Quiet, friendly area, nice for walking after a day out.

House was perfect- well equipped (you've never seen so many spices in a kitchen!), big open space to relax, lovely deck with grill and space for everyone! Loved the outdoor shower too. Location was perfect as well. Easy drive to South Kingstown beach which has showers/ bathrooms/ even free sunscreen:). Or bike to Charlestown beach just a few miles away. Brad was very responsive to any questions we had.

We come to Rhode Island every year to vacation with friends and family. We were very happy with this house. It has enough room to accommodate all of us and our small dog. It has plenty of dinnerware and cookware as well as almost everything else you might need. It even has dog bowls and a dog bed. Brad is very easy to communicate with and he was very quick to fix a minor issue we encountered. We would definitely rent at this location again.

We have a big extended family with teenagers, adults, and young adults in their 20s, and this was a perfect roomy place for us. The neighbourhood was quiet, and communication with the owner was very good. We have beach access from another family member, so we didn't use the beach pass, so we can't speak to that. But everything else was all we could ask for.

The house was a great place to stay for our family. It was close to the beach and other activities in the area. Brad was helpful and easy to contact. We would stay there again.

House is renovated with really nice “Beach” decorations. It has a big family room downstairs with bedrooms for kids near by. Great washer and dryer. Bedrooms downstairs are perfect for small families or kids. There is a game table and great couch and TVs for lots of kids and family. Upstairs there are two nice bedrooms for the adults. 1 king and 1 queen room. Again nice couches in sitting areas and nice porch. Reasonably priced and close to all beaches and restaurants.

Quiet Neighborhood
We’ve been coming to Charlestown for over 30 years for family vacations and always gravitate toward the Charlestown Beach area for that small town feel.
The owner was quick and responsive via text. Very quiet dead end street with a good mix of rentals and local families. We always appreciate when a rental allows pets! The trees shade the deck area and yard nicely which made it feel much cooler.
The house has great space, large open floor plan on main level with enough room for every one to gather, sunny and bright due to skylights. Having ac, and a washer/drier made our stay in RI much more pleasant.
The downstairs was very damp and had a very strong mildew smell that was lessened by constantly running two dehumidifiers. Home has plenty of room but could use some TLC- the outdoor furniture especially. Overall the house itself was sufficient for our stay and we thank the owner.

This house has everything you could possibly need. Brad was super responsive from beginning to end. This was a much needed vacation after such a stressful year. Looking forward to booking this house again.

Great house for a family vacation!
We had a great stay at Brad’s home in South Kingstown. My family and I have stayed in this area every year since we were kids, and we needed a bigger house this year to fit our growing family. There was room for everyone and we thoroughly enjoyed our time here. The common areas were perfect for gathering, and eating together, and the outdoor shower was great (always one of our favorites rental features)! Thank you for your hospitality, Brad!!

Nice casual vacation spot
We had a nice week with family and really appreciated being able to bring our pup. The neighborhood was quiet and close to the beach and the area was beautiful.

Great family week
We completely enjoyed our week at Brad’s place. The house was very clean, roomy, comfortable. Loved the deck and the back yard w the fire pit. Gas grill was great! Beds were comfortable, plenty of room for our big family. Brad was very easy to communicate with. A note w a bottle of wine began out week!!

Plenty of Space & Close to Everything
Brad was an excellent host! He left detailed instructions and helpful notes about area restaurants, beaches, and other attractions, and was super responsive to my many questions. The place was clean and charmingly decorated and looked just as it did in the photos.
As a multi-generational family, we really appreciated the space in this house - perfect for teenagers who might want what amounts to a separate apartment located downstairs. I ended up having to work a bit, and that extra space afforded me peace and quiet when I needed it. Upstairs there is plenty of light and a spacious deck. The backyard gave us plenty of room for games and the fire pit is beautiful.
Just as advertised, this house is close to everything, minutes from several different types of beaches, comes with beach passes to one clean and pretty town beach, and is also minutes from local ponds to kayak or fish. The residential neighborhood & surrounding areas are great for biking (lots of flat roads).
We loved our experience at this house and hope to visit again next year.

