We had a fun week over Christmas and New Years!! Weather was good, saw several dolphins. We definitely enjoyed ourselves! I was nervous about the cleanliness of the condo and whether there would be bugs/roaches based on recent reviews. Happy to say we didn’t see any, however the whole condo could benefit from a good deep clean

We had a wonderful stay with plenty of room for everyone in our condo. The buildings pool and hot tub were wonderful and my daughter and I loved having Starbucks just downstairs. My husband and his friend participated in the Ironman and our location was nice and close. Overall we loved our stay and would definitely stay again.

We had read earlier reviews and had some concerns however when we arrived it was very clean and well maintained there were no issues with bugs of any kind or anything else needing the manager's attention during our stay. We enjoyed the private hot tub on the balcony. The resort has great amenities Starbucks, A Sky Bar, a Snack Bar 3 very nice pools and a huge beach area. We booked due to initial reviews,location, and price. After booking the true reviews began coming in. They were saying cockroaches everywhere, mold, dirty, etc. once we saw these I emailed the condo, with no reply. After a week with no response, my fiancé called to ask about the conditions of the condo.She inquired about the mold, the cockroaches, and the comments of it being dirty. We were assured all things have been corrected, and there would be no issues. We kept the booking giving them the benefit of doubt, reading responses saying they weren’t German cockroaches they were Palmetto bugs/water bugs, but I assure you THEY ARE COCKROACHES. We went an extra step and purchased bug spray and “roach motels”. They were placed throughout the condo, but it didn’t help. We washed every dish before we used it, and after placing in the dishwasher in hopes it would remain sanitary. Well that didn’t work either, as cockroaches would get in there as well. With all of that being said, NO FOOD WAS LEFT OUT, counters wiped and trash taken daily, but the numbers increased. The floors ARE DIRTY, we had to run multiple empty loads in the washer of bleach, laundry detergent, and hot water in order to have it clean enough to wash clothes. The sliding door in living room began to come apart. Photos were sent to the condo manager. Mold/mildew in tubs, leak on ceiling in pantry. Bed in master is BAD!!! To top it off fire alarm was set off, but no alarm sounded(family notified us) DO NOT STAY!

We ended up cleaning the room ourselves before we unpacked. We also found a few roaches in our room however you could tell they were trying to fix the problem as there were traps out. The pictures online are a bit deceiving the main bedroom and shower does not decorative shower curtain as pictures. The sliding door in the living room doesn’t shut all the way leaving a decent size gap causing a warm draft to come in all day. The other complaint is which is out of the scope of what the owners can do to fix but it would have been nice to know that the boardwalk to the beach has a few stairs making it hard to pull beach wagons from our room to the beach. We did like the layout of the room a lot it provided each couple their own space with a bathroom so we could all get ready for the day without being on top of each other.

We stayed at this unit just last week for our family vacation. We had 3 children sleeping in pack N plays and two other young children. 6 adults for a total of 3 young families. Let me tell you, this condo is just so great for families! The entire place is all around super family friendly. Each family had our own bedroom and bathroom plus there was an extra bathroom in the hallway to share. Two bedrooms have walk in closets that easily fit a pack n play and the other room’s bathroom is big enough to fit a pack n play. The condo had two balconies and a big open living room. It was so beautiful. The kids pool area is so great and the beach is easily accessible. You will do some walking back and forth to the pool or parking garage from the condo but I honestly think that’s anywhere. I read to be prepared about the elevators being slow but we honestly had no issues with elevators during our stay. We loved it, had so much fun, and are ready to come back! We also were there when a hurricane was hitting a little further south but before we knew where it was going to hit we were worried about what to expect and the contact person for our stay that was provided to me was so quick to respond and very helpful with any questions I had while we were there. No complaints. Loved it so much!

The location of this condo is great. When we arrived to the condo we found roaches in most the the cabinets, drawers in the kitchen. On the countertops, on the refrigerator and the sink. I know you will have some bugs at the beach but this was ridiculous. Spent our frist day and half cleaning the place. Food crumbs all over the kitchen, in the cabinets and drawers. Doubt they clean the place. The ice maker didnt work. The toilet in the half bath was also broken, the faucet in the kitchen was about to fall off . When I reached out to maintenance they contacted us back the next day. They fixed the toilet and the kitchen faucet, then didnt turn the water back in for the dishwasher. Luckily my husband was able to fix that. They did nothing about the bugs, they said we would have to send pictures of the bugs to themWe did reply numerous times with pictures and no reply. I emailed every day about and callled the number provided. The day before we left they sent a email that they needed a room number and the name of the resort, they had that info each time i emiled and called. We ended up at lowes and bought stuff for the roaches. Unfortunately its so infested it didnt help much. Now we are currently having to set off a roach bomb in our garage so that we dont have them at home. Totally disappointed in the condo will not ever stay at this place again. Ended up costing us much more money than we intended to having to eat out most meals and buying cleaning and bug supplies.

The condo was so dirty when we checked in that we had to wear shoes or our feet turned black. The walls were scuffed, mold was in the pantry causing the paint to peel off the ceiling, mold in the washing machine, one of the bed frames was broken, the air conditioning went out in one of the rooms, there were cockroaches in the kitchen. I tried 2 different forms of communication to have something done about the cockroaches and nothing was said back to me. Completely unhappy with our stay.

My only complaint is the king bed on the left as you come in the door needs attention ASAP. It is almost broken down.

Things need to be cleaned. Fans dirty, baseboards dirty, refrigerator dirty, doors dirty, front door needs painting, faucet in kitchen needs fixed, the shower curtain hangers are rusting, furniture in need of updating, master bed not comfortable, bugs were in the unit. Too much money for dirty unit.

