PLEASE FEEL FREE TO ASK ABOUT PRICING. We have been a primarily longer term housing provider for 25 years but pricing on Airbnb is very hard to communicate and set, as it's impossible to know the dates and circumstances of every possible guest's needs in advance when we set pricing. Pricing may vary significantly depending on length of stay, specific dates, etc. For longer term stays there may be discounts possible.
PLEASE SEND AN INQUIRY PRIOR TO SENDING A BOOKING REQUEST.
Guests have total access. This is not a shared space.
We are more than happy to provide information on local attractions. We also provide a detailed Welcome Letter with relevant neighborhood information, plus an interactive map with neighborhood recommendations.
Capitol Hill is an outstanding neighborhood. It's historic, charming, and ideally located at the absolute geographic center of DC. Terrific safety, with the US Capitol police patrolling the area. Home to many politicians, media figures, etc.
Corner groceries, pharmacy, great diner and dry cleaners a two minute walk away.
Eastern Market (farmers market and baker/butcher etc) is a few blocks away. Amazing restaurants and lively bars within easy walking distance.
Whole Foods and several other supermarkets in the neighborhood.
Five blocks to metro orange/blue and red lines. Union Station train station is five blocks. Union Station is home to the major sightseeing tours. Capital Bikeshare kiosk is a couple minutes walk.
Uber and Lyft and cheap and very easy to get here.
DC Circulator metro rapid bus transit also very close by.
The outdoor space is a rarity in DC. Ideal spot to explore DC from. Fantastic neighborhood for longer term stays also.
Inquire about parking PRIOR to booking please. There is very little need to bring a vehicle, as there is great metro and bikeshare access, and rideshares are inexpensive and readily available. Most places you want to go to in DC won't have parking when you get there. 24/7 street parking near this property is possible with a street parking pass, which can be obtained from the DC DMV with a copy of a lease and vehicle information. It costs around $250 for a six month pass. Free street parking with no pass needed is free and open to all every night, all weekend, and two hours each weekday. We have about five offstreet parking spaces in the immediate area. We rent them from neighbors. IF a paid space is available they usually go for $300 a month. Union Station parking garage is five blocks away and can do monthly rentals including oversize vehicles for around $300 a month.
A word about rates:
Since every booking is different the rates listed are an approximation. Rates are based on length of stay, specific dates needed, amenities requested, etc. Bookings less than 91 days are subject to the DC lodging tax of 15.95%. SINCE EVERY INQUIRY IS DIFFERENT AND THE BIGGEST FACTOR IN PRICE IS THE SPECIFIC DATES CHOSEN AND LENGTH OF STAY RATES MAY BE HIGHER OR LOWER THAN WHAT IS POSTED. PLEASE INQUIRE SO WE CAN DISCUSS PRIOR TO SENDING A BOOKING REQUEST.
Fall and winter months are very high demand, moreso this year than ever before as this is the first year that many federal agencies and private employers are bringing people back to DC, and they are making up for lost productivity during Covid.
And of course it's a presidential election year.
Most furnished housing providers in DC will only take bookings for three months or longer during these months. We will do less, but the rates do go up. And generally we try to match an incoming booking with an apartment that is available within a week or so of the requested date. For instance if you are seeking a month rental beginning July 1 we would want to match your request with a property available in very late June or July 1. If the property you inquired about seems to have an availability date that may not match up then you can always check HERE see all properties and their available dates.
Our average booking is around four to six months. We are primarily a longer term lodging provider. We can do shorter, but in the furnished housing business rates go up for shorter stays.
Please don't hesitate to let us know if you have any questions.

Location, location, location!
This property exceeded expectations. It is conveniently located to the monuments and museums AND had it's own private parking spot. Communication with the owners were great as this was a last minute getaway. When we go back to DC we will be staying here again!

Pleasant stay in DC
We rented this house in Washington DC. Located on Capitol Hill! Close to monuments and Smithsonian museums. IMHO very convenient place to stay for travellers. House by itself was clean and cozy. Plus you have an access to roof deck for sunny breakfast. We liked our stay. Recommend to anyone!

Wonderful location
The carriage house was exactly as advertised and was exactly what our family of 4 adults needed for a weekend in DC. We would definitely stay here again if we return to the area.

Great stay at a great location
Great location just steps from the Capitol and National Mall. Well maintained and appointed property with a dedicated parking space. Walking distance to National Mall. Brian and Luis are great hosts and very accomodating (letting us use the parking space after we checked out was greatly appreciated).
Thank you, great choice for staying in DC.

Capital Hill
Great location and felt safe in the environment. I would have like to see some cleaning supplies ie.... Dish washer soap. Also, my wife like to cook and there was no seasoning at all. You should have basic seasoning salt, pepper, and sugar. We understand we have to purchase specific type of seasoning but like I said the basic was not supplied. I will love to re-rent this property. The location is great for the area. I’m looking forward to coming back over the summer. I will also refer your property to others I know.

Great place and location!
The carriage house was a perfect place to stay. It was in walking distance to all the monuments and museums. The home had comfortable beds and plenty of kitchen supplies for cooking if you don’t feel like going out. It accommodated the large dog crate for or lab. The neighborhood was wonderful for walks and runs. We will definitely rent again since timing of Covid the museums were closed so we need to have return trip.

Awesome hidden gem near Capitol Hill
We just spent a week at the Carriage House and the location was top notch! Having a private parking spot was INCREDIBLE because it allowed us to drive around and explore DC throughout the day without worrying about parking when we get back. We loved having the little patio outside. There was enough room for 4 of us to spread out to “social distance” one in each room 1 on couch and a blow up in the kitchen. We also had enough space/ couches and chairs to spread out during our meals and hanging out. We would definitely stay here again! Thank you!