Things I wish I knew before booking
The private beach is loaded with jelly fish, so do not try to swim here. Also there is no a/c in the bedrooms. Each living room has mini split installed and that is it! No central a/c. Bring fans as there was only one.

Fun family vacation spot
Our family (5 adults, 4 kids ages 4 to 8) had a great time in this house. The downstairs bunkbeds worked well for the kids and their was plenty of space. We enjoyed the deck and the kids played in yard. It was not walking distance to the beach for us but we drove to several nearby beaches and we enjoyed biking in the neighborhood. We would come again.

Vacation stay was wonderful. Weather cooperates and the house was everything described in the listing and was clean and comfortable. Brad (owner) was very responsive to any/all inquiries.

Excellent long weekend!
We stayed at Brads wonderful home for URI graduation weekend as an alternative to a hotel. It was so nice and in such a quiet, private neighborhood. The home was very clean and the space was decorated very well. We enjoyed the deck and spent our nights relaxing outside. If we ever land back in RI for any event, we will absolutely stay at Brad’s again!

Wonderful week in beautiful RI with family and friends
We had a wonderful week with family and friends in S. Kingston. The location was fabulous with great access to Rhode Island's beautiful beaches, restaurants, and shops. But what made this home exceptional was the care and attentiveness of Brad, our host. Brad responded quickly and efficiently to our every need and request. His attention to detail and desire to make our stay enjoyable and comfortable was second to none. He even provided a bottle of our favorite wine when we arrived! How did he know?! For all of these factors, this home deserves a 5-star rating. The only drawback or concern was the cleanliness which may have been unique to us as we realized that there had been an issue with the previous renter and his pets who had been there just before us. Brad did his best to correct these concerns to the best of his ability. We will all be happy to return next year!

Much needed getaway
We had a wonderful week at this lovely home in South Kingstown. Clean, quiet, roomy and comfortable for 5 adults and pups. Communication with Brad was great, and he left a great binder for house details and local attractions. Had beautiful days at the beach, a kayaking morning and many peaceful walk with our dogs. A wonderful experience!

Great house, lots of room
Very clean, well decorated house. Plenty of room for everyone to sleep (we had 8- all 19 or older) and not be on top of each other. Close to beaches, stores, etc. We would recommend and stay here again. Brad was always there if I had a question and quick to get back to me. We had an awesome time in RI and will be back.

Great beach week
Had a wonderful time staying in Brad’s spacious house! The open kitchen/living room was my favorite and the central air a huge plus after a hot day at the beach! Would recommend highly!

A great place . . .
We have been renting properties throughout the Charlestown/Green Hill area for almost 15years, since our kids were in diapers and had to pack everything but the kitchen sink. This property provided us with the extra space that we needed for 3 adult children and 3 children under 15. The downstairs is a great area and it allowed the older children with their own space - plenty of beds and another living room area with a TV and table and chairs (great for card games). The upstairs is just as great - very spacious, open floor plan. Beds were very comfortable. Air conditioning worked great. House is a little closer to Charlestown Beach than South Kingstown Beach, which is where the Beach Pass is for, so we went to both throughout the week.
The owner was only a text away and was quick to respond to any questions or needs we had. Overall, we enjoyed our week. We love Rhode Island.

A week at the beach with family
We had a fantastic week at Brad's home. The house was spacious, had everything we needed to have a really great week with family. The location was great as well. And to top it all off the tropical storm that was predicted to hit on our last day did not impact our day, just a little rain overnight.
I plan to share the details of this property to friends and family. It was a great time.

