Staff were warm, helpful and welcoming at every point - a credit to the establishment. Location was excellent in a suburban garden setting. Lots of clean towels (but bed not straightened). Dressing gowns (but no hooks to hang them on anywhere). Welcome snacks, drinks & toiletries all appreciated.
The ‘deluxe suite’ was tired & inconveniently arranged. Settee blocked access to wardrobe that had no door handle. Only one bedside lamp and main lights can only be turned off outside the room. Large, well-equipped bathroom but double glass doors wouldn’t close as there is no inside handle. Small tiles missing & very sharp edges & corners on narrow shower entrance. No hooks anywhere. Decor mix of quirky, contemporary & irritating - only small dressing table & mirror blocked by huge vase of outdated artificial flowers. Badly in need of redecorating - paintwork in poor and dirty state on windows and walls. It is a vintage building but it is poorly maintained with little attention to detail. The Villa is really a restaurant with B & B style rooms, not a luxury hotel as it claims. It is a pleasant place to stay, with nice but not exceptional food, but is really overpriced in its current condition. With better attention to detail and proper maintenance it could be really special as it seems to have been in the past.

Dusty bedroom floors, someone else's hair on bedlinen, clogged bathroom sink, worn out towels, heating not functioning in one bedroom.

- 20 min walking from Leiden Centraal
- Very spacious room with private jacuzzi and sauna
- Staff was friendly and tried to make up for poor maintenance/upkeep
- Maintenance came to fix the tv before my checkin and left a bunch of unnecessary things in the room
- Maintenance also seemed to have eaten on the table in the living room, leaving crumbs there, a coffee cup with coffee in it in the cupboard and a jar of eaten cookies (which I assume should have been for me) -> the staff offered a bottle of wine because of the inconvenience
- The staff had to come and move a cupboard to restart the electricity as the lights in the bathroom were not working
- There are candles you can lit up in the room, but they were mostly already exhausted: they should have been picked up and replaced
- Windows were not clean
- There was dust on several secondary objects
- Breakfast was expensive (19,50) and sub-par
I really had no intention to spend my time complaining there, so I went ahead and cleaned myself. However the price was in no way justified.
Unfortunately, I cannot recommend this place.

A small and charming place with the care of very professional and friendly staff. Easy to park the car at a nearby parking lot. Very good communication before arrival. The room with all the extras and a filled mini bar. Breakfast served at the table, a rare treat.
The decoration of the room is a bit too busy. The mattress is very soft, I would have preferred firmer.

Friendly staff. Large, cosy, clean room. Beautifully decorated, has nice ambience. Great location, has restaurant as well even though personally i did not appreciate 2.5h long dinner..But nice to have a choice. Overall superb place.
Would be nice if we were able to regulate room temperature ourselves since one day was too cold, another too hot. And i don’t think carpet under bed was vacuumed for the past few months…

We didn't eat breakfast in the hotel - there were many lovely bakeries nearby.
The restaurant and food was too formal for our kids.
We had a washing machine - but no clothes airer for drying the clothes?
This was difficult to translate to the reception, also although there was a beautiful fitted kitchen - there were no plates and very little cutlery? It would have better to have these items stocked, Again i had to ask at reception for the basics.
The furniture was stylish and the mini bar tempting but we would have preferred none of these and more attention to our needs as a family.

we’ve stayed here a couple of times. the location is perfect for us as it is on walking distance of were we need to be.
the breakfast is wonderful
like i said we’ve stayed here a couple of times over the years. And nothing has changed really. we won’t return as it’s going downhill i.m.o. It’s old. the AC leaked on the floor. Our room had a cassette player, seriously.
The worst experience however was in the evening when we returned at the hotel. We always love to have a drink before going to bed. so we entered the hotel bar and were welcomed by a drunk guy with a big mouth escorting us out of the bar to the reception desk as an unwelcome guest. The people in the bar were described as regular bar guests.
in that case I’m wondering do you want to run a bar or a hotel.

Nice, pleasant and comfortable accommodation.
The kitchen is equipped with all appliances (but basic things need to be added, e.g. dishes).
The public electric car charger is directly in front of the accommodation on the street.

The authentic character of the hotel is amazing, as is its location. The kitchen and bar are the reason to come here.
Operationally things have gone downhill over the last 10+ years, likely due to overall inexperience in hospitality. Simple things, like non-working bathroom lights and work-men walking in & out of our room unannounced, would not have happened in the past.
Also make sure to tell the staff if you are staying out late in the evening. We returned at 23h30 to find the hotel in the dark, without any doors open and no one there to let us in or answer the phone. Some exploring around the back by garbage bins got us to an open window, and we were able to crawl through it into the kitchen and find our way to the room. Without that open window, we would have been camping in their (lovely) garden.

Charming hotel, with unusual and interesting quirky corners, it is luxurious and unique. The atmosphere is very relaxed, and the staff want to make your stay enjoyable. It is a little way from the city centre, in a quiet neighbourhood. If you want somewhere a little bit special, do consider this hotel.

A cozy hotel with beautiful garden and an excellent restaurant.
We booked the apartment and missed a cozy sofa. There is an enormous dinner table but no kitchen, so a cozy sofa would be the better alternative here.
