This is our 11th stay to Rosemary Beach and our first in this unit. It was perfect. With two kids, it was roomy, comfortable, an easy walk to the beach, and a great surprise to watch them play on the green space from the balcony in the evenings. Everything was well appointed and clean. Hair driers, washer/drier, a small fan, and even a pack n play if you need it. My husband is picky about two things: a comfy bed and a modern sound/tv system and this one went above and beyond! We’ve stayed in a lot of RB properties, and this is by far the best if you need a little more room but don’t need a big house. Service and communication was great too.

Overall a nice place but the lack of area information and use of amenities was not very good. Dishwasher wasn’t stable and almost fell inside cabinet before using. No sheets were provided for the fold out sofa nor enough towels provided for guest. After texting with rental office they did get someone right over. Also, The bikes could never be accessed b/c the code didn’t work. After two days of trying and not getting the correct code we gave up!!

This was my family’s first stay in Rosemary and this condo was a fabulous first time rental! It was convenient to everything, clean, equipped with most everything we needed and very easy to utilize. Thank you for sharing your beautiful home with my family! We had a blast!!

This property was nice and clean but we had some issues. When we arrived it was late (11:30 pm) as our flight was delayed 5 hours. We arrived to the property and the code did not work on the door. I called the number provided and was given another code which also did not work. After about 20 minutes and having to walk to the other side of the property to go to the other door, we finally got in. The property listed 2 bikes but the combo provided did not work. Texted the property manager but no reply. We never got to use the bikes. Other issues:
Ice maker did not work (had to buy ice)
Back patio door did not lock
Only one roll of paper towels (had to purchase more)
Only two rolls of toilet paper (had to purchase more)
We had nice family time but there were some concerns as noted.

The Beach Pass Flat was perfect for the five of us for our 3 day stay in Rosemary. It was beautifully appointed, super clean, and had everything we needed. Truly a 7-8 min bike ride to the walkovers, nearest pool 2min walk. We ranged in age from 8-82 and we all loved it.

We really enjoyed the sweet little cottage for myself, my girlfriend and my daughter and her girlfriend on a birthday girls trip. The only negative is that this property is booked through 30 a luxury vacations and they are located off the beaten path and don’t offer any shuttles or transportation for storing luggage before check-in and after the early check out. We had to drag our bags around for a 20 minute walk to get to our cottage, on the way there and then to leave we had to drag our bags around Rosemary with us because we had to check out at 10 AM. I wish they had a more convenient office location or offered a shuttle service.

The Flat was beautiful, well laid out and spotless. 30A Luxury was outstanding to work with and texted almost daily to see how we were doing and if we needed anything. I can't say enough about how great the service was for us. I will highly recommend 30A and the resort. We could walk most every where we want to go. We loved the beach, pools and surrounding areas with plenty of shopping. We were able to do Boot Camp and I was able to run with my son. Gallions, Old Florida Fish House, Pescado, Bud & Alleys, The Citizen and The Pearl Roof Top dining were all incredible and would highly recommend. Thanks for a great, family vacation!

August get away
The property was pristine and beautifully decorated! I stayed with my husband for a week. The neighborhood is gorgeous with many upscale shops and restaurants. The beaches are stunning. We found riding bikes from the property to the beach was easy as the walk was about 10 minutes. The only 2 downsides the whole week was losing our Wifi and ordering an umbrella that was never delivered. I reached out to the property manager about the Wifi and was told they'd send someone over that same day. No one showed and Wifi was never fixed. We rented a beach umbrella from the rental company management suggested, paid $50 for it and it never showed up. We have yet to be reimbursed.
We would definitely stay at the property again if we travelled again without our 3 kids. Rosemary Beach is a bit too quiet and upscale for a visit with our 13, 11, and 10 year old kids.

Very nice place
The property was nicely decorated, decent location, well stocked (mostly) and the owner/manager was responsive. It was very clean and comfortable. It could use a few things like salt & pepper, some beach chairs and umbrella. I would stay there again, and it worked well for my family. My only complaint is that there was some significant construction occurring right outside the balcony, and it was loud and disruptive. It seems wrong to not tell people and to knock off some of the price for that inconvenience.
