Simply said, the location of this property is amazing. We are located on a quiet street on the Newport Beach Peninsula and there are two family friendly beaches nearby. Located less than three short blocks from the best stretch of beach in town one direction, and just steps from a bayside in the other direction. The bayside beach has been called "Mother's Beach" by the family for years as it is safe for small children. All details have been thoughtfully planned and executed. Probably the most visible feature of the home is a fenced in front yard, something that most vacation homes in Newport Beach do not have. The home also features two living rooms for the family to enjoy. The front yard provides a spacious outdoor mix of seating and entertainment. The front yard and patio blends into a den and kitchen areas.

The upstairs living room is an open space that the entire family can use to enjoy the house. The living room has a flatscreen TV so you can keep up with the game or the news. The TV will allow you to log into your Netflix account! Just a few steps from the main living area is the master bedroom with and amazing balcony. Two of the other guest rooms are also on the upper floor of the home.
The lower level has the the kitchen, dining area, and a second living room to serve as a central meeting point. The kitchen is fully stocked with cooking/dining gear. You can choose to cook your meal on the outdoor grill or in the kitchen! The main countertop serves as both prep and dining space. You'll be sure to enjoy the kitchen if you decide to eat in and make a great meal during your vacation. The recently updated lower living room has a view of the front yard and can be accessed through the large patio doors. We think this new living is going to be perfect for families and kids!
As you continue through the house, there are private laundry facilities in the garage.
The master bedroom has a king bed and has a private patio that opens up to the front yard. The soaring wooden ceilings make this room just awesome.
The 2nd and 3rd bedrooms have comfortable queen beds. A closet with ample space for clothes. The hallway bathroom has a shower/tub combo.

A walk straight down Main Street brings you to the historic Balboa Pavilion. The Balboa Peninsula has many sit down restaurants and quick food stops for people hitting the sand for a day at Balboa Beach, and the variety of bars and live music makes the Peninsula a regional nightlife destination. Some of the places locals hang out for good seafood and a casual fun atmosphere are the Crab Cooker and Woody’s Wharf. Anglers can bring home dinner from one of the sport-fishing vessels and whale watching enthusiasts can see some of nature’s most beautiful creatures up close, as Balboa Peninsula rentals and adventure boats launch early and often. But a trip to the Peninsula wouldn’t be complete without a visit to the Balboa Fun Zone, where the Ferris wheel has stood for years!

This was an all-around amazing experience, and we loved your home. We are already planning our next year's vacation and hope to be able to stay at this same property again as it was perfectly located and met all of our needs. Just a few things to mention, the blinds in the master bedroom on the doors should be replaced as they are damaged, and some are missing some slats. Perhaps some privacy curtains on top of the doors would make a great addition and give a great sense of privacy. Some door locks on the master bedroom doors would also be a great addition. We took the blue beach umbrella from the garage to the beach and found the base to be broken so we couldn't set it up. The yellow one was brand new and in perfect working condition, so we were grateful for that. We were awoken early by some construction on a house just a couple doors down on 5 out of the 7 days we were there. Definitely an inconvenience but won't stop me from giving a 5-star review as everything else other than the construction, umbrella, and master bedroom doors were amazing.

We booked this listing based on the proximity to the beach and for a relaxing getaway, but were very uncomfortable during our stay. Unfortunately, there is a home under major construction one house away that starts promptly at 7am. Without air conditioning, the windows have to remain open (even in April/May), which left us listening to nail guns, hammering, and lumber dropping all day. The home is darling, but fairly dirty. Floors needed a deep cleaning and the area rugs felt gross underfoot. The glassware appeared dirty, so we washed everything we intended to use, but it remained (possibly being permanent hard water crust?). The upstairs bath jets had chunks of black moldy material that floated out when the tub filled. And most of the outdoor items for guest usage have been left to essentially rot (bike, kayaks). We REALLY appreciated having the outdoor heat lamp and tv replaced during our stay since they were non-functional on arrival. The master bedroom mattress definitely needs to be replaced! Sleeping in human-sized holes left us sore and cranky…followed up with early morning/all day construction noise was absolutely uncomfortable. It really is a darling house, though, with great potential for family fun and beach memories to be made once nearby construction ends and management gives the home a thorough once-over.

