About this house rental
Spacious oceanfront property with view of the Gualala River meeting the sea, this home has been delighting people for decades. It s toward the end of a culdesac hidden from the street, secluded yet only 3 to 5 mins walking distance to Downtown Gualala that has Surf Market (organic options), Gualala Supermarket, Trinks Cafe, etc. The location is private and extremely convenient. Well behaved dogs are welcome ($40 per night 2 dogs max). Cedar Chlorine and Bromine Free Hot and Cold Tubs with an outdoor shower.

The maximum number of guests allowed at all times on the property is 15.
15 guests include the number of children as some groups might find 15 adults way too cramped. That is really subjective to the comfort level of each group.
We try to as transparent as possible to the layout of the house with lots of pictures to give a sense of the capacity of the property, but can not predict how comfortable each group would be with their quantity of guests.
**CLEANING:
All common surfaces are cleaned and then disinfected with an all natural hospital grade food safe Virucide called Benefect Decon 30.
There are extra spray bottles under each sink for use for optional additional disinfection. We also have put 99.9% copper tape on most of the door handles (copper starts killing viruses within 10 mins to 4 hours). We have asked housekeeping to change used linens
The property is over half an acre and completely fenced - offering plenty of space for kids and dogs to play! The fence is 5 to 6 feet tall and should work for most dogs except for determined escape artists. A wrap around deck offers views of the Gualala River, Pacific Ocean, and California coast. Cedar wood hot and cold tubs for hydrotherapy on the deck - on a clear night the stars and Milky Way are on full display. Start with the hot and then the cold - alternate back and forth to feel like a million bucks. The deck has two picnic tables and a gas grill. A tree platform in the backyard provides unobstructed views of the river and the ocean - a great spot to read and nap in the hammocks.
There are three bedrooms and 2 bathrooms downstairs. The downstairs master bedroom has a heated drying rack with a heated Toto Electronic Bidet. The other downstairs bathroom has a classic claw foot soaking tub with a heated Smart Bidet. The kitchen, dining room, and living room are downstairs.
The upstairs has two bedrooms. The master bedroom has its own wrap around porch with magnificent ocean and river views with a Jack and Jill bathroom. The other guest room has a twin bunk bed with a convertible sofa that can also become a comfortable double bed (we have extra toppers in the closet).
Our fast Wifi is with Business Level with Further Reach (18 to 35 MBPS) .
There is a small TV in the living room closet that has a streaming Firestick with Netflix and Amazon Prime. There are also plenty of Blu Ray and Dvds. We do not have cable or Direct TV although you can probably use Hulu to watch regular TV channels if you have an account.
We strive to use nontoxic, sustainable, and environmentally friendly cleaning products and toiletries. Examples are brands such as Andalou Organics, Acure, Shikai, etc.

We strive to stock a good variety of spices but if needed there are two grocery stores within a short 5 minute walk from the house.
There is a nearby trail to walk along the ocean bluffs and it's less than 2 miles to drive to Gualala Regional Park with trails next to the beach and ocean. You can kayak in the Gualala River. Cooks Beach is a more protected beach that is great to take dogs and kids to - just a few minutes drive up Highway 1 on CR-526. Beach combing, hiking, mushroom foraging, wine tasting, and golf are all nearby.

***There are two motion triggered security cameras on the front exterior of the property. One is positioned on the front gate, the other is overlooking the driveway. The cameras are activated by motion only. We will be happy to provide pictures of their viewpoint upon request. No cameras are inside.
***There is NO WALKING access to the beach from this property.
***The fireplace works great but we do not supply firewood.
***Please remove shoes in the house.
***Please do not leave food out or on countertops as it will attract ants. Nontoxic pest spray in under the kitchen sink.
***EVC/Tesla NEM 14-50 charging is available for $10 a day. Please let us know if it's needed for lock box code. This is under "Electricity fee. " Please don't check the electricity fee if you don't need EVC.
***Early Check In
We will not know if early check in is available till the day before Check-in. Early checkin (if available) is an additional $100 can be as early as 10 AM of check in day.
***Late Check Out
We most often do not have late Check Out available. We will not know till the evening before if Late Check out is possible. With permission, late check out is subject to $100 fee for 1 PM check out, $150 for 4pm. Without permission, Late Check Out will be charged a full day’s rate.

