Ideally located in the heart of the picturesque village of Yarmouth, this semi-detached holiday cottage provides the perfect base from which to explore this beautiful Island. Yarmouth is famous for its sailing and fishing, and still retains all of its character and 'olde-worlde' style. There are a variety of inns, restaurants, shops and galleries within easy walking distance, with the promenade and pier adding extra charm. The islands stunning scenery offers a variety of routes for cyclists, walkers and outdoor enthusiasts with some of the best routes available directly from Yarmouth. There is also an excellent bus service which covers the island, and guests can walk from the ferry terminal to the property. Beach 0.5 mile. Shop, pub and restaurant 200 yards.

Off street parking ,pleasant garden near to shops and restaurants a clean comfortable cosy cottage what more could you possibly want, Ah ! just one more thing the Isle of Wight of course.

The cottage is very nice with a great location, lovely garden and very comfortable. A little quirky here and there which just adds to the charm. One minor issue is that the TV aerial needs looking at as some tv channels were missing. We left our car in the drive all week and explored the island by bus, boat and on foot.

Grove Cottage has bags of atmosphere and character. The room sizes are small and the stairs are very steep. Not a problem for us but our elderly Greyhound struggled. It was a delight to be so close to the town area and even better having parking. However, the parking space was compact and made worse by having what appeared to be two pointless raised planting areas that protruded into the space. Not a problem for a precise driver but could lead to body damage for the less confident.
The garden was large with adequate seating but the grass was a bit threadbear.
The kitchen is very small and can only effectively accommodate one person at a time unless you are very patient.
That said, apart from the planters I would not change anything as the character and charm would be lost.
Clearing the rubbish was a bit of a pain and the recycling we collected had no receptacle in the car park over the road, which was confusing.
I was surprised to not have access to BBC channels on the TV
For location alone I would stay again one day

Excellent location, parking difficult, garden needs attention. Stairs landing dodgy for elderly. Bathroom in strange place. No milk on arrival and only one dinner tray.

We have stayed at grove cottage a number of times. Each time we have found it a comfortable place to stay. The updates have all enhanced the cottage. We normally come September but this year tried March, whilst the weather wasn’t great it is still an excellent base for exploring the island and very handy for the ferry! Always feels like home.

We had a great Christmas holiday at Grove cottage. It was really cozy and warm. It was also really festive with decorations all around the house. Grove Cottage is compact but very comfortable. The bedrooms are spacious. As is the bathroom. The sitting room is warm and inviting. The kitchen is authentic and well equipped. We would love to come back in summer and make use of the outdoor space.

This was our 3rd stay at Grove Cottage, the cottage is old and quirky, based very conveniently for the pubs and restaurants in Yarmouth, there are plenty to choose from.
We had a couple of issues but these are being resolved and the owner has said that the furniture in the lounge will be replaced and we will hopefully return once the issues are addressed. The bed is probably the most comfortable holiday bed we have slept in. The garden is a peaceful haven to enjoy a meal or drink in.

Nostalgic comfortable cottage which was well equipped and spotlessly clean throughout. Very pretty garden which was fully enclosed for my little dog. Short walk to shops and excellent choice of eateries. Wonderful walks from doorstep. Only negative point was the very steep stairs had only one handrail and narrow landing from bedrooms had to be taken with care.

Yarmouth is a busy, lovely ferry town and Grove Cottage provides a haven within walking distance to the high street.
Having a parking space at the property is a real bonus and the garden is lovely for sitting in.

This was our third stay and we used to own a cottage in the High street of Yarmouth. As a member of the Royal Solent Yacht club this was a very convenient location. The cottage is charming, well equipped and comfortable. The condition was good as maintained by Leanne who provided us with a few essentials.
Would like to return again next year.

This little cottage is so full of charm, it is quirky and we love staying there. The garden is lovely to sit in and full of birds. The bed is one of the most comfortable holiday beds we have ever had. The cottage is situated within a few seconds walk of centre of Yarmouth, where there are plenty of pubs and cafes and a tea room. The off street parking is an added bonus. This is our second stay at Grove Cottage and we have already booked for next year.