Great family home, minutes from beaches!
We had a great experience renting this property for a summer week with family. The check in process could not have been easier, the owners were incredibly responsive, the house was clean and exactly as advertised, and it’s located close to multiple beaches. We loved having the SK town beach pass, the fire pit was beautiful, there was plenty of parking, and the bedrooms were spacious enough for everyone in our party to sleep comfortably. We loved this property and the owners, and would absolutely recommend renting this property if you’re looking for a great place to stay that’s located conveniently to many southern RI things to do, but nestled into a quiet and safe neighborhood. Great house for a family
The house worked extremely well for our family group. The house was attractive & well equipped with 2 large bedrooms upstairs and lots of bunks down. The large deck was ideal for gathering & grilling. The yard was great for our college aged kids to play yard games and for our dog to run around. The street was quiet & safe enough for our 7 year old to ride his bike. The location is very convenient as a number of beaches and markets can be reached without going on the highway.

Great house for families!
Thom and Brad were super attentive and quick to respond to our questions. Their house is perfect for families! We vacationed with another family and the kids had both bedrooms and a living area in the basement to hang out in while the adults had the upstairs area. Having 2 bathrooms and an outdoor shower were great for a large group after returning from the beach. The kitchen was well- equipped- we were able to make a big lobster and seafood dinner with the pots and grill tools! The deck was wonderful to relax on with a great sitting area as well as table. Many homes we have rented on this area are more like cottages, but this was a well- furnished and tastefully decorated home. While we were there, a beautiful fire pit and pergola were installed!

Great vacation.
The property had everything we needed for a week's vacation for 4 adults and 2 dogs. . There were lots of extra touches which made it even more enjoyable. The house was clean, bright and airy. Brad and Thom quickly responded to any questions and were helpful and considerate in every way. We would definitely stay here again!

Fantastic Rental Property!
Our experience with the owners was excellent starting with our questions from day one and during our stay. Their response was very quick and they had nice suggestions for various things to do.
The property itself was lovely, extremely clean and spacious and nicely equipped. It very easily would handle sleeping a large family and friends. The access to the nearby beaches was easy and quick. The two indoor showers and one outdoor shower were perfect when returning from the beach and amazingly all had hot water throughout! Most of our other renting experiences ALWAYS ran out! And air conditioning which REALLY helps with sunburns!
The perk with this rental was being allowed to be able to bring our dog Rosie with us. It was her first experience with beaches and she loved it. Always plopping on the cool living room floor when we returned to sleep away!
We were very fortunate to have fantastic weather (one of which the life guard said was a 10 out of 10 day!)
We’ve been renting homes in the area each summer for the past 15 years and this is definitely one of our favorites. We highly advise renting this property from Thom and Brad but PLEASE leave us a week!

Lovely home, quiet area, great for kids
We recently stayed at this lovely home in order to get away from the hustle and bustle of everyday life and spend some time with our family friends to celebrate my husband's 40th birthday. Our group was 4 adults with five children ranging from 9 yrs old to 6 months.
The home was clean, nicely decorated (without many knick-knacks for small hands to poke around at 👍�) and had more than enough space for our two families. The kitchen was well stocked for our needs.
The bedrooms left us with many options for sleeping. The bunk beds were excellent especially with a full size under and twin on top. For parents with younger children, it was nice to have the option/space for an adult to join the kids if they needed reassurance in a new environment.
The owners, Thom and Brad, were quick to respond and easy to communicate with. Overall a great experience. We would certainly rent this home again.

Beautiful private home and property. Home was full of all the necessities of making my stay good.
Owners are very attentive, fixed the heat and grill issues over the phone. Only used the upper level of the home. The lower level had humidifier’s running so I closed the doors as to not hear them. Bright sunny home! Close to all the local attractions, restaurants and shopping. Pet friendly home too! Look forward to going back! Cheers!!

Amazing Labor Day Weekend
My friends and I had an awesome Labor Day weekend. Thom and Brad were accomodating and responsive. There was even a dog bed and dog bowl for our mini Aussie shepherd.
Their place is situated in a convenient location which is about 5 min from CVS, 10-15 minutes from beaches and supermarket and about 20-30 min from Newport. There are plenty of things to do nearby.
The house is clean, beautiful and spacious with multiple beds for all, 2 living/game room areas, deck furnished with patio furniture and a grill and a fire pit in the backyard with adirondack chairs.
I highly recommend this place!!
