The staff was quick to answer all questions and fixed an ac issue quickly

Beautiful property that sits right on Royal Street, which will take you through to Frenchman St. and the French Quarter easily. This was perfect because one of the Mardi Gras Parade routes went right in front of the property and I was able to watch it from the porch.
Note that you just use codes to access the room and that no one greets you upon check in.
I traveled here solo and felt safe walking around this neighborhood at night. Definitely always be cognizant of your surroundings, but this area was safe.
I recommend bringing earplugs and an eye mask if you stay here.
It feels more like you're staying in someone's home (which at some point this mansion was), so you can hear across the mansion. It was a bit painful trying to sleep with late night revelers who were talking into the early morning hours.
The room also had a window above the door to the hallway where the lights were always on, so it wasn't completely dark inside the room at night.

We truly enjoyed our stay here. For our first time visiting New Orleans, it was a must to stay somewhere that has that New Orleans charm and the Mansion on Royal did just that! We stayed in room #6 which is actually a newly renovated 2br with a loft that we absolutely loved. The location of the property was exceptional with Bourbon St and the French Quarter fairly close, but still a very quiet and cozy stay. We will be back!
We loved everything however, the water pressure in the shower was really low and unfortunately, we were not able to use the balcony as it was being renovated. I wish we were given a heads up about the work being done but nonetheless, still a great stay!

This is not a hotel, it's a palace. Of course, the name already suggests this. But many scruffy motels hotels are called King's Court or something, which means absolutely nothing. In this case, the place is really a mansion. Large staircase, a kitchen, an Agatha Christie style living room, back and side garden, porch with rocking chairs. It's almost a pity to go out! That said, I would advise you to do so anyway. And not just towards the crowded center. You can stroll down Royal Street for miles in any direction (try east!) and find many surprising and friendly, authentic sports or music bars, restaurants, breweries, coffee and breakfast places.
It's all automated, so you just open doors by code and rarely see any staff.

Lovely courtyard and front porch with rocking chairs. Clean, good size room. Quiet. Excellent location. Charm of an older building. Simple parking on the street.
We were in room #1. The light in the hallway is directly outside and makes it impossible to get the room remotely dark.

It was strange to me to have contactless registration, but it worked out fine. We were given codes to enter the facility and our room. It was within walking distance to the French Quarter and many restaurants.

The balcony was wonderful to sit out on and listen to the sounds of the Marigny. We were so close to the quarter and walked there and back easily. Also just far enough away to not be bothered by any late-night noises. The self check-in and check-out is delightful and the ambiance of the Maison is relaxed and comforting. The kitchen downstairs and open living room shared space is a lovely touch.
The plumbing is old doesn't have high pressure and makes some weird noises. The shower takes a while to get hot sometimes. There was a super loud trash pick-up at like 10 pm that was rather jarring to wake up to but I assume most people won't even be in their rooms at that time.

The hotel is very authentic, you will love seating on the porch walking people passing by the street, walking their dog, greeting their neighbour. Decoration is quite nice also, you can feel the years and the history of the place.
The customer service on site was okay, I didn't feel the Southern warmth though, the smiles were also missing. Maybe to invest on double glass window, the street and surroundings are calm, but maybe it will be the noise of the train, or some guy shouting that could wake you up.

I like the room and I like the area it was close to a lot of things.
I didn't like the ancient smell. Or the fact that the Flat screen was sooo small. It needs an elevator cause everyone can't walk up stairs. I didn't like the fact that the bathroom wasn't inside of the room. I feel like they turned a hall closet into a bathroom. And I wish that they would get colored sheets and bedding inside of white. And I don't like the fact that check in is at 4pm .

Clean Room in a good location at a good price. We had a room upstairs with access to the balcony. We liked hanging on the balcony with a cocktail and relaxing before night out.

I really liked the location, nice neighborhood feel and pretty close to the French Quarter by walking. There's a kitchen facility downstairs which is nice to have. There is some good charm with the age of the home. Nice courtyard space and front porch with rocking chairs.
The room had kind of a weird smell, not sure how to describe it besides that it was an off smell, and I seemed to start sneezing a lot after staying in there. Maybe the A/C needs to be inspected and cleaned out for potential mold. Apparently there is a hot tub but it looked very dirty and not usable. The bed seemed to sag more than it should in the middle. There was not really any luggage storage, much less a secure one, only a small closet under the stairs that was full of cleaning supplies and other things, so it really wasn't even usable. The lighting in the hall and the room was a very sterile white color. The sink had a very thin stream that splashes everywhere.

the property has a lot of character and is in a good location. I liked that it was fairly easy to find street parking.
It is different that there is no one “on property” to help you, you need to call a number for assistance. Also, not the property’s fault, but we had two tires stollen off our car the last night of our stay, which was a major bummer.

It's a really nice & chill place to stay in the Marigny.

it is an old Mansion home converted for hotel type stays. Old world feel with some modern amenities. on suite bathroom and nice balcony.
Balcony access was cryptic. limited accessible outlets. modern conversion was obvious but not worrisome. could use another interior refresh, outlets, bath walls. maybe also a guide to local delivery and accessible food establishments. Possibly better understanding of what the property has to offer and how to access them.

The location was excellent. The place was very clean.
The shower was just a stream. It took so long to get hot water that I really thought something was wrong or broken. I think there may have been mold in our room. The heat/ac unit was older and noisy.

House is beautiful. Bed and pillows were great. Manager responsive by email. Great breakfast place(Horn’s) a block away. Parking right in front. Loved the room and balcony access.
Hot tub was closed for maintenance. Could use more towels. Water pressure was very low. Unless room is serviced, I’d leave a coffee packet per day. No local tv.

The only redeeming thing about the hotel is the location. It's just close enough to downtown to walk to Bourbon St., yet far enough away that you avoid the crazy crowds and noise. The local neighborhood has some pretty good places to dine and drink. The locals in this area are a younger, hipster-type crowd that has led to an interesting variety of local businesses. I can honestly say that most of the stores in this area have reasonable prices compared to the rest of the city.
First off, it should be known that there is no staff present at this facility beyond the occasional cleaning person. At first, the idea of a hotel without staff seems like a novel idea but it became quite obvious that this is not a good arrangement in New Orleans. The exterior of the building has seen much better days and it's apparent that maintenance is reactionary and not proactive. The building looks interesting from online pictures but in person it's highly underwhelming. The interior is not much better. The furniture and amenities in the common areas are very basic and not what one comes to expect from a business in the hospitality industry. The theme stays the same for the rooms. The room I stayed in was furnished with a random collection of furniture that was not very useful and just made the place too crowded. In short, just about everything about the place seemed beat and maintained to minimal operating standards.
The problem came on my second day of the trip. While showering, a water leak occurred somewhere behind a wall and water began pooling in my room. We contacted the management via a posted phone number and reported the issue. We arranged with the management to be out of the room for the day while the problem was addressed. Upon our return in the evening, the problem was still present and no work had been done. No shower that night and it was unreasonable to call the staff as late as it was.
At some point later in the night, a group of people began shouting and causing a commotion in the common area. I expected this from a hotel in New Orleans but with no staff on scene, these people continued for a while. Given that this wasn't a problem for the police and my confidence in the staff was shot, we just dealt with it and got some sleep when it was over.
Long story short, you get what you pay for. This is a cheap hostel that provides the bare minimum and charges accordingly.

This guest house is stunning. Full of character and beauty. They have done such an incredible job preserving the original building while making it very accommodating for modern travel. The neighbourhood is gorgeous and quiet and only a stones throw away from the French quarter. The folk who run it are also wonderful company.
Everything was above and beyond.
