About this house rental
Sited high on a secluded 13 acre wooded lot w/ 350+ feet of waterfront, this lovely lodge is ideal for family vacations, reunions with friends or hosting a party. The 40'x18' great room has two dining areas: both the 10 ft farm table and the 10 foot antique library table seat 12-14 each. Enjoy the panoramic view of the river from comfortable seating, fish or crab off the dock, build sandcastles on the shore (beach accessable at low tide), watch the resident osprey & eagles, read, listen to music or just relax. The kitchen, w/ 3 ovens and lots of counter space, accommodates many cooks. River House is located in Weems, 2 mi from Irvington, home of quaint cafes, fine restaurants, a winery & The Tides Inn and is 4 mi from charming Kilmarnock and White Stone with their antique centers, art studio, restaurants, museums, etc. There is a public boat launch nearby. Enjoy exploring the Northern Neck, so rich in history & revel in the gracious people who call this home. Come soothe your spirit by the magic of the Corrotoman.
Quiet and Secluded: The River House property is divided by a small private gravel road into two parts. 6+ acres on the river side with the house with a walk-way to the dock. The circular drive provides parking for numerous cars and the level yard is landscaped with many azaleas, camellias, laurel, bays, pines, magnolias and old growth trees. There is an Audubon Bird Sanctuary easement adjacent to the property. The 6+/- acres on the south side of the road is wooded with old paths throughout. The area roads are blacktopped and flat providing for an easy walk or bike ride.
Where Eagles Soar : The eagles are back, but they are sometimes eclipsed by the osprey who nest atop their nest in front of the house. The osprey come in March to hatch and raise their offspring in warm weather and then fly south in October. Bring your binoculars if you are a birder for there is much to turn your eyes skyward. Herds of deer roam this area and can often be seen on the lawn; however no hunting is allowed . Crabs are plentiful during season and can be caught in the crab trap provided or off the dock with string, bait and a crab net. Several large crab pots are available and fishing is pretty good too.

This property is EXACTLY what we were hoping it would be. It was equipped with everything you could possibly need for a great river trip (campfire stuff, boating, fishing, cookouts, etc). The yard was amazing. Our dogs had a great time chasing balls in the enormous sports field. Our kids played laser tag in the twilight. It is so close to both Kilmarnock and Irvington. The water off the dock was deep and amazing. No jellyfish! The sleeping arrangements were perfect. The kids went upstairs and we slept peacefully in the secluded master. And best of all, the wide open views of the water were just spectacular. Thanks so much for hosting us!

The photos are great but it doesn't beat the view once you arrive! We never wanted to leave... we even booked an extra night! Sunset cocktails, floating in the river, kayaking, and nightly dog swims were the best! We enjoyed cooking family dinners in the well-stocked kitchen and reading on the screened-in porch. The home has everything... just bring your toothbrush. Loved our time and the memories made with our family. Thank you for having us!

The rainy weather didn't dampen our group's enthusiasm or enjoyment of this wonderful house in a beautiful setting. The Middletons are very responsive hosts and always a pleasure to work with. Looking forward to staying here for our next golf outing.

This was the second time we have stayed here. We love that the property has a dock you can bring your boat to with deep water. The house is very spacious and has everything you could possibly need with both indoor and outdoor games. Love seeing all the wildlife including deer, wild turkeys, eagles, and lots of birds with the multiple bird feeders. We always use the kayaks and canoe as there are lots of cool places to paddle to, Close to Irvington, Kilmarnock, and White Stone. Discovered the Red Truck market in White Stone this trip with fabulous produce.

Three generations had a wonderful getaway and unplugged at this special spot. Children loved going on the dock and walking along the beach. The view is stunning and the proximity to Irvington was perfect. The home was cozy yet with plenty of space for 5 adults and 3 kids. Genevieve was a lovely hostess and we hope to return when it’s warmer!

We loved this place. One of the first things we noticed was that the house did not feel like a rental, but like someone's home. The house had plenty of room, was well stocked with anything we could possibly want and was in a beautiful setting. Genevieve was great to work with, was very kind, and communicated very well. We had a wonderful time and hope to be back.

We loved our stay , the property is just as listed. close to grocery, movie and Irvington. It is quiet and relaxing. The owners are responsive to all questions and the information they provide is through. We enjoyed kayaking on the river as well as crabbing. We look forward to returning.. our pup loved the large yard.

We brought our 24 foot boat to the property. The dock accommodated our boat with tie up cleats and plenty of depth. The vista from the house is incredible. You can even see the resident bald eagle wing by almost daily. Big rooms and well stocked with everything you need. Good nearby restaurants some accessible by boat.Tubing, fishing and boating were excellent. Lots of crabs! Owner is flexible and easy to communicate with. We'll be back.

