There is a stream right outside the condo that can be heard inside. It’s beautiful. The lake was great. The kids swam and had a great time. There is an air hose to blow up floats. The pool was great too. Everything is close by. Plume gauge is very close and mt Washington is a bit of a drive but no bad. The condo set up is great. I just wish it had been clearer about arriving at night. Also there’s no instructions at finding the office which is in recreation building. We had a great time.

Resort and location are great. Condo a little dated and in need of minor repairs, but nothing to detract from the overall experience. Was very roomy and comfortable. Had a great stay.

As always we had a fabulous time at Deer Park. Thanks Rich!

Overall a great vacation! The location is excellent - North Woodstock with ice cream parlors, breweries and several great restaurants is a short walk away, Lincoln is a quick drive, Loon with Lift services Mountain Biking and other family activities is just a bit further on. White Mountain National Forest is also minutes away.
Condo neighborhood is excellent, many amenities including on site swimming paddling pond, walking trails access to the Pemi for splashing or riding tubes in Cascade Park all walking distance from the unit.
The unit itself is quiet and spacious, with the river flowing just off the deck! Beds are comfortable and the kitchen is relatively well stocked for making family meals, though most pots and pans required a good scrub before use.. Only a few details that kept this from being a 5 star stay - the condo unit is a bit aged and some of the doors drawers etc, could use some maintenance or replacement.
Owner was helpful and responsive to questions or maintenance issues so overall the few minor annoyances were fine.
We would certainly stay here again the next time the greater Lincoln area is on the vacation radar!

32 step up is nothing after a hike mountains.

This is a great location in Lincoln and a dog friendly property. The owner was very friendly and responsive to questions. However it’s very outdated and in poor condition. The bottoms of the dresser drawers are falling out, the drawers in the kitchen are broken, the stools at the kitchen island are not useable and are unsafe. And worst of all the mattress in the master bed room is beyond used up. It was awful and should be replaced. After 2 nights my back was so stiff I had to skip my hike and head home. We were disappointed.

We were very pleased with the apartment and the beautiful and quiet campus.

All in all stay was very nice. Kitchen cabinet drawers and sink showing signs of age; but, other than that all was as expected. Very pleased.

Fantastic resort condos. Lots of amenities and walking distance to downtown Woodstock.

It was okeyish, the apartment lacked of simple stuff in the kitchen like salt and pepper. The towels were old and stained, it was pretty embarrassing when we went to the pool with those. Also the pillows were stained (yellow).
We did everything they asked for and more. (Which is not fair since we Paid a cleaning fee but whatever) Took all the sheets and towels and washed them, cleaned kitchen and bathrooms and vacuumed and still they charge me extra for cleaning. The master bed had a really tick memory foam that was imposible to sleep in because my husband and I kept rolling into each other, we decided to take it off and then it was fine.
Oh, and if you like to sleep in the dark this won’t do it for you, lots of light coming through the window.
Other than that, the view in the back was amazing and we were comfortable (2 adults and 6 kids).

Nice location for our hiking trip. There is a lake on the property for swimming, floating, kayaking, and/or paddle boarding. Just note you do need to bring your own equipment as the property does not have any to borrow/rent. It is a very nice area in walking distance to North Woodstock if you would like to go for souvenir shopping or ice cream. A few things could be updated to make the unit nicer, but for the price, location, and cleanliness it was great.

Deer Park itself is very nice, family oriented and has easy access to other areas outside the resort. The unit itself was not at all as described. The master bed mattress was old and sagged to the middle, the carpets were stained, had burn marks and are in need of a cleaning. The couch was stained, ripped in places and dirty. The dresser shown in the pictures is old and the drawers drop out as you opened them. The kitchen chairs kept coming apart as you moved them to sit down. In fact one was held together by duct tape. Some of the plastic plates covering the electrical outlets were missing or broken where little children could put their hands into. Linens and towels were old and some of the dishes in the cabinets had food stuck to them. We had to put all fthe glasses, etc into the dishwasher and clean any small appliance that we used. We would not return to this unit again.

