Nestled between the Blue Ridge and Allegheny Mountains, Sunny Brook Farm provides the perfect pastoral setting for your visit to the scenic Shenandoah Valley. Situated on an historic 17 acre working horse farm, the farm is conveniently located minutes from downtown Lexington home to Washington & Lee University, Virginia Military Institute, Southern Virginia University and the Virginia Horse Center. Featuring all the peace and quiet of the country, with the convenience of being close to historic sites, attractions, recreational activities, restaurants, galleries and shops, we look forward to welcoming you.
Our 1890 Folk Victorian home has been lovingly renovated and can accommodate a maximum of 10 persons with 5 bedrooms (1 downstairs and 1 that is used as an upstairs sitting room which converts to a double size futon), 2 bathrooms, a gourmet kitchen, living room. dining room, and laundry room. Self catering only.
Our guests are welcome to stroll the grounds or sit and relax on any of our spacious decks while enjoying the mountain views, Gone with the Wind Sunsets as the horses frolic in the fields. Beautiful working horse farm and Rebecca is an exceptional host! Close to many great areas to hike, explore, horseback ride, visit caverns, train excursions, historic sights and towns, scenic drives and fun shopping. I could not have been happier. The house was perfect for our family gathering.

This was exactly what i needed to escape the anxiety of city life. This property was set in a beautiful location surrounded by the mountains and farmland. Horses welcomed me each morning as I settled on the porch with my first cup of coffee.

Sunny Brook Farm was the perfect base for our group of 5 friends to relax & get restful sleep for our stay. Quiet & beautiful views. Our main focus was the Rockbridge Mountain Music & Dance Festival at Glen Maury Park, Buena Vista - a 10 min drive
We also enjoyed driving the scenic countryside including a visit to Wade’s Mill and Tantivy Farm for the lavender fields
The house is old with all the quirky charms of an old farmhouse. The kitchen is new & well equipped which made fixing breakfasts & suppers easy
A new lovely bathroom on the 1st floor this year.
The 1st floor bedroom has seating as well as a comfortable bed
Each of the upstairs bedrooms has its own personality with a comfortable bed. The 5th bedroom doubles as tv & sitting room with fold out futon. We had no need for tv- too much to see in the area
The 2nd bathroom is upstairs.
Dining room & living room downstairs are great gathering spaces.
Plenty of interesting books to explore for quiet times or rainy times
The deck out back has a grill & chairs to enjoy views & watch the horses.
Buddy, the dog, greets you & then leaves you
This is our 3rd stay at Sunny Brook & we hope all works together for another return visit next year.
Communicating with Rebecca is easy, she responds quickly & is very helpful.
I recommend Sunny Brook Farm for quiet, comfortable respite while enjoying Lexington, Buena Vista and surrounding area

Centrally located to all the places we needed to be. Quiet, clean, and room for everyone to spread out and have their own space. We had a plumbing issue on our first day, but the host responded quickly and it was resolved within a couple of hours. I enjoyed watching the horses frisk about in the pasture while I crafted at the dining room table. Truly a memorable experience. Many thanks for sharing your home. Lots of character in these old farm houses!

Perfect time away with the family
Rebecca met us persoally and let us on the 150 year old farmhouse.
It was updated but still had the traditional charm with crown molding, antiques and creeky floors.plenty of room , easy access, beautiful sunsets, and abity yo pet the horses and play with Gracie and Buddy ( her friendly pups . My girls stretched hammocks out under the 100 year d maples and wife spent most of her time in the orchard swing watching them. Just 2 miles off I 81 and 3 miles fromexington, easy access to all we needed but with the solitude we craved. Every evening we ate supper in the back porch and watched the sun set over the pasture. While we were there a plumbing issue came up and Rebecca immediately made the call and after we got back from a hike off the parkway it was fixed. Great response.

Lovely property
So enjoyed the HUGE yard for our graduation diner. The host, Rebecca, is AWESOME. Quick to respond to questions and very flexible. We use VRBO a lot and she was by far, the best host we have ever had. My only regret is that we didn't find it during our son's 4 year stint at the local university.

Great spot for getting everyone together
The Farmhouse is a quaintly decorated 1800's home and was a great home base (4 days) for our son's wedding. We had family coming and going and it was especially nice to be able to have breakfast without the logistics of getting everyone together a at restaurant. The rooms are spacious, clean and comfortable. Just be aware that some of the rooms have double beds and one of the 5 bedrooms is more of a sitting room with a futon and the door separating the room from the adjoining bedroom is only a half door. We managed just fine.
The Farmhouse is close enough to town, shopping and attractions and away from town enough to be out in the country with horses just outside your window. We enjoyed the outdoor porches, decks, horses, falling leaves and rolling hills.
The homeowner was accommodating and very attentive to wanting everything to be perfect. She was a pleasure to work with.

