Very spacious, can’t beat the view. Place needs a little TLC but owner was very communicative and responsive to all my inquiries. Issues did not affect the experience of staying in the home. We didn’t have time to use all the beach toys but there are plenty for guests to use.

beautiful property, perfect for four old men who have been coming to RP together for at least 30 years. Good location, close to town and ocean. front. It would have rated a perfect 5 had the propane grill not been problematic and the kitchen cabinet door been attached to its hinges. The internet connectivity was perfect throughout the house. Reading at night was difficult as ceiling lights were not bright enough. When we return I'll bring a reading light and an extension cord so I can read in bed or in the living room.

This property was gorgeous! When you open the front door, you are immediately taken back by the beautiful view. Very spacious open concept kitchen /great room. The bedrooms were comfortable with ample storage. Plenty of beach accessories provided by the owner. Definately recommend!!

Pros: When you walk into the house you see the ocean from the huge picture window facing the beach. It was amazing to sit at the dining table and feel like you were outside but in the cool AC. We went in July and the heat, mosquitos, and humidity were brutal. Juan also has a garage full of beach toys, everything that you could ever want is in there, including life jackets for kids and adults. This was really helpful when the waves were rough. Juan was very responsive when we had a few issues pop up with the house. Cons: This beach area in las conchas is very rocky. There are huge rocks/reef as soon as you are trying to enter the water so make sure to bring water shoes. Once you get into the ocean and go a few yards in the sand is smooth so it gets better. The location of the house is a lot more rural than we thought it was gonna be. Just be prepared to drive 10-20 minutes to go to restaurants or the grocery store. Overall it was a great time, and would definitely rent from Juan again.

I come down to Rocky Point a few times a year with friends, but this was my first time booking the place myself for a family girls trip. Juan and his beach home did not disappoint. When the reviews say there are lots of toys, supplies, etc. in the garage; they mean do not waste space in your car bringing your own sand toys, beach chairs, kayaks, or beach umbrella. The large canopy in the garage was broken, but the beach umbrella worked great. We did have a sewage smell start on our last night, but Juan said running the water awhile will fix that. The wifi worked great, making it easy to contact Juan even without phone service. The home is close enough to town and a Pemex station to make quick runs, but far enough away to have a more relaxed and secluded beach. The only downfalls were the walk up the sandy hill from the beach to the house (quite a workout), and the small difference in the patio tile heights. One person in our party twisted an ankle on it, and we were aware it was there, so be careful.

Great stay as always! Plenty of room for 3 families. House has everything you need and the owner responds quickly to any questions! Only complaint is the tiny little step/lip that the adults and kids kept tripping over 😂 our massage lady actually fell and had to go to hospital so watch your step!

Our family of seven had a comfortable, relaxing stay in Juan’s lovely home in Las Conchas. Juan was excellent in communicating and providing all of the necessities for our stay. We hope to book there for future stays.

First of all the location was not difficult to find. The owner (Mr. Rocha) was very attentive with us and all it took was a phone call and problem solved. The house interior/exterior was very clean and very comfortable. We spent the majority of our time on the beach and all I can say that the portion south of the beach from his house location is not rocky but very sandy and very comfortable. We expect to rent his house in the near future which made our mini vacation an unforgettable time.

Stunning Beautiful House! Pictures do not do it justice. Each room has a bathroom ideal for girlfriends weekend trip. House very well stocked with everything you needed. Plenty of beach equipment chairs, umbrellas we enjoyed on the beach. We even found a kite we enjoyed flying on the beach We will definitely say here again! Thank you Juan!

The place was great. Modern, comfortable, lots of toys and good utensils. Will rent again. However, it would be good to have a railing on the stairs (for old people) and one bathroom with a grab bar.. Another issue was the little step down on the patijo. Hard to see it and caused tripping. Some painters tape to indicate the uneven step might be good. One light bulb out in the red bedroom. We had a great time and found it very comfortable.