The area is great for kayaking. Feels like a lake and plenty of creeks and beaches to explore. Area is nice for biking too. Took a 30 mile round trip ride to Windmill Point. Home is a short drive to Irvington and Kilmarnock. Would highly recommend.

Beautiful views and relaxing oasis
We had a wonderful time over the Thanksgiving holiday. The property is beautifully maintained and stocked. The owners were overly responsive, even to a late night email about WiFi.
Would absolutely return and enjoy the water in warmer months.

If you are looking for a comfortable, homey place with lovely views in the middle of the woods with the beauty of nature all around, this is the place for you. It is quiet, peaceful and the perfect place to get away from the world for a short time. Lost count of the number of bald eagles we saw over the river along with hawks, cranes, egrets and herons. We saw lizards, wild turkeys, deers. caught crabs and fished off the dock. It stormed one evening and the show put on by Mother Nature with the lightning making the river sparkle. It was an amazing sight. My husband and I along with our son and granddaughter and our Daisy had a lovely week.

Great house on the Rivah!
Great location, beautiful views, large house with all the amenities ever needed to enjoy a river vacation. My family enjoyed 5 days of fishing, crabbing, kayaking and swimming right off the dock. House sleeps 10+ easily. Big kitchen with more supplies than I even have at home. Host was very easy to work with. Recommend.

This was our third year staying at this great property for our golfing group. The owners are easy to work with and very responsive and the house has a beautiful view with lots of amenities. We're ready to go back next year!

Fun in the sun
Overall, we enjoyed our stay. Genevieve is very available and the access and location is good. We rented a boat at Yankee Point Marina and enjoyed a nice day out on the water. The outdoor spaces on the property are beautiful including the fire pit, outdoor seating, exterior screened porch and dock with benches. The interior needs attention. The master suite needs new mattresses that should be king size. You can feel the springs on this one. The bathrooms also need updating. Replacing a toilet seat that is white on a blue toilet just shows the lack of investment. The master toilet doesn't flush right and the 1970s shower/shower head is too short for a man that is over 6 ft tall. The bathrooms need a complete overhaul. Although the fully stocked everything is great, it tends to be cluttered. This place costs a bundle and the investments in the property should reflect the amount that you charge.

Perfect getaway!
We had a wonderful stay at the property! It has everything you need for a family to enjoy. There was tons of room for the children to run around, private beach, and privacy in a safe and quiet neighborhood. Genevieve was a pleasure to speak with, and provided helpful information regarding the local area. We all look forward to a return stay.

Nice getaway
We picked this property because of the view, and the availability of kayaks and a canoe. The river access was easy, the dock was nice and the sandy point beach area was a fun destination. The house is completely stocked (no need to bring toilet paper, soap, or basic kitchen staples). The water is pretty soft and tasted funny to us, so we drank bottled water. The rooms are really spacious. The house is a bit older, so there is some normal wear and tear, but it was clean. We really enjoyed the firepit and screened-in porch. The owners were completely responsive.

Perfect Thanksgiving
What a great getaway in the middle of all this craziness. Our family needed a beautiful location and comfortable house to get away from it all for Thanksgiving. Genevieve delivered. The house is comfortable and in a beautiful bluff on the river. The property is huge and much time was spent on the "soccer field" playing Bocce ball. The great hall saw many board games every night and was wonderful to sit and see the sunrise and beautiful sunsets. Overall, all we expected. Thank you.

Perfect Family Getaway
We thoroughly enjoyed our stay at this very well-appointed river house. The kitchen had everything we needed and was spacious with a huge island for food prep. There were two huge dining room tables, easily seating 14. The furniture in both the living room and secluded media room was super comfy...but we spent most of our down time in the rocking chairs of the the screened-in porch. The expansive river views from the living room and porch were lovely...picturesque sunsets every night. Plenty of equipment for boating and crabbing, and the kids loved fishing off the dock, We hope to be back soon!

Family Getaway
Excellent and accurate as described! The views are breathtaking, the house excellently appointed. We really needed nothing but food and, while we brought most of what we needed there are grocery stores and a few places to eat within 10 minutes. Perfect location! The house is remote and quiet, but conveniences right around the corner! The owners were excellent to work with as well. The dock was fantastic. We rented a boat for the week from Yankee Pointe Marina (also great to work with) and could not have had a better time!

Just what we all needed!
Wonderful retreat for our family of 8 and three generations and two dogs! We loved the outdoor spaces - decks, screened porch, fire pit, yard, woods, dock, river... The only recommendation I would make is to show a photo of the 40 natural steps down to the dock or indicate the distance to the dock. We had the impression that the river and dock were more easily accessible than it actually is... otherwise, everything about our stay was terrific and just what we all needed!

Gwenevieve was very informative about all there was to know about the house and area. The house was well stocked and had everything we needed. The only criticism would be that the house could’ve used a better cleaning prior to new guests. Overall though we thoroughly enjoyed our stay and the home!
