The hotel is conveniently located and is a nice place to stay if you want to be close to the corniche on a budget

We arrived in the middle of the night and the reception was manned 24hrs. The breakfast was a nice buffet and nice Omani coffee was available. The location was close to the old centre of Muskat, away from the airport, and it was easy to drive into the old part of Muskat where the main tourist attractions are located. The nearest ATM was also very close, 2 min drive.
The cups in the room were too small for a decent cup of teea and only 3 teabags were supplied and no milk.

The staff are excellent and very friendly and helpful. The pool was nice and breakfast was very good.
Some of the furniture was broken and the tv did not work.

The peace and quiet was an absolute joy. The pool and pool area with late evening access was excellent. The breakfast was very nice and generous. The staff were very professional and polite. I particularly appreciated the reminder phone call to advise breakfast was finishing and asking if I was coming down for it. With a bit of walking it is easy to access the nearby LuLu Hypermarket, 24 hour petrol station/convenience store. Muttrah Souq is approximately 15 minutes walk down hill and bus stops about 10 minutes walk.
The surrounding area is not very pedestrian friendly with a lack of footpaths until you get to the main road. This is obviously no fault of the hotel.

Very good value for money. Staff were very helpful and friendly. we really liked the location. The hotel is a little way from the main souk and restaurant area (about 15 minutes walk). but we liked this
Some booking sites indicated that the hotel had a restaurant. This may have been the case, but they only served breakfast during our stay, not lunch or dinner. However this was not a problem as we prefer going out to different places anyway

The location is a bit difficult to find.
staff were great though!
I was disappointed seeing bedsheets it didn’t look clean, there were make up marks and not nice smelling, therefore I would not like to stay in the future.
another thing was in early morning 4.30am someone was shouting so loudly that woke me up and I couldn’t sleep afterwards
I assume nearby people were arguing loudly either in the corridors or next door.
there were no soap, no milk/milk powder for tea
the phone was not working in the room
when we were calling to find the location of the hotel the number in the website was not working either.
the decor of the hotel is nice though
I decided to move next day to another hotel and I am happy I did
not clean

I was extremely happy with the service I received, Muhammad adif was outstanding and made us feel at home, he was not only helpful but kinda and went above and beyond for us Aussies. We don’t usually stay at hotel and I had offers to stay else where, but I choose Riyam because the service from Muhammah Adif.

Clean and well arranged rooms with big comfortable bed and alot of electricity cable and look to pool
Cupboard is wide and iron machine is good
Light is relaxing your sight and it is sweety
Gym need more maintenance and arrangements
It require more equipments
Internet signal is weak 😑