The primary renter agrees to use extreme caution and care in using the hot tub and cold tub on the premises and to pay all repair charges for damage caused by the renter or any guests occupying the property.
The renter agrees to the following rules:
All guests will shower and clean feet upon use of hot tub and cold tub.
No oils, bubble bath, soaps, other liquids, or any other harmful materials will be used in the hot tub or cold tub.
No glass products whatsoever are allowed in or around the hot tub or cold tub.
Covers should always remain on the hot tub and cold tub when not in use.
Renter agrees that there will be no horseplay in the hot tub or cold tub as well as not to sit on, jump on, or misuse the hot tub cover in any manner.
Children must be always supervised when using the hot tub or cold tub.
Use of the hot tub or cold tub is at your own risk. Anyone with any medical condition (such as but not limited to, heart disease, low or high blood pressure, circulatory system problems, diabetes, obesity) or are taking any type of drugs should consult their physician before using the hot tub. Persons who have skin sensitivities or open wounds should not use the hot tub. If you have consumed or are consuming alcoholic beverages or drugs or have a medical condition that in conjunction with hot tub use may result in drowsiness, do not use the hot tub due to the possibility of losing consciousness with the possibility of drowning.
The renter further agrees to defend, indemnify, and hold harmless the property owners from any and all claims, damages, liabilities, or losses whatsoever arising out of or in any way associated with the renter’s use of the hot tub or cold tub, including but not limited to death, personal injury, or property damage.
The agreement and release are hereby incorporated into and made a part of any other agreement between the renter and the owner in the event legal action is commenced to interpret or enforce the terms of this agreement and costs, whether incurred during litigation, at trial, or on appeal.

The house was perfect for our 9 adults and three kids, one under 2. Our grandsons loved the tree house and swings. We loved the kitchen and large table where we all ate. Highly recommend this home. Its ambience added so much to our family vacation.

The property is quite large...plenty of space to spread out with a large group, on grass, in a treehouse with a view, on decks, inside, etc.

We enjoyed our stay in this casual, comfortable home with an ocean view. Primary bedroom on the second floor has the best view and the ocean waves were most audible from that room. The large property is fenced which was helpful, given we had an active 3 year old with us. Deck with its long picnic table and benches plus numerous chairs made outdoor time together easy. With four children in our group, this was one of the best places we stayed in the area. The fenced yard, tall rope swing, and luxury tree house were all a big hit. Also, the hot and cold tubs. We had a wonderful intergenerational family gathering here and found everything very well set up for our group of 7 adults, 3 kids, and 1 baby. Would return in a heartbeat!

Directions clear, excellent manual which we referred to at times. We enjoyed both the home, yard and sound of the waves as well as the town. Walked to town on numerous occasions. Spent two days at Gualala Point Park—could not get enough of the outdoors there.

Our main criterion was a home with similar sized bedrooms for 4 families (grandparents, kids with grandkids) and a dining table that accommodates all of us 14. The dot on I is the charming personalized outfit, great kitchen supplies, phantastic hot and cold tubs, the massaging chair, and some more special treats. The views were as advertized and we enjoyed it very much. The host was very responsive, especially during a power outage.

This is our third time staying at what everyone in our family calls “The Gualala House”. The house, the location and the amenities are perfect for our group (11 adults, teens and kids). And the hosts Nick and Judy are lovely, gracious and super quick to respond. We cannot recommend highly enough!

LOVED this place, would go back. Hot tub with cold plunge of my dreams, loved that it doesnt use chlorine as my skin cant handle it. Only critique is it says sleeps 15 but that must count on kiddos coming, and we had adults and families that left kids behind, and felt we were short a bed. But we adapted and had a wonderful time. What a beautiful place! Loved the huge lawn for lawn games!

The pictures did not do the property justice. Our group enjoyed the large yard and being able to spread out comfortably throughout the campus. The kitchen is well stocked with every tool or pantry need you can think of. Mini Family Reunion / Grandparent Memorial
This is a spacious home with 5 Bedrooms and 3 Bathrooms.
Perfect for family gatherings, girl's getaways and for multiple couples vacationing together. It is well equipped with all you need and the little town of Gualala is close by as are other attractions of this beautiful coastline of Northern California.
Our total number was only 3 adults + 2 children but there is room for more! If the weather is warmer, there is a nice deck all around to enjoy.
The Property Manager was very responsive to our request for a space heater (it took a day to heat up the house as it was chilly when we arrived) for an elderly member of our group, which was much appreciated. The large TV upstairs was great for the kids and adults!
The Hot Tubs, while an attractive feature, were somewhat difficult to use because of the heavy covers...also the cooktop required reading the instruction manual if you are not familiar with electric induction ranges! Fortunately, the hosts provide a manual for the home. Groceries from the two stores in town were pricey, so suggest a stop to shop before heading out to the coast.
You cannot walk to the beach from here but a short drive North or South of town take you to some amazing beaches.
Good Wi-Fi but unreliable cell phone reception.
All in all, a nice property for a larger group and a perfect place to make your "basecamp" as you explore this lovely area!