Our group had a great stay for spring break. The home is beachfront however there is a steep set of stairs to get down to the beach. The location is quiet and beautiful. Juan provided all the necessities.

This was a wonderful spot for a little getaway for our family. The modern house was extremely clean and comfortable. It had a beautiful porch over looking the ocean for lounging, reading, playing games, and eating. Juan was great to work with and communicated everything we needed to know.

modern home with great set up- each bedroom has its own bathroom. beautiful windows across the entire back of home. close trip to go into town. The oven is not in great shape- you cannot move the rack. The steps down to the beach have errosion issue- you have to step on some cinder blocks very carefully to get to the beach. - not recommended for anyone with mobility concerns. there is also a 3/4" lip in the middle of the patio that is a tripping hazard. nice outdoor shower and lots of beach gear.

The entire house is really nice. Newer construction with a modern style of architecture inside. Very clean and not worn like many houses in las conchas. Towels etc were provided. The four of us had our own bedroom. Three with dedicated restroom and the fourth right outside the room but served any guests. Kitchen equipment was newer along with anything you need. Use of garage was great. We didn’t use them but has washer and dryer. All beach stuff in garage for use. Big plus.

We loved staying at this beach home! Modern, beautiful views, walk out to beach, quiet community! We would definitely love to stay here again.

This property is on the beach and in perfect condition. You cannot find a better home in Las Conchas!

This modern house has everything including wonder access to the water.

Bed Sheets were not washed at all, we washed them ourselves. Toilet was not cleaned thoroughly, they had brown stains on the bottom of the lid near the hinges. The house cleaners leave things from other families that have stayed before like medicine and insulin in the fridge. A-lot of awkward random personal items just thrown in closets.

Juan was a wonderful host. He made you feel at home in his house with so many extras in the garage at your disposal! The house is beyond beautiful, clean, and sits in a beautiful stretch on beach! Any question or issue that comes up Juan is quick to answer. The outdoor shower didn’t work so we sadly tracked in more sand than we wanted to and there wasn’t good cleaning tools, but we made due. Vendors that did come by were curtious and not pushy. We felt very safe and it was easy to get to town for groceries. It was definitely worth every minute!

This house is amazing a definite most rent and looks better in person than pictures. The beach is only steps away, plenty of toys/chairs/fully stocked! Beautiful house we’ve stayed at and we have been coming to this area for the past 6 or so years. We will definitely be back! Thanks Juan.

This was our first time staying at a different house in last conchas for many year now, and i got to say this house is really beautiful. Everything worked properly, house was spotless, and had many water toys. Better than all that is Juan the owner, who's very communicatuve and willing to help out in some of our requests. Will definitely be coming back.

First of all… don’t look any further! This is the home for you! The beautiful property sat right on the beach front. The beach was not a busy beach so we really had our own beach with no disruptions. All the neighbors were also very friendly and really made the stay quite enjoyable. Walking into the home was breathtaking… all the rooms where evenly spaced and each room had their own ac so we kept it cool from the humidity from outside. Showers and beds were nice and we had all the amenities you would want. The kitchen and living area was phenomenal! The windows looking out from kitchen were beautiful, you could see all the ocean action from just your living room! The patio is where we resided most of our time and of course the beach! There was even a shower to wash your feet coming in from the beach down below by the stairs to the beach!Juan the owner explained to us we could use any of the beach toys he had in the garage! Let me tell you you don’t need to bring a thing he had it all!! He had kayaks, sand toys, beach snorkels, tarps,water shoes, buckets for seashell collections and more!!! Last, I must explain that Juan the owner was the absolute BEST Vrbo we have ever stayed at!Juan helped us days before the trip answering any questions I had to make the trip ahead easier! He definitely made our stay more pleasent and even helped us find the home when we were driving in Mexico! He was so responsive and gave us all the details on where to eat and what we could do! I want to thank him so much for making this stay such an amazing one and really helping us at any giving moment! Once again look no further you will have everything at your fingertips! I will definitely recommend to future friends whom want to venture to Rocky point… and for sure we will be back!!! A++++++++