Very conveniently located by the beach, just a quick 2 minute walk away, if that. Very comfortable, clean, and nice home with plenty of spread-out space for lounging on those cloudy days. Kitchen stocked with utensils, cooking implements, and spices. Clean, functioning bathrooms, and very nice style. Missing A/C, but the cool ocean breeze, and open windows/fans made it so we did not miss any of that.

We had a fantastic stay! The location was perfect for us. Quiet street away from the spring break chaos, yet a quick bike ride or walk to town. Only a 2 min walk to the beach path and sand on the ocean side. Also, a quick 1 min walk to the bay side beach. We enjoyed being centrally located between the two piers with easy access to both piers by foot, bike, or skateboard. We really enjoyed paddling around the bay on the included kayaks. The house was well stocked with many beach chairs, one bike, boogie boards, beach towels, sand toys, and more. The kitchen was also well stocked with many spices, seasonings and other kitchen essentials that I was grateful I didn’t have to purchase. We were traveling with our college age kids and some of their friends and everyone had a fantastic time. The house itself is charming with a lot of vintage character. The upstairs bathroom is quirky and tight, but that wouldn’t keep me from highly recommending and coming back again and again.

We enjoyed our stay at this property due to its great location. Very cute neighborhood. The parking is challenging. The only place to park was in front of the garage since the street in front of the property was completely packed every day. The garage is not designed for parking unless you drive a very small car. Overall, a sufficient and accommodating rental.

Hi there, we loved staying at this house again this year! We weren’t able to get live shows on the tv downstairs, like a football game etc and we always take our shoes off in the house and felt it needed a better mopping! I totally would have done it but couldn’t find a map but we do love your house!

We stayed in this property to revisit the place where my parents met and were married 54 years ago. The house was perfectly located in the middle of it all, and we were able to walk and ferry to most places we visited.

The location is perfect, nestled between the ocean and the bay. The neighborhood is quiet and peaceful. There are beach chairs and umbrellas, bikes and kayaks which is a thoughtful perk.
The downside is that the space feels lived in and in need of updating and a thorough deep clean. And the layout is odd. The downstairs living room doesn't have enough seating. While the kitchen is well-equipped, it's a mish-mash of what appears to be decades of old stuff, like you're staying in someone's nan's house. The kitchen garbage can hasn't been cleaned out in a very long time. The bathrooms are laughably tiny.
The upstairs living space is lovely. My favorite room. And the fireplace works up there. The beds are comfy. The instruction binder is thorough.
The management company is really kind and responsive.
For the very reasonable price, and the location, it is a fine place to stay. Just know before going that it's a solid B.

Newport Beach is the ultimate beach week. This beach house met all of our needs. The front yard for afternoon evening gatherings was awesome. Scott is an incredibly attentive host, responding to emails very quickly, even when I had merely failed to read the email he had already sent. Very gracious host. we did bring in our own fans which is sometimes needed during the summer months, although all rooms have ceiling fans. Also, if you have children, bring books and games with you, as there are only adult books in the house. Thank you, Scott, for sharing your home. It was awesome.

My family and I have been coming down to the area for the past couple years. It's always a time I really look forward to where we can all get together and relax by the beach.
The house was really lovely and exactly as described and pictured. We enjoyed spending time at the house together, cooking, sitting outside in the yard, and walking to the beach a block away. For cooking, it was a huge plus that the kitchen was so stocked.
We were super comfortable the entire stay except for one thing. The downstairs pull out bed was visibly dirty when we checked in. We discovered it late at night when everyone was already to go to sleep, and had to stay up late to wash everything downstairs ourselves.

I stayed at this house in February with 7 friends. We really enjoyed our stay at this lovely beach house! The location can truly not be beat. You are steps to the beach on both sides of the house. The home is well stocked with everything you need for an amazing beach-side vacation. The house was clean and so cute. The bathrooms were small for the 7 of us but certainly workable! They also left us a bottle of wine on arrival which was very sweet. A few of the bedrooms upstairs got quite cold at night this time of year, so I recommend bringing warm pajamas! The only complaint I have is we stayed for four nights and were provided 1 dishwasher tab and 1 garbage bag. I had to go out to purchase a box of garbage bags and more dishwasher tabs - travelling from Canada it was rather inconvenient as you can't buy just a few of these items, you have to purchase a box! I think for shorter stays like ours it would be reasonable to be stocked with enough of these items for the stay. Otherwise, we had a fantastic stay and definitely recommend this home and host!

