Breakfast was fabulous, plenty of choice. Accommodation clean and comfortable. Loved the co-ordinated colours in the bedroom.

This is not a go at the guest house but at booking.com. The free parking became an issue the evening before travel. When I booked booking.com said it was free parking, only a week before arrival did I get an email stating I needed to supply my vehicle details including registration, which I did by return. I sent the details but got no response. When speaking with Mike, the host, he said that there seemed to be a ‘glitch’ with booking.com and messages were not getting through to him. Disappointingly there was no available free parking but to give Mike his due, he did offer to accept free of charge cancellation of my booking as this was due to no fault of my own. As this was a surprise trip for a birthday I didn’t want to cancel at such short notice and had no choice but to book private parking at a great cost to me - another time I will forget about booking.com and go direct to the accommodation

Fantastic location, just 10/15 minute walk to city centre. Sainsbury's local few doors away and coffee shops and restaurants in the same street. Comfortable bed, very quiet during night. . Lovely I've eggs I've had in a long time.

Position of tv obscured by 4 poster bed post. Would be useful to have iron in room rather than trying to find hosts to ask for the communal one.

The breackfast was great well made and the quality of the products use fantastic, would recommend to anyone as the place to stay. The room was quite and comfortable and we where not pestered but left to do are own thing

Host was very friendly and welcoming. The guest house was absolutely spotless and breakfast was great. It is only a few minutes walk to all the local attractions and I would thoroughly recommend this guest house to anyone planning a trip to York.

very clean well maintained

we were in room 6. room above could be heard through ceiling both tv and movement. early alarm woke us up each morning also. had to raise noise on our tv to hear it over room above.

Great location for getting into the centre, The guest house was exceptionally clean, the breakfast was lovely and cooked to perfection. Owner was pleasant and very informative and of anything we asked.

Slight damp smell from the bathroom, but apart from that it was perfect and we had a lovely stay. Would recommend.
