The bed linen was clean. the unit was as clean as it could be for the condition of the facility.
It was in dire need of maintenance, the toilet seat need replacing as old and scratched, there were holes in some of the doors. The sliding doors to bathroom and toilet area kept coming off their tracks, and eventually got stuck. The unit needed painting and some of the curtains were torn. We arrived at night in the dark and the motel light sign did not work so took us a while to find it

The current manager is absolutely lovely, the only place keeping this motel together I would say.
I booked this motel for myself, a friend and her 6 month old baby, roughly 5 minutes after booking I discovered the motel hosts emergency housing (mental health and drug addiction) so requested to cancel the booking (this notice was given 3 weeks in advance of my booking) my request was declined. I tried to phone at least 10 times to talk further with the owner and only managed to speak with the manager, she was very understanding and passed on the owners email address. I reached out to the owner who never even bothered to reply to my email or message through booking.com I also opted for the “pay at property” option through booking.com but the owner decided to withdraw the money from my account immediately after I asked to canceled. It is painfully obvious that the owner has ZERO interest in running a professional motel where he/she receives repeat customers as they didn’t even have the energy to reply to an email nor the integrity to allow me to pay at the property rather than immediately after booking. The facilities are dated, the pool and “play area” is disgusting. I think the owner needs a good lesson in business ethics and professional. One positive was the cleanliness and current manager who is super down to earth and lovely. Do yourself a favour and book another Motel, people like this don’t deserve the clientele and customers and I am sure there are many motels in Napier with nice, hard working and professional owners.

This unit was very rundown and needed a makeover the toilet door didn’t close there was no catches on the window s in toilet or bathroom even when it said lock everything because it was being used for homeless families .the person sleeping in lounge area was awakened by someone outside her window and when it was open the curtains blew into kitchen n sink the shower area needed Maintenance as well the manager was lovely pleasant .she happily provided a chair as there was only two in unit and t,here were three of us .we stayed in better motel units on our holiday which were cheaper and far better maintained .I would never recommend this motel to anyone

We didn't like anything about this place. We didn't end up staying. This place had emergency housing tenants. The room was disgusting and dirty. One bed and the couch were broken.We were charged $340 for one night, when we said we didn't want to stay because it was unfit and absolutely not worth $340 we were refused a refund.
We didn't like: The condition of the room, the emergency housing, the cost of the room. Also that we were not able to get a refund for a room that was well below par and unfit for us to stay in.

I had booked a room for my family for a 4-night stay at the Spanish Lady Motel in Napier. Upon arrival on December 8th at around 5:30 pm, we were disappointed to find that the sheets on the beds were visibly soiled with yellow stains. Later, my daughter-in-law discovered a cockroach in the shower while she was bathing, which was highly unsettling. To make matters worse, when she lay down on the bed, she discovered that there were fleas present. My daughter-in-law is highly allergic to insects, so we were forced to spend the night with her sleeping on the sofa. The following morning, we packed our things and went to the reception to speak with the staff member, Sandie, and request a cancellation of our reservation. Sandie did not inspect the room and promised to request a refund from the hotel owner, though she was unable to get in touch with him. As of now, I am still waiting for my refund. When I finally spoke with Shariff, the owner of the Spanish Lady Motel, he claimed that my family brought the fleas into the room and later suggested that we had left a window open from where the fleas came through. It was a terrible experience, and I would not recommend staying at this motel. The Booking platform was also unable to assist in resolving the issue, leaving me with a loss of NZD$912.00, including the platform fee.

The Motel seems to be in the process of doing up some of the unit's painting etc, so some units weren't available. But parking was ample, the unit was cozy, was a cold day in Napier, and the heat pump was on. Being able to have an electric blanket on also was a bonus. Even though it's a bit dated, you could relax as it felt like home.
The Manager was accommodating, and friendly. Very helpful. I travel for work every week to Napier, unfortunately, the school holidays had booked out most of the accommodation. So I had to go looking.
The supermarket/ Shopping center was less than a block away and Kennedy drive takes you to the city. So very central. No road traffic noise, So it was perfect sleep. For a small family, value for money and location is perfect if you are on a budget. As mentioned prior, it's not the most flashy but it was comfortable and served its purpose.
Demo stuff lying around outside, old washing machines, Stains on the couch, and carpet/lino. But as mentioned, seems to be in the process of remodeling
