The owner was very nice and accommodating, very careful about hygiene and cleanliness. My room was very big and the bed very comfy, I was a bit jetlagged so I could hear the sounds from the garden but I think on a normal night I would have slept very peacefully.
I did not know how far Richmond was from Vancouver so I ended up with extra expenses along with the price for the night itself, I would not exactly say it is student-budget-friendly, but I insist on the quality of my stay there, and I think it is a good price for people who need their comfort during a trip.

We stayed for a night after getting in late from a flight and leaving early for another flight.
It was a $20 Uber ride from the airport.
It was clean and included a basic breakfast.
The family were nice and friendly.
The whole place was in darkness when we arrived at 9pm. It felt like we were disturbing them. We had got messages from the host saying it was an extra $30 if we checked in after 11pm. We also had to pay an extra $20 cleaning fee - it has been mentioned a lot in the reviews and I think it should be included in the room rate. I didn’t know until after I booked. COVID sanitation shouldn’t be any different from normal cleaning now.
Breakfast was basic - bread, cheerios, coffee and tea. You had to make it yourself in a busy kitchen full of family.

Wir hatten unsere Ankunftszeit angegeben. Leider war niemand da, so standen wr mit den Koffern draußen. Nach einem teuren kostenpflichtigen Anruf mit deutschem Tarif erreichten wir nur einen Anrufbeantworter. Als wir gerade wieder einpacken wollten, kam dann doch noch die Wirtin vorgefahren.
Dann mussten wir unsere Schuhe ausziehen (Bewohner waren keine Asiaten).
Die nächste böse Überraschung war die Mitteilung, dass wir unsere Koffer nicht auf das Zimmer nehmen durften, sondern zu den anderen 8-10 Koffern der anderen Gäste im Haus, stellen mussten (Als wir nach dem Essen zurückkamen und die Koffer im Flur auspacken wollten, durften wir sie dann doch mitnehmen, mit der Auflage, sie nicht aufs Bett zu legen).
Wir erfuhren, dass wir noch 20 Dollar Reinigungsgebühr in bar nachzahlen mussten. Dies war bei Booking.com nicht vermerkt! Wir mussten also nach einem langen Flug erst einmal ein paar Kilometer zu einem Geldautomaten fahren, anstatt uns auf dem Zimmer auszuruhen.
Zuletzt nahm die Wirtin unsere Einkaufstasche aus der Hand und durchsuchte sie. Als sie eine Tüte Chips fand, bekamen dem Hinweis, dass Lebensmittel aller Art auf dem Zimmer verboten sind.
Wir waren heilfroh diesen Ort am nächste Tag verlassen durften. Dass das Frühstück eine Frechheit war sei dann nur noch am Rand erwähnt (sucht euch in der Küche, was ihr essen wollt. Und ein Ei gab es auch nicht).

Very odd not to be allowed to keep our shoes on or to take our luggage to our room, but had to leave them in the entrance hall with those of the other guests. Accessing our washing kits and getting dressed next morning meant diving into our cases in public! Really unacceptable!

It was handy for the Airport, although maybe too close as we could hear the smaller airplanes at unusual hours. I travel a lot and I try to support local businesses but I was wrong with this one. Not good value for money.
The breakfast was terrible! A box of Cheerios does not make breakfast! Very poor selection of other stuff for food. No Television in the rooms. No car parking. It was near the Airport, but it was also close to a yard where Lorries or Forklifts are working all night! Reverse alarms going all night and you have to keep the windows open because there is No Air conditioning! No Bed Side Lamps. It was clean, but the Polished floors are not comfortable. And after all this, there is a notice in the Kitchen saying we will be charged CAD 20.00 for Sanitizing! I refused to pay.

There were breakfast items out and you could make your own.
When we arrived, we were told we couldn’t take our bags to our room. Then she said we could take the small bag but not the bigger one. Also, “Don’t put your bag on the bed”. Then she asked if we were planning to shower. I’m not sure why that mattered but when we said we were, she decided to give us a different room. For some reason, in that room, we were allowed to bring both bags. As soon as she walked us in our room she said we owed a 20$ sanitation fee. We were not aware that there would be any extra charges. I asked if we had to pay that nigh and she said we did. The room was nice and fairly clean and the bed was comfy. We normally do AirBnB so the bed &breakfast was different for us. Just want people to know what to expect.

