About this house rental

Just steps from the sand of the ocean and bay, this property is situated in the most desirable location on the Peninsula between the Balboa and Newport Piers. The ocean is one house away and the Marina Park & Bay are across the street. Depending on the time of year, you can hear the waves crashing on the sand at night. This 2-story 3 bedroom, 2 bath home offers a partial view of the ocean and views of the bay. This house offers a living room with a TV/DVD, WiFi plus a dining area for 4 guests, a remodeled well equipped kitchen, laundry room with washer & dryer, a small 1-car garage for beach gear storage and 1 SUV size parking space. Bedroom 1 has a king bed - Bedroom 2 offers 1 twin & 1 full bed - Bedroom 3 has 1 queen bed & 1 full size bed. All 3 bedrooms have TV's and are located upstairs. The private patio has a gas barbecue along with seating for 8. Newport has something for all ages whether you come to relax or take in all the activities it has to offer.
Our Newport Beach location offers it all!!: Family friendly beaches with miles of sand & sea for swimming, sunning, surfing, volleyball, sand castle building and people watching. The boardwalk is fun for biking, rollerblading or walking. Discover crabs, shells and other sea life at the nearby jetties. In the evening, enjoy a crackling fire in the designated fire rings on the beach by the Balboa Pier while roasting your favorite treats and sharing stories. A kids playground, handball and basketball courts are close by on the beach and at the Marina Park across the street from our family beach home.
Shops, grocery stores, restaurants, fine dining, night life, bike-kayak-boat rentals, harbor cruises, chartered fishing boats, Catalina Island tour boats, the ferry to Balboa Island and the Balboa Fun Zone (one of California's oldest coastal amusement parks) are all within walking distance. Park your car when you arrive and walk to it all during your stay!

This was the perfect beach house in the perfect location! Our family of 6 (2 adults, 2 teens, and 2 kids) stayed for 10 days in August. We loved the house! Plenty of room for all of us, and the beach decorations all throughout are really cute. The house had everything: lots of cooking pots/pans, a variety of spices, washer/dryer, beach towels, board games, a variety of books, and having two showers after swimming all day was really nice. We really liked the wagon with the beach umbrellas/chairs/coolers/boogie boards/sand toys. We took it to the beach every day. Loved that the house is just around the corner from the sand, and that the beach is not too crowded where the house is (like it is closer to the pier). It really is the perfect location, we were able to walk everywhere. We also really loved the private patio. Terry is great! Perfect host, communication before and during the trip was great. 10 stars!!

Amazing location. A few items like the kitchens and bathrooms look nicely remodeled. A bit cramped downstairs, but not terrible. VRBO said it had a spa, but it does not. Garage has 9 nice folding beach chairs, 6 camping chairs, a large wooden wagon, 3 boogie boards, a bucket of kids beach toys, and many different sports balls (including football, volleyball, soccer, basketball, tennis balls, several jai lai paddles, bike/ball pump with no needle, folding tables, a few beach umbrellas, and some other stuff we didn't use). Really wish they would allow us to use the bikes, but they're off-limits. A shovel in the garage would've been nice. Really picked this placed for the location, and was happy.

We had a fantastic vacation in Newport/Balboa, CA. We appreciated that the house was literally around the corner from the beach/sand on one side and the Marina across the street. Once we got there, we only drove where we wanted to. It would have been nice to have been able to use the bikes sitting in the garage and we chose to pay for ski doos over bikes; we walked everywhere else. The house had everything that we needed except for a dishwasher. Thank you!

Great location, short walk to the beach and pier. Kitchen was fairly well stocked and there are lots of beds and a good amount of seating in the living area, although it’s very small. Nice to have access to beach chairs and towels, could use some updating and a good deep clean but over all a good stay

We are originally from SoCal but live out of state now. We found this perfect house to take us back to our childhood. Easy checkin, the owner lives in the area so he came over to give us a tour which was nice. The house is one house back from the sand which was amazing. We got to show our kids where we spent so much of our childhood. Loved the little courtyard, we spent so much time there playing games and having great chats into the night. Kitchen was well set up for any type of cooking (we even were able to make a birthday cake with the cake pans on site) having washer and dryer on site was such a nice bonus. Having a parking spot made it so easy to come and go. Dinner at Mutt Lynch’s was yummy, donuts and mochas made for a nice morning stroll. If you want the best fast food legit Mexican food take a short drive to Miguel’s Jr. (We went there 3 times). Our kids had a great time with boogie boards. Don’t forget to bring rash guards to go with the boarding. Also, remember to use lots of sunscreen especially on overcast days. We plan on booking a week for next year!