Potentially a beautiful cottage
Grove Cottage is a beautiful historic building in historic Yarmouth. It appears to be a really old building with uneven floors etc, decorated in a lovely cottage-like way, with floral prints and some lovely old furniture, and retaining many old features. It has a beautiful cottage garden with roses & cottage garden flowers, secure for our dog and with plenty of good quality garden furniture, so that you can sit in the sun any time of day. However, the way it's being managed by the owner could be improved: The kitchen is full of lots of stuff from clearing maybe two whole houses, including good quality saucepans, but many essentials which are on the normal inventory for a holiday cottage were missing e.g. fairy liquid, bread bin, butter dish, table clothes, garlic press; the knives and potato peeler were really blunt - so take your own stuff guys! Not having any table clothes was the worst bit as we had to leave a £150 damages deposit so it was really stressful eating our meals on a beautiful historic table without a cloth. The welcome was a bit frosty - no welcome pack, and as well as the £150 deposit also a warning that you'd have to pay £25 if they found a single dog poo in the garden. So they asked you to check for existing poos on arrival - not a great start to the holiday! I tea tray with quality biscuits or cake would have been more welcome! You need to tell these owners that guests don't pay hundreds of pounds to have to go out & buy their own fairy liquid on arrival. Similar problems on departure: The cottage folder said the owners were only willing to supply one black rubbish bag and did not provide any recycling facilities, saying there were facilities "across the road". My husband couldn't find the recycling facilities, and there was no information about what the local authority recycled. In a hurry to leave we had to dump recycling in a street bin. The cleaner did a heroic job on such a cluttered place, I did find one really greasy frying pan, but no problem I selected one of the three clean pans! A light had obviously been broken for a long time in the twin bedroom, the cleaner had attached a laminated apology sign saying the owner & agency had been informed. A light didn't work in the lounge but we couldn't be bothered to report it. Potentially a beautiful cottage under different ownership.

Really nice Character Cottage, full of really nice original features.
Location is excellent, small but perfectly adequate mature garden.
Car parking at side of property is good but is not really suitable for big cars.
Sleeps 4 just about, a really great base for exploring.
Beds are comfy, everyone had a great time. Local cafe's/pubs are great.
Good value for money in the current inflated pricing environment.

Repeat Performance
This is our second visit to this lovely quirky cottage. It's perfect for the two of us and our dog loves the walled garden where she can play to her hearts content.
Why is it quirky? The original stone floor is still in evidence in places. The kitchen is small but has more pots and pans than you can shake a stick at. The huge bathroom is off the main bedroom, but there is a loo downstairs.
Like most old properties the central stairs are quite steep.
Will we be back again, oh yes.

Some areas need attention
Needs a thorough clean. lots of cobwebs in kitchen and behind downstairs furniture. some areas need updating; eg kitchen units. The cottage itself is lovely and in a superb location.

Another great week
We booked this cottage for the second time after missing out last year due to it's popularity. The cottage is in an ideal location for the local shops and a number of public houses. Clean and comfortable with a good sized garden for our dog. Garden not at it's best like previously but due to the pandemic it is understandable. Good off street paring for our large estate car was great but you should always reverse in rather than drive in as you do get cars coming down the main street into Yarmouth. All facilities in good working order and we found no problems with anything in the house. We had a really great holiday, even seeing Red Squirrels in Mill Copse on most days. Would recommend this cottage but not too much as we will be booking it again and don't want you all to book before us!!!

We had a wonderful time in the lovely Grove Cottage.
We were sailing in the annual Folkboat regatta at the Royal Solent Yacht Club. We love Grove Cottage and look forward to coming back next year. A peaceful haven with a charming garden. All you could want from a small cottage. The location for us was perfect. We used to own a cottage in the high street so know Yarmouth well.

Quirky
Very quirky cottage but don’t let that put you off. The property had a large enclosed garden so the dog was happy. It’s also in a great location and it came with parking which is a big bonus in Yarmouth.