The hosts were very accommodating and took care of us when our flight was cancelled. Everything is clean smelling and fresh, outdoor fresh air was prevalent. Felt free to come and go as necessary, even though it is a B&B where normally, one wouldn’t expect us to ‘hang around’ during the day. Free use of the kitchen, like hostel living. Good healthcare advice available. Close walk to amenities.
Vivian and I talked about having more table top space available at our bedside. No TV.

Breakfast was OK. Toast & coffee, I had a second breakfast at the airport. The location was ideal.
The room was tiny. Booking form said room with a private bathroom, balcony & queen size bed. the 4 foot bed barley fit in the room, small window. Bathroom was downstairs. There was an extra $20 cash to pay for cleaning the room. Barely caught my next morning flight as the promised lift was very late, (& an extra $20 cash). Owner said she wasn't expecting me, as she hadn't checked her list.

Vivian is a very warm and personable hostess. She was very accommodating and took us to our designations including to the cruise ship, which was so helpful and much appreciated. I enjoyed visiting with her and staying at her home, she made us feel very welcome.
We had to make our own breakfast however on the positive side she had plenty of room in her kitchen for all her guests.

There is a charge of CAD 20 for cleaning per room which was not mentioned at the time of booking
Also the checkout time on booking.com is 0200 to 1100. The owner told me it was 1000 but said 1100 was OK. When we returned from a walk just after 1000 our belongings were scattered on the floor in our room as the bed had been stripped. There was a plumber in our en suite bathroom. When I spoke to the owner re this she said that she thought we had checked out !! In pite of all our luggage etc in the room . Unfortunately this took the shine off our stay at the property.

Absolutely awful experience. This is not a B&B, it is a house that a couple has converted so there are rooms to stay in, and they did a terrible job. First, there is a $20 cleaning fee not included in the price. Their policy says they accept card, but they only accept cash. Second the “included breakfast” is literally just a loaf of bread on the counter with a jar of jam and a jar of peanut butter. Third, I told the hosts that I would be coming back to my room late because I was in Vancouver to see fireworks. They said it was fine and the door would be unlocked (note, you do not get a key to the house so you can easily get locked out). Then at 8:30, they send me a message stating there will be a $30 cash fee if I arrive home later than midnight even though i had already checked in!!! Absolutely horrible. Finally, when I arrived, the husband was not at all pleased I was there, and there was a 5 minute shouting match between him and his wife where he kept telling her to “come deal with this”, and she wouldn’t come downstairs. Please stay somewhere else, this place was not worth any amount of money.

It was a place to sleep for a night. The location was easy to get to with shopping within 3 miles. It gave us a 45 minute drive to the Tsawwassen Ferry Terminal.

My wife & I looked at one another as were were leaving the following day and said, “This was the worst B&B where we have ever stayed.”
The owner/host was so rude! The first thing she said was, “Don’t park here!” Then, “Take your shoes off!” “You can’t take your luggage upstairs, only carryons.” Multiple people were staying there and we didn’t feel it was safe to leave our luggage for everyone’s access, plus there was no locking front door. Then she demanded a $20 cleaning fee (not noted on Booking.com). She asked numerous times while following us, “How are you going to pay?” I said with a credit card. She said, No, Cash only!” No food is allowed in your room, yet there was candy throughout the house. She said we could not use the downstairs bathroom. There was an intercom in our bedroom and I believe she’s a pervert to listen in. The breakfast was self-serve cold cereal, yogurt, coffee & toast. She never got up to wish us well or say goodbye. We would sleep with the homeless or in our vehicle before we would ever stay there again!” We are normally very positive, caring, retired and respectful people, but STAY AWAY from this listing!

The location was convenient, the room was very good and the hosts very friendly and helpful.
The breakfast was ok, but ideally, there could have been a little more to choose from in terms of savory items. Not everyone likes a sweet breakfast. So that would be my little piece of advice to our very nice hosts.