We visited this property with my daughter and 4 of her friends. It was perfect! It was close enough to walk to the pier, dining, shopping and right next to the beach without having to deal with an the foot traffic. Terry made sure we were comfortable and even accommodated us with our very late check in. The house had everything we needed to enjoy our stay at the beach. We will definitely be back.

This place is a great little beach house if you want to be near the beach , but don't mind not being right on it. Only a few steps away. Plenty of sleeping options with nice beds. And the garage is loaded with just about anything you could want to play on the beach.

Just the right place to have the kids near the beach. Made it to the water with no shoes even on the hottest day! House had everything we needed and nothing we didn't. It may look a little worn, but that's actually more relaxing on a beach vacation. Thank you!

We spent spring break in this beautiful home and loved it! The location was perfect for my family and their friends. We were close with other friends which made it even better. Whenever we had any questions the property manager responded in a timely manner and always very helpful. By the time spring break ended it was bittersweet! We love it here and can’t wait to come back soon!!!

I'd love to give this a better review. It is a great location, small but very enjoyable. Fully stocked. Unfortunately, it's been 5 months since our stay and we have yet to receive our security deposit or an itemized list of deductions per the rental agreement. We were told the owner would look into it several weeks ago and have received no communication since. We left the property in great condition and if anything was damaged, I would expect to be notified. Very disappointing because it was a decent stay until now.

We stayed in Terry’s property for a weekend and were very impressed with the cleanliness, amenities, and location location location…..it’s steps from the sand. So many beds to accommodate a large group too. Garage full of beach equipment. You will not be disappointed. When we go back to Newport, we’re reserving this house! Thank you Terry!

First off, the owner of this property is very attentive to all your needs here. Could not have asked for nicer guys to work with. We had 5 guests, plenty of room for all of to hang out downstairs and 3 bedrooms upstairs to ourselves some privacy. This place is in the perfect location, the beach is steps from the house, which the owner had all the beach stuff you need to have a great day, even a wagon with big ol tires to it get it all to the beach, also the shops and food is a short walk towards the pier, and I think we when to almost every one of them. I can’t say enough about this place. Don’t think twice about booking this house, you will not regret it.

Initially communication with the owner was great up until check in. We parked and in less than 5 minutes a nearby neighbor was already reporting to the owner that my vehicle was not parked perfectly to his liking. I sent the owner a photo immediately of my parking and the rest of the weekend was a joke. We paid a hefty cleaning fee to arrive and have to remove decorative blankets and bed furnishings and make up beds for 10 people. The only beach view was visable from the upstairs restroom that overlooked a rundown neighbors garage that was more like a frat house with people in and out all day and night. My child witnessed a homeless guy at the property injecting himself with a needle. We had a large gathering on the beach which was disclosed to the owner prior and when the gathering ended naturally our guest helped bring all the belongings back to the home and with 10 guest in the home plus an additional 10 people helping the noise was valid. The owner immediately started calling and threatening that he was coming over, very uncalled for. Home is advertised as family friendly but it really is not, especially with zero privacy from snooping neighbors. We purchased the insurance and paid a hefty deposit, I emailed the owner for my itemized statement regarding my deposit and received zero reply. This home is a scam!! very unprofessional.

We rented this home to share with our children and grandchildren when we came to Southern California for a celebration of life for my father in law. The location is spectacular, literally steps to the beach. It is also close to the Balboa Fun Zone and pier. The living area is a bit small for a group as large as ours ( 8 adults and 2 children) but it has a great patio/ courtyard, right off of the living room and we utilized them both. All the bedrooms are upstairs and it was so nice to sleep with the windows open and feel the ocean breeze. There are tons of beach toys, chairs and boogie boards for enjoying the beach. Overall great experience.

Super Comfortable & Clean for an older home it is nicely kept! Enjoyed the bayview. Beautiful coastal furnishings & decor - the dishes/glasses even coordinate with the west coast vibe. Good size patio for dining & BBQ's. Well stocked kitchen, lots of fun stuff for the beach, jogging & biking on the boardwalk was fun. Outstanding communication from Terry. We visited for some much needed rest & relaxation and we got it! An overall awesome stay!

Owner was very informative and promptly answered calls. Excellent location, could not have been better in that regard. Excellent sleeping arrangements for 2 small families and grandparents. Carpets were soiled especially in master bedroom.Living and eating area small but adequate.

Great location with lots of beach toys and games, but property was not clean. No dish washer, downstairs furniture was stained, old, needs replaced. Place needs super cleaning. Kitchen well stocked.
