We loved our stay here. The staff were friendly, the place clean and aircon and fans worked well. Great view of beach from our room.

The space in the apartment and staff were exceptional.
The staff were cleaning every day.
There were very few utensils for eating and cooking.
Eg 2 large plates,2 cups, 2 knives,2 forks,2 small 2 large spoons. One very small frying pan and one small container. We asked for bowls and spoons for breakfast cereal and these were provided the following day.

Perfect stay for our last two nights on holiday. Staff soo friendly and welcoming and helpful. Rooms amazing with great view and 2 aircon units. Perfect location for the airport transfer which hotel provides for a small fee. Highly recommend. Just note there is no food or drink sold on the property but dining options are endless just outside on the Main Street all walkable

Great location, beautiful views of the beach. The staff were always so polite and helpful. My only other comment is on the slight lack of cooking utensils but with the amount of restaurants nearby we hardly used the kitchen anyway :) the apartments are a lovely size and very comfortable. Would love to stay here again

The apartment was very spacious with 2 well-functioning AC´s, washing machine, microwave, refrigerator and many other equipment. Everything in perfect, well-functioning condition. I really enjoyed my 9 day stay. The beach is right in front of the building, When I´m back in Negombo, I´ll stay here again.

I would have preferred if there for more dining options or even a vending machine in the property.

The beach residence is great in terms of price and location, the staff were friendly and it’s close to some great cafes and restaurants. The rooms are presentable but quite dirty. Everything needs a good scrub. Linens and towels and sofas had lots of stains and the lampshades were mouldy. It wouldn’t take much to get this hotel back on track, there is also a great rooftop restaurant but it seems to have closed.

This is an incredible hotel apartment facility right on the beach with large decks. Has kitchen complete with everything including a washing machine for laundry. You simply cannot find a better place in Negombo Beach to stay.

Manager Naseem was exceptionally excellent - caring and made us feel at home at the Beach Apartments. We also enjoyed sightseeing around the Negombo area including the lagoon which is close to the Beach Apartments.

Very clean apartment in a beautiful and scenic location. View of the sea from the balcony was awesome. Very well kept except a musty smell when I walked into the apartment due to non usage I think. But the rooms were spotless and bathroom extremely clean

I am a business traveller through out Asia and I stay at this hotel on every trip to Sri Lanka. On the beach with great balcony and swim pool it has everything. Spacious rooms with a complete kitchen I can cook meals in and it has a washer and dryer for doing my own laundry. The internet service which is important is exceptional. It is my home away from home when in Sri Lanka. From the manager down to the security guards just great helpful staff and restaurants and coffee shops are all within walking distance.I travel frequently and this is the first review I have given that absolutely has no negatives. Its is simply one of the best run establishments I have stayed in during my travels.

I booked seeing the roof top restaurant but when arried the restaurant was closed. Should say in advance if the restaurant was closed. This was an inconvenient. There was a church next to the property it was noisy.

A wonderful property on the beach with two separate balconies and views of the sea. Great living room; bedroom and kitchen. Security and staff were absolutely first rate. One of the best stays I have enjoyed.

We stayed 4 friends in the suite with 2 rooms. It was so nice to be able to cook our own food after a month as backpackers :))
The service was great, and we got everything we asked for. The beds were comfortable and the food in the restaurant was great!

It is not a gorgeous hotel. But hotel staff is very kind. Food is nice. They don’t have alcohol license. We should buy ourselves if we want.I had to leave before breakfast time and they prepared packed breakfast for us.

Service was excellent. The general standard of the hotel was barely 4*.
Breakfast was a standard English serving or a Sri Lankan variant, but no buffet.
The room was not soundproof, but rather the opposite as the bathrooms acted as amplifiers to surrounding noise. The hotel is located next to a church and as we stayed for Christmas it was impossile to sleep for more than 4-5 hours since the sounds from midnight mass and Christmas Day morning mass were very high.

We booked this hotel for 3 nights and already paid in full, but after arriving realized that place was not up to standards as it was advertised on internet. The staff was friendly, but not efficient in communication also they did not had enough staff. Lobby looked run down, not pleasant, we were not comfortable to eat at this place because restaurant area did not looked cleaned (due to having children, food safety and safety of our children was our first priority). Rooms looked ok and spacious, but swimming pool area was not cleaned. Our family had to looked for another place to stay as soon as possible and luckily found Jetwing Beach Hotel to check in. I will definitely not recommend this hotel to families with children.

Door to the bathroom was really heavy and you couldnt keep it open. It was designed to automatically close, so you couldn't get any aircon in there and it was super hot getting ready in it. Sunday morning there is mass held at the church next door, with bells rung and the whole thing blasted through a loud speaker starting at 5 am.

Very friendly, helpful staff. Room had a kitchen, which we didn't need, but can be very useful. Small workout room on top floor which is not expected in such a small hotel. Staff packed us a takeaway breakfast as we had to catch a flight a O - dark thirty.

Location is good right on the beach staff are nice and friendly but far to expensive!I had an accident on the beach and had a big splinter in my toe the staff could not get to the first aid box because it had a lock on it ! I dont understand why u would lock a first aid box

Hotel very clean. We had a suite which was modern and spacious. Location was right on the beach. Hotel had a medium sized pool which was clean and well presented. Staff were very helpful especially in arranging transport to and from.

This is a nice hotel and pool. Everything you need for a night or 2 on arrival or departure. We did not find the ocean inviting for a swin but a walk was fine. Has shops very close if you prefer to eat out. The restaurant food was very good. The lagoon tour we took was great in the late afternoon.

We were only there for 2 nights before our flight out from Colombo but it was a good hotel for that period. Food was not great but there are many choices for food along Lewis Place. 2 balconies, 2 air conditioners and 2 fans were all pretty special. Nice pool.