This was a great place to stay - plenty of room, a lovely view from the back patio, full kitchen and washer/dryer in unit. This also serves as a great departure point for the many things to see and do in the White Mountains. Highly recommend.

Old uncomfortable furniture and beds. Inadequate lighting.. Broken appliances and kitchen faucet. Entryway into the building had trash and thousands of cobwebs. If this place was updated it could be nice.

Deer Park Resort is a family-friendly resort with lots of fun activities for everyone to enjoy. It’s location is fantastic- covenient to the highway access but along a nice river that you can walk along. The clubhouse offers a good variety of activities including an indoor pool & hot tub right next to the lake & beach. The set up of the condo is nice as well with open concept kitchen/dining/living space and 2 bedrooms and a bath on one side & the master with ensuite on the other. The condo is well stocked with extra towels, sheets and blankets and there is a washer/dryer right in the condo. The balcony off the back looks right out to the river which is really peaceful & nice! This is the second time we’ve stayed here to do a bunch of hiking in the white mountains and we are planning to go back to stay again.

Overall, great time. Everyone enjoyed the stay. Family hasn’t had a vacation in 20+ years. Great place to get together.

the property iteself was nice. It does not have ac and it was warm even in the begining of june but there are many fans. Issue is the pool and game room close at 730 which is too early for teens and I did not know that in advance. In addition the games in the gameroom cost additional money. The tv did not work despite the owners attempts to resolve. The evenings therefore were tough entertainmentwise.

Everything was as described, very comfortable and well equipped. We enjoyed our stay. The resort is very nice with a river running right behind the condo where kids were tubing. Would rent again

Wonderful to walk around the resort. Very close to most regional trail heads (~10 min). Place is very clean!

Check in was great , upon arrival some things were not working properly such as no lights in one bedroom, one bathroom fan not working and no shovel to clean out the fireplace, a chair with only two legs left on the balcony,. Messaged the owner but did not here back til the next afternoon. He sent the cleaner over with a light bulb and when I told her about the other issues she replied it was all working when she cleaned on Monday which was not very well as we found legos under the bed crumbs in the sofa and there was crumbs by the stove and the fireplace was not cleaned out from the last renter. Also pillows are so flat and the pillow cases stained . Despite these things we enjoyed our visit staying in and having an early Thanksgiving dinner with family we would not get to spend time with on the holiday.

Terrific location, unit had plenty of supplies, dishes, cooking ware, appliances. Loved the back porch. Nice layout of the living room. Happy it was pet-friendly. Main bedroom mattress was a bit odd, but not a deal breaker. Overall very nice place to stay.

We loved the location the three flights of stairs gave us all a bit of a workout. We had our family dog with us and she loved exploring all along the river. We all noticed there were a good amount of spider webs and spiders when going up and down the stairs thats why the 4 stars. We had everything we needed and loved sitting on the porch for coffee every morning and listening to the river.

Everything was fantastic, the place was very beautiful, the neighborhood was very quiet. The only thing we did not like was the beds, otherwise fantastic.

Loved this condo! It's in a great spot right in Lincoln, close to all the great attractions and shops. Roomy and cozy; my family of 4 were able to enjoy the porch overlooking the river and had plenty of room to hang out with each other or to disappear. I would definitely recommend this place. We didn't use the pool but i'm sure it's great, too.

Just returned from a week at the condo and had a great time. Completely enjoyable and would highly recommend to anyone. Went with teenagers and had a nice family vacation. We had more than enough room for all of us. Can't wait to return in the fall and again next summer. Don't want to give out too much, for fear of being booked up before us!

We just came back from a 3 night stay at this Deer Park unit. It was very clean and perfect for our family of six. The view from the deck of the Pemi River was great. We used the BBQ grill down at the lake and the kids loved the indoor pool, jacuzzi, and pool table. The resort was in a perfect location for activities but had the feel of being out in the wilderness, with mountains, trees and the lake providing seclusion. We can't wait to stay again.
Thanks to CeCe and Rich