We stayed here for a week with our kids and 3 grandchildren. This house is charming with lots of light and great hangout spaces. The front yard and very short walk to the bay are terrific for little ones. The house is exceptionally well-appointed for meal prep and for outdoor fun with kayaks, bikes and beach toys. Scott is a delight to work with. However, as others have mentioned, the bathrooms really are small, and the place is showing its age here and there. Absent those factors, we would give it 5 stars.

We had a wonderful week at this home on the Balboa Peninsula. The location is really ideal--close to a great bay beach and just a short walk to the surf. Funzone is close by as are restaurants and shopping. Bathrooms are a bit old and funky, but the location made up for that. We loved the grass front yard with lots of room for outdoor dining and games.

Positives: Great location, loved the front yard, and a comfortable bed.
Negatives: House is old with no air conditioning. Unfortunately for us, it was a hot week and leaving the doors and windows open for airflow let dozens of flies into the house and did not provide much relief from the heat. The two bathrooms are very small. Unless you have a very small car, the garage is too small to park in, but there is sufficient parking in the back and usually on the street.
Overall the layout of the house is very odd, but we mostly spent time in the front yard which was very nice. This property was not what we were expecting, but we enjoyed the location and all it had to offer.

We have rented a home in Newport Beach every year for the last 15 years. This home has been our favorite. The big, fenced-in front yard makes it stand out from the rest. We were able to bring our dog and she had that beautiful yard to enjoy for the week. The front yard became our hang-out place for the week. Friends came to visit and we sat out there for hours playing cards and listening to music. The neighborhood was nice and quiet. Perfect for families. The kitchen is stocked with any supplies you need. We will definitely rent this home again!

The Perfect Family Beach Vacation!
I rarely write reviews, but want to share the wonderful experience we had staying at this home. They really have thought of everything. The house was fully stocked with everything you think you'll need, the kitchen with spices, beach towels, beach chairs, kayaks, a couple of beach cruisers (with a lock!), literally everything you need to relax and enjoy your time in Newport. The location was perfect for our family, a 2 minute walk to the beach and a 1 minute walk to the beach on the bay side and we biked everywhere else. The front yard was so nice to sit out and enjoy breakfast or a glass of wine in the evening. The two living rooms were a plus as with a family of 5 everyone could enjoy their own space when needed. The room downstairs is small, but my daughter didn't mind sleeping on the futon as you don't spend much time in your room anyway. The 2 bathrooms are also small, but they worked great and we had no issues with hot water like other reviews have mentioned! Thanks for having us and we hope to return soon!

The only thing we weren’t crazy about is the 2nd bathroom downstairs was very small and wasn’t really utilized due to the cleanliness and the size of the shower. We also would have loved having smart TV’s in the upstairs rooms and upstairs living area while relaxing at the house. We played games and hung out downstairs mostly while there.
That being said, we would definitely stay here again based on our host, the location and the overall good times we had at the house and our trip.
I would give it 4.5 stars and maybe work on addt’l smart TV’s and upgrading the downstairs bathroom.

We rented the house to celebrate my husband's 40th birthday. We had family stay with us and friends & co-workers come over for a BBQ and everything was great. The house is super spacious and the neighborhood and neighbors were all friendly and kind. It was a nice break from all the hustle and bustle we're typically used to. I think this will be our go to whenever we need some quiet. Thank you guys for everything! And thank you for the sweet welcome note and treats. Great place for families
We rented the house to celebrate my husband's 40th birthday. We had family stay with us and friends & co-workers come over for a BBQ and everything was great. The house is super spacious and the neighborhood and neighbors were all friendly and kind. It was a nice break from all the hustle and bustle we're typically used to. I think this will be our go to whenever we need some quiet. Thank you guys for everything! And thank you for the sweet welcome note and treats. I've already shared your location with the family that stayed with us and friends who stopped by.

Scott was amazing and great communicator. This house was so beautiful and cozy. The yard was perfect. They only complaint was there was no ESPN for my husband🤦🏻♀️. Other then that great house. Great location. We will definitely be booking this home again!

We did a celebration of life for my mother’s passing. I did a lot of cooking, and the kitchen was up to the task - two ovens, plenty of pots and pans, utensils, dishes etc.
Sitting outside was very nice with the rare grassy yard. Walk to the beach was quick. This was November, so no noisy crowds around.
Everyone loved the house.
Only quibble is there was not a true 4th bedroom. Just a sofa.
