Great location about 20 mins walk to Terminal 21 and also 25 mins from Pattaya North Bus Terminal.
The lady upgraded me to a big family room.
Room was spacious and floor was super clean.
Aircon was cold and the bed was comfy that I had a good sleep for 2 nights.
The owner had given a lot of information and sent me the Bus Schedule from Ekkamai Bangkok.
Wifi not so stable and sometimes the smart TV was not working well.

Eat my breakfast in the salon or in the balcony have a table with chair. Can by on the streets many food,fruit, vegetables...
The air-conditioned make noises and i am at the last floor the wi-fi is bad.

Good location. Very quiet. Nice large comfortable bed. Plenty of hot water in the shower. Plenty of restaurants and bars within walking distance. Beach road is only a 5 minute ride by baht bus. The living room furniture was comfortable. Big flat screen TV.
Occasionally there was noise and annoyances from the tenant next door.

The place is wonderful, there is an air condinioner! And it is quiet there, no roosters or bars shouting load outside. Location is good. Checkin process was super easy. Special thanks to the owner of the place, who was responding immediately to all questions, thanks for kindness and understanding to adjust the period of my stay.
You have to slam the door to close it. My neighbour was annoyed with that, so I felt uncomfortable and tried to close the door in a tenderer way as much as I could :) So this is the only area for improvement.

Loved the location! It's a perfect place to choose if you'd like to stay in the north of Pattaya: Nakluea road, Wongamat beach, numerous eateries and cafés, Terminal 21 shopping mall are within walking distance. A 7/11 convenience store and laundry are right next to the guesthouse.
Also, I'd like to note the friendly staff that promptly answered all our questions, fast internet in the apartment, spacious bedrooms and the bathroom, comfy beds, great aircon unit, and nice & quiet neighborhood.
The bathroom smelled like sewage.
There weren't any desks and chairs in the room, but we resolved this issue promptly, as there were some on the terrace.

Overall the experience is probably okay, if you stay for no more than a week. But if you intend to be there 2-3 weeks like i did, then look for another one.
- no cutlery at all, not even one spoon, had to buy my own. Maybe that's a cultural thing though.
- no proper table, chairs.
- ants, spiders were everywhere
- the bathroom is just bad, i couldn't even stand in the shower, it doesn't stretch that far
- no restaurants in the vicinity, need to walk distance for them

The apartment was in a quiet neighborhood away from road noise and bar noises. It is close to the baht bus routes so you can get to central Pattaya and the Terminal 21 mall in just a few minutes. Many restaurants and markets within walking distance. It's a good place to get away from the tourist traps but not too far away. The apartment was quite large and a good value. The kitchen was awesome. Many laundry facilities close by.

I liked the size of the room, the location was ok just a 3 minute walk to the main road to get on a songtaw. Spacious room, however, no cleaning was offered as it is an apartment not a hotel. Has a good size kitchen with cutlery for anyone wishing to cook.

Large Room with even larger European-style kitchen. While staying during the low season I had the whole top floor to myself. I was not bothered by anyone it was very relaxing.
Had some trouble arranging the room cleaning/towel change with the manager, but we sorted that out with no problem.

All in all. It was clean, the decor was nice and it was a large space. The lady working at the property was helpful.
It smelt like sewage the entire time we were there. There was no soap. No shower curtain. Bad smell in the bathroom. The key broke the first time we used it. The screen in the bed room fell out As soon as I moved it. No actual balcony like the picture. The picture over all are pretty misleading. Tv was not working. Not close to anything Except 7/11. The AC remote was disgusting. The landlord doesn’t reply Very loud neighbour hood noise. The fridge stunk and there was sand in the bed I wouldn’t recommend. See “ view” below