Sunnybrook Farm in Lexington
Excellent place for a family to stay while visiting VMI. Farmhouse with 5 bedrooms so plenty of room for a large family. Horses and dogs that the children loved petting made the stay memorable.
Rebecca , yes that is her name, manages her Sunnybrook Farm very nicely and might I add she had baked a loaf of cranberry bread for our arrival.

"Southern Charm" has all pluses. Great location, wonderfull scenery, spotless house, beds very comfortable, kitchen had everything, horses were very entertaining, owner was the best ever experience in VRBO. Would recommend "Southern Charm" to anyone! Great 4 days!

Beautiful Area Felt Welcomed
Traveled there with family of 9. 2 toddlers, pre teen and adults. Kids had a blast running around outside around the property. Big spacious home seared in a beautiful area. Nature all around and peaceful. Rebecca was there to greet us and my family. Very pleasant and welcoming. Made us feel right at home. It is an older farm house, but has lots of country charm. Loved wakjng up to see in g horses outside the windows and spending time with them. Thank you!!

Couldn't have planned a better mini-vacation
Our entire family really enjoyed staying at Rebecca's house. My daughters raced around the yard playing with her dogs or feeding the horses.
My husband, mother-in-law, and I relaxed on the deck reading and enjoying a glass of wine. The freshly baked banana bread was a enjoyed by all of us. The house was clean and nicely decorated. Town was only minutes away. I would recommend staying here to anyone!

Absolutely LOVED this property and our stay!
Sunny Brook Farm was the perfect weekend getaway for my family. It was incredible walking out onto the back porch to see the wide open fields beyond us and the horses grazing and romping all day long. They would come to the fence and just stand, quietly, as we enjoyed our time on the porch. They were such welcome company. We felt blessed that they gave us their time and attention.
The house was beautiful, clean, and charmingly decorated. The beds were super comfortable and the bedrooms (especially the upstairs blue room looking out on the fields) were warm and inviting and cozy. I could have read a book all day in that blue bedroom looking out on the fields!
Rebecca, our host, was excellent. She is knowledgeable of the area and willing to share recommendations with guests. She even welcomed us to the barn to see the foul and the pregnant mares (2 of them!). The foul just loved the company and wasn't shy at all.
Rebecca is just wonderful and she has created the perfect spot for couples and families like ours -- just looking for a quiet, peaceful, escape from their everyday. This was a gift for us and we'll surely be back. Thank you, Rebecca!

Peace and quiet in the hills
We rented this farm house while attending a family reunion. The host was gracious, welcoming us with a freshly baked sweet bread and being available on site to answer any questions we had. Three couples and 2 singles slept comfortably in this home: good beds, spacious bedrooms and quiet. One full bath and one bedroom on the ground floor worked well for the oldest couple who had trouble with stairs. The second full bath is upstairs. We only ate breakfast in, and the kitchen was well appointed with cookware and condiments to help us enjoy the space. Although the property is situated close to the interstate, we were there in July and did not hear traffic noise from the highway, so we enjoyed sitting on one of the porches in the morning.

Great place for a family gathering!
We enjoyed our stay in Lexington this past weekend. We were there for our mother’s funeral and family lodging needs exceeded the space we had available. We were so fortunate to find Rebecca’s home, a lovely, spacious farmhouse that accommodated all of us. The house was very comfortable and the peaceful setting allowed us to enjoy watching the horses, dogs and cats; we even saw a red fox in the pasture. Rebecca made us feel so welcome; even had a delicious loaf of banana bread for us on our arrival. We look forward to visiting again, when we have time to enjoy all that the Lexington area has to offer.

Absolutely lovely! We enjoyed every moment in this very comfortable farm house with our family.
We came down to Lexington to see family and celebrate Thanksgiving together. I knew from the photos and description that I would love this property and that it would fit our needs and when we arrived i knew i was right! The house was large enough to comfortably fit eight people. There were four large bedrooms, two bathrooms and several cozy sitting areas.We enjoyed the large farm style kitchen and beautiful dining room to share meals. The front, back and upstairs porches were great to enjoy the afternoon sun. The views out of every window were simply gorgeous. Rebecca was on site and a pleasure to meet and speak to! I learned a lot about raising horses and she made us feel right at home. I am an animal lover so seeing the horse grazing in their corals , the pony wondering around the property or just watching Rebecca's three dogs running around made me so happy. We would recommend this property to anyone and hope to come back the next time we are in Lexington.

Wonderful historic farm house in Lexington
Rebecca and her home are both wonderful! We shared the entire home with another family for VMI Parents' Weekend and had plenty of space. The house and grounds are lovely and comes complete with everything you need for great meals and relaxation. The location is off the beaten path but less than 10 minutes from Post/downtown Lexington, even closer to grocery and restaurants. We look forward to visiting again!
