun that surrounds the pier. You really can't beat the location. We were in walking distance to restaurants, a fabulous coffee shop, and pretty much anything else we needed. Once we arrived we did not have to drive anywhere - which allowed us more time to enjoy the beach, bike riding, and the company of wonderful family and friends! The home was clean and the layout was perfect for two families. We appreciated having use of the beach chairs, beach wagon, and umbrellas. The rooftop hot tub was a perfect way to relax after a fun day on the beach. Todd, the homeowner, is fabulous. He was quick to respond to any questions and very gracious. There is some traffic noise depending on the time of day but this did not bother us. We had a wonderful stay! This is a home that we would definitely rent again!

All My family really enjoyed themselves. Large home with garage parking and plenty rooms/beds and bathrooms. Kitchen had everything we needed! Thanks! ☺️ Home one row away from ocean with view from the top deck. Jacuzzi was awesome after our beach runs, skating and bike rides! We fixed the 2 bikes - just needed brake cables adjusted and a fender put back to help the bikes go. We brought our mountain bikes/tools but having the 2 extra cruisers were great. We brought chairs but place has 3 beach chairs & a beach wagon in the garage. Able to have pets is a plus! Property Host was awesome always checking in and super helpful. We stayed an extra day. Only thing.. 3 story construction next door - 5 feet away. Looked at all pics. On listing, and lot on 19th isn’t empty or a small home there anymore. They framing, sawing, and nail gunned on Friday. Wood sawdust everywhere and noisy for a bit. We cleaned it up and guys were gone on the weekend tho for Mother’s Day. ♥️ Walls, furniture, & inside of home starting to show wear but for the LOCATION, amenities and conveniences here just enjoy yourselves. Appreciated all the towels, pillows, and TV set ups too. Thanks for accommodating our beach stay!

We had a great stay at Todd’s place. The property was clean and in a perfect location for beach activities. Any issues we had (which were all minor) were easily communicated with the owner. If you are looking to stay at a nice, large beach house in Newport close to the pier this is the spot. Spa on the roof was epic!

House is perfectly located close to the beach and a bunch of great restaurants. All in very close walking distance. Parking in a garage and enough bedrooms and bathrooms to accommodate larger groups.

Great property for our kids to spread out and have their own space. Almost preferred being one house away from the beach so no boardwalk walking traffic past our front door. So easy to get to everything. Todd the property manager was great. Very easy to work with and made for a very nice stay. Would highly recommend.