Grove Cottage
The cottage is wonderfully quirky, in a brilliant location, the garden is peaceful and serene. The bed is one of the most comfortable holiday beds we have slept in. The added bonus is parking in the front. We had a couple of issues but they were resolved quickly by the management company.

Quirky treasure
This was a gem of a find. It's a quirky cottage with a secure, walled garden and it's own parking space.
The kitchen is small but well equipped. The two downstairs rooms were furnished with some lovely old furniture, it won't be to everybody's taste but it was ours.
The stairs are steep but this is quite common in local properties. A large bathroom is accessed through the main bedroom, the second bedroom has two single beds. There is the bonus of a downstairs cloakroom.
The cottage is advertised as being suitable for up to four people but personally I think it would feel over crowded.
Would we stay there again? Just try to stop us.

Flaming June 2019!
This was our third stay at Grove Cottage and our first summertime visit - what a shame the weather didn't realise this! However, the constant rain and unseasonably low temperatures just served to confirm what a great place the cottage is.
We were able to use the beautiful back garden on a couple of days. It faces east, so catches the morning sun, we hope to be able to enjoy an al fresco breakfast there on a future visit - fingers crossed!
Since our previous visits last winter the rather knackered double bed has been replaced with a very comfortable king size one and new bedding. An enormous improvement and much appreciated. The kitchen roller blind had also been replaced and new basin taps fitted in the bathroom.
The cottage is small but perfectly formed, cosy, comfortable and everything works. The parking space to the front of the cottage is a huge benefit. The description/photos on the Island Holiday Homes website are accurate - the only 'watch outs' are the small landing at the head of the stairs and the fact that the only bathroom is off bedroom 1. It's probably our favourite holiday accommodation in Yarmouth and we're looking forward to our next holiday at Grove Cottage.

a good holiday
The cottage suited us perfectly, we were aware from the description that it was an old property, we liked the quirkiness of it and felt very at home there. We travelled by public transport and the location was ideal being so close to the ferry terminal, shops and buses. It was good being able to sit in the mature, colourful garden for meals or to relax at the end of a day spent walking and exploring.

Lovely cottage in brilliant location
We really enjoyed our stay here for a week. The cottage is comfortable, excellently located in the heart of Yarmouth with fabulous landscapes and activities all around. We prefer to stick close to nature and walk [fantastic surroundings] but there is far more to do here than anyone can possibly achieve in a week, from morning coffee and/or breakfast at Off the Rails, located less than 5 minutes away alongside the beautiful wetlands, to Tennyson Down and Freshwater Bay just down the road.
We were comfortable and loved being in the heart of the town. All in all an excellent venue and location

Enjoyable autumn break at lovely Grove Cottage....
We booked Grove Cottage for a 4 night break in November. We'd not stayed in the house before, but it proved to be a very good choice. We thought the cottage was delightful, with a great feel and good value for money. We have already booked our next visit and hope to return in the summer to take advantage of the super garden.
Good points:
- Very well kitted out.
- Comfortable, period style, furnishings.
- Lots of storage space
- Off road parking - a rarity in the centre of Yarmouth.
- Plumbing, hot water & heating all good - can sometimes be a bit of issue in holiday rentals.
- Beautiful private garden, must be a great space in the warmer weather.
- Twin beds comfortable (double not)
Things to bear in mind:
- Plenty big enough for 2 adults + 2 children, but would be a bit cosy for 4 adults.
- The only bathroom (tired but functional) is off the double bedroom....but there is a separate downstairs loo.
- There is no proper landing at the top of the stairs just a step either side into the 2 bedrooms - you need to pay attention where you tread when coming out of the bedrooms
- Although the kitchen is very well equipped it is small, so keep meals simple
The not-so-good / improvement opportunities
- The double bed wooden frame needs attention...loud squeaks every time you turn over. Doesn't make for a great night's sleep. - Or even better, replace the current double with a 5' wide bed. If a platform type base were to be used there is just enough space and would greatly improve things. 4' 6" beds feel VERY small.
- Could do with a thorough clean over the quiet season. Lots of corner cobwebs, fluff under beds, in corners etc.