I will start with the positive things about this unit before I start in on the problems. Emerald Beach is a large resort with several amenities. The condo itself is a nice size and the bedrooms are large with large closets. Now if you haven’t ever visited Emerald Beach before I think it’s important to note that getting from the parking deck to the condo requires you take 3 different elevators. Multiple elevators were not working on 4th of July week. Once we got to our condo we get to the door of the unit and it’s filthy with black dirt or mold all over it. Then we entered the condo and the floors were filthy and the baseboards looked like they haven’t ever been cleaned. We then walk out on our balcony and find cigarette butts and a clump of moldy food. It was disgusting. The housekeeping issues continued on. There was a used bar of soap in one of the showers, dirty dishes in the dishwasher, the dishes in the cupboards were also dirty and had dried food stuck on them. I messaged the property manager and the next day they sent someone to re-clean our unit. The cleaning lady spoke no English and only swept the floor and removed the cigarette butts and food from the balcony. I just bought gloves and cleaned myself after that. Two days later we opened the dishwasher and roaches came crawling out. We saw 4 roaches in this unit. Many other people have left reviews saying they had roaches too. I wouldn’t stay here again because the housekeeping isn’t up to par.

Great place and location. Whenever I had a problem I could called and it was taken care of. Highly recommend. Would stay again!

We loved the location, pools were great, beach access is great, having a on site snack place & Starbucks was wonderful. Nice size bedrooms. One of the mattresses in the double queen room really needs to be replaced, the others were very comfortable. The only issue I really had was that we saw roaches in the condo and in the resort. I did not like that. I also had to report a missing wrist band when we arrived (there were only 11) Overall we had a wonderful stay

We had a super stay! Love the location. Rental is very spacious and in good working order. Beach was beautiful. We hope to come back soon!!! Will recommend!

We enjoyed our stay at Emerald Beach Resort. We had 3 bedrooms and 3 1/2 baths which was perfect for the two of us, our two children and their spouses, and our 5 month old granddaughter. I loved the separate balconies—one off the living area, and one off the master bedroom. The bathrooms were spacious, the view spectacular. Access to the beach was very convenient. The only negative aspects were that my daughter’s bare feet were dirty after walking on the tile floors soon after we arrived, the coffee pot had not been cleaned so we had to clean it inside and out before we could use it, and I did find one crawling bug, which resembled a roach on the kitchen counter the first night we arrived. I was in a panic, but it’s the only bug we saw the entire time and I’m not positive it was a roach. The outside entrance door was pretty rough looking, but just needs to be painted.

1634 Emerald beach club was a gulf front three bedroom. The check in process was good! The room was fairly clean but still needed a deep clean. The fans were dirty! The remotes for fans needed new batteries which we bought. The tv remotes needed new batteries which we bought. The kitchen sink faucet was loose which we tightened. Otherwise as described. I did call the number given about the above remote issues but no one ever came. The sink stops in bathrooms and kitchen were broke as well. The parking passes were in room. The resort asks to wear wristbands. If lost will charge $25, but the note on box says $20.00. They don’t fit all wrists. In my opinion they should be free of charge. Other then that the resort was fine! Great trip.

This place was great for our large group staying in FL over Spring Break. There was plenty of room for people to hang out and have quiet space. It was very clean and well-kept. Great view, a great location. Would definitely stay the again. :)

We reported it immediately. The management opened a ticket but maintenance never came the entire week to work on the clog. Water backed into the dishwasher. We had to use the bathroom sink to wash dishes and etc. If you are scheduled to stay at this property, ask if maintenance has made the repair on the kitchen drain!

We went for our kids' Fall Break this year with grandparents and this place was great! Plenty of space for all the adults. We loved that each bedroom had its own bathroom. The view was beautiful. Definitely would like to return again next year and stay again.

The views are the first thing you will see and they are breath taking! The location was central to many things to do. There was lots of space in the room. We had 8 people and could have easily had more with the space. Updated appliances and the washer/dryer was a great bonus. Rooms are also very large. Communication with the property owner was also very quick and helpful. Would definitely recommend and stay again ourselves.

Great layout and plenty of room for our whole family. We had a great stay. Would recommend this unit to anyone.

The condo was fairly clean until we saw roaches. Nobody ever came to spray or anything. Good thing my family and I have our homes sprayed monthly. Also the second air conditioning did not work and it took 3 days to fix. Bedrooms were so hot and nobody got a good night's sleep. My 4 yr old grandson had to d.go to the emergency room. He has asthma and he had trouble breathing in the heat. Of course it was a very hot week. The kitchen faucet was about to fall off but I will say they fixed it right away. The elevators were a nightmare. Only one worked most of the time out of 4 so we spent alot of time waiting. We were on the 16 floor and the stairs just wouldn't do. The washing machine was molded and left black crap on the clothes. Mostly used it for towels after that. The beds were uncomfortable. It wasn't very clean as the refrigerator had a horrible stink and the freezer had black stuff all in it! It certainly wasn't worth $5400 for a week. We've been coming to PCB for many years and the only reason we chose this place was we needed 3 parking spots and our usual changed it from three to two. We had a 3 bedroom. The beach was so crowded and you could hardly get a place to sit. We love PCB and the Beach was Beautiful as usual! We didn't let these things ruin our trip but we will never return to Emerald beach.

We will absolutely stay here again. Our party consisted of (7) adults and we had plenty of room. Kitchen is well stocked. Perfect location to Peir Park, numerous restaurants and Walmart. The resort is clean and parking was easy in the garage. Condo was exactly what it looks like in pictures. The oceanfront views in living room and master bedroom with (2) large private balconies is spectacular!! Overall great condo and we had a fabulous time at Panama City Beach!!