Fantastic property- truly a home away from home with everything you need to be comfortable. The set up was perfect for a two-family (with kids) vacation. Kitchen is incredibly well stocked. Soaking tub was one of a kind. Short walk to town (super close to our favorite cafe)! I love the attention to small details: high quality, environmentally friendly, hypoallergenic soaps and cleaning products; amazing water pressure; large washer and dryer; plenty of towels; a surprise massage chair!
The owner was kind, responsive and clearly cares for this home. One of the best VRBO properties I’ve ever stayed in!

Forget Disneyland -- Happiest Place On Earth
While the house itself is not overly big, there was enough space for all 11 of us (2 families, 2 singles). It is a VERY well-appointed house, with lots of specialty cooking equipment and extras of everything. One thing that this Type A loved: everything was clearly labeled and there were zillions of hooks everywhere for clothes, hats, etc. The one hiccup (and this is likely user error) was the one room that read 2 bunks -- I thought that meant 2 bunk beds (4 beds) but in fact it is 1 bunk bed (2 twins) and 1 big pull out couch. Response to my questions were super fast. Hot tub was rad. Everything close by was a delight but truly nothing is better than having the ocean sing you too sleep every night. Loved staying here.

Nicely located property for our family getaway with six adults, four children and two dogs. We loved the fenced yard so the children and dogs could play without the adults being worried. Nice ocean views from the main deck but beautiful views from the upper deck and observation platform. Everybody wants to stay at this property again!

lovely Sonoma/Mendocino house on the water
a spacious and lovely house for our group of 3 families, reuniting post-vaccination for the first time in over a year. plenty of space to settle in, relax, play, eat, be outdoors... we loved the hot & cold pools, the tree house, the proximity to beaches and the sounds of the waves in quiet moments at night or in the morning. a few issues came up but the host was responsive and remedied them. would absolutely book again!

Wonderful family vacation!
We loved this house! Kitchen was stocked with all our needs, including a paella pan! Hot tub and cold tub were amazing. Views from every room we’re stunning! We are excited to come back soon!

More than happy!
Our family of 11 and two large dogs had the best time in this house! There is more then enough room with lots of beds and portable beds. The views from the house and especially of the deck are fantastic! No beach access, but if you love the sound of crashing waves you will not be disappointed. The house is more like a compound, once you close the gates on the driveway, your are in your own paradise and your dogs can run free as well as the kids and you know they are safe (providing they are not small dogs or jumpers! ) The owners provide all essentials, paper towels, toilet paper, lotions, dish/ dishwasher soap, shower essentials, laundry detergent. Towels, extra blankets The kitchen is well stocked with spices and equipment. The table sits at least 10 and they also have a super large picnic table just outside, and It’s honestly the best stocked kitchen for a rental. The hot tub was a highlight for sure. I would be more then happy to rent this house again and again! Hoping to go back next year!

Amazing nights and beautiful mornings
This property is serene and my favorite moments were having breakfast with a view of the river and ocean as well as nights on the porch for stargazing. That said, there were so many other great parts to this property. The layout provided everyone a little personal space and there were swings and tree forts for the kids. Actually, they were where the adults would watch whales spouting in the ocean, really whole family tree forts.
The local beaches are short drives away and the markets are close enough to walk to. The property itself is well maintained and beautiful, covered in flowers. I can't say enough about how perfect the stay was!

Perfect Coastal Getaway
We can't say enough good things about our stay. The house itself was perfect for our group: plenty of room for everyone to have their own space, but lots of gathering places as well. We spent most of our time outside on the deck, up in the tree platform taking in the spectacular view, and of course, in the wonderful hot tub. The kids spent hours on the swings. Perfect location for exploring Gualala, with everything we needed within walking distance. Can't wait to stay here again. Gracious hosts and easy communication made everything a breeze. Gorgeous home
This was an incredible custom home in a charming small community. We loved every minute of our April stay, and highly recommend this for a gathering of family or friends. We used the jacuzzi and tree swings (and the tree house!) daily. Our only note is that the house does not connect to walking trails easily as some commenters suggested - you need to drive to the beach up north a few miles , or go south to the regional park or the public walkway at Sea Ranch . All are beautiful and welcome to dogs, and they loved them! We highly recommend staying here!

Blissful Sanctuary
Well appointed home in lovely Gualala. Ideal for families who include canine companions. Large, clean, comfortable for everyone. Saline hot soak is perfection. Kitchen is very stocked and ideal for entertaining. Amenities exactly as described. Host was kind, flexible, and accommodating. My only hesitation is letting others know about it, and it not being available to us. Our heartfelt gratitude to the hosts for providing a home for our celebration.

Birthday getaway
We had a wonderful stay, the house was everything and more than we were hoping. It is a great design for social gatherings. The property is private and very well kept. It was perfect for the dogs too! I could see it being a lot of fun and safe for kids. The kitchen is super nice, and stocked with everything you could think to need.