A quick trip to visit family in DC
We considered ourselves fortunate to stay at this historic property. It was the perfect size to accommodate four adults comfortably, and was located in a quiet, safe, very walkable neighborhood. Our host, Brian, and the property's manager, Luis, answered our questions promptly and thoroughly. I would definitely recommend staying at this location and hope to do so again myself!

Giant Fly Invasion
Our first trip away in a long time. We picked this home due to location and the owner says he is a veteran as we are. We expect clean and for the place to deliver physically as it is photograph. This home did that. Where it fell apart was the total lack of help when a crisis arose and then being told that we were lying about the problem. As a military family, my husband served 36 years, we don't lie or fabricate problems at 10pm at night when we are tired and ready to go to sleep in the middle of a city. Our second night we arrived at 9pm to an invasion of cluster flies. Giant, slow moving flies. After killing 2 dozen & flushing down the toilet, they kept coming. We then figured out what all of the little plug in devices were, bug deterrents. We saw them coming in and out from under the kitchen cabinet. We text and called several times within the hour. NEVER a call or text back until 2 hours later. By this time, we left. Our bedroom was a loft and we couldn't keep the flies off the bed. They were on windows, cabinets, lights, buzzing all around. The night before I felt if something was on me, but thought I was imagining it. The next morning still no call or text. finally an email through the Homeaway site which they never used during our communication. Only personal phones & their email from the business. We didn't think to check Homeaway. We were trying to solve the problem so we could go back, but they cleaned the home & locked us out. We had to stay elsewhere for more money for 3 nights. Here is what they said to us, approved by the homeowner . "We did a thorough walk of the property this morning and found no infestation of flies inside as you had previously mentioned in your message to us. We also found no evidence of the two dozen flies that you had killed the other night. We searched the entire property with no success on finding any flies, dead or alive, you moved out because we didn’t show up within an hour after you messaged us during after hours and did not give us a reasonable amount of time to reply. " Management Insane to suggest that we wanted to leave at 10 at night, pack up in the middle of DC & find some place else. These people refused to talk to us by phone, never have. Buyer beware of flies & people who don't communicate if you have a problem. We have NEVER had an issue with homeowners in the past, may we add, we too own several vacation rentals and never treat guest this way. Too many options in DC to pick from!

Gem with a great location
For our family of 4 (2 adults and 2 teenagers), "The Carriage House" was a great fit! The place was clean and is well maintained. The owner and property manager answered any questions we had and helped us in obtaining a parking spot for our minivan. With such a great location, it was not necessary to move our vehicle. We loved the Capital Bike Share being 2 blocks away, especially after a long day of walking and sightseeing! Everything that we needed was within walking distance, such as the sights, grocery store, and coffee shops, as well as bus stops and metro stations. We enjoyed relaxing or having breakfast on the rooftop deck or patio area outside the door. We definitely recommend The Carriage House!

Period Property in Ideal and Safe Location
We were very impressed with our stay at the Carriage House. The location was ideal for access to all the major sites being just 1 block from the Capitol Building. The street and immediate area was charming and well taken care of. It also felt very safe considering we were in a capital city. We arrived very late to the rental and there was a slight hiccup with our parking permit that we were unable to sort out straight away. However - this was quickly resolved by our hosts first thing the next morning and we were able to park on the street near to the property without concern. The rental itself is a period property that had been upgraded to a high standard but still in keeping with the character. All the appliances in the kitchen were of a high specification and the bedding was very comfortable. We believe the upstairs was previously the hayloft for the Carriage House and as such there are some quite steep stairs which could prove an issue for some renters and possibly children. This was not a problem for us and again we enjoyed the thought that had gone into keeping the period feel of the space. The rental also had the bonus of access to a shared rooftop terrace- where we enjoyed our morning coffee. Our communication with the hosts was good - and they persevered despite us experiencing some issues with our UK cell phones. Due to the excellent location we were able to just walk to most of destinations we planned. We only had one full day in Washington. We started from the Carriage House and walked via the Supreme Court (at the bottom of the street) to the Library of Congress and Capitol Hill Building via the Mall to the National Archives and the Washington Monument. Then a detour to the White House and back on the Mall to the Lincoln Memorial.

Wonderful property!!!
This carriage house is a perfect place to stay in DC. Our family of four enjoyed the charm of the carriage house! We were so close to everything...the Capital, great restaurants, Saturday farmers market and bike rental. The property is quaint and the property owners take great care in providing a fantastic service. We would stay here anytime we visit DC!

Wonderful place near everything, flexible floor plan
Stayed here with my kids for a long weekend in the city. Couldn't possibly be a better place to launch excursions to everything. There's even 2 small grocers and a pharmacy literally around the corner. The floor plan is ideal for couples or more, very comfortable and incredibly quiet because it sits far off the street. Will be my first choice for future stays.

Very nice rental
Very well kept apartment with a prime Capitol Hill location. Our family of 4 had a good stay in D.C. and Brian was very helpful. Apartment comes with parking, a major plus. No complaints, but just a slight warning for families with very small kids as the stairs can be a bit tricky,

Wouldn't change a thing
Was going to stay in a hotel, but was lucky enough to find Brian's Carriage House in Capital Hill. Could not believe for the same price as a hotel I could get a home away from home only 1.5 blocks from the Supreme Court! Walking distance to all of DCs best. Brian was helpful in giving all the information I needed to make this stay perfect for my family and I and was exceptionally flexible with my fluid situation. It is a MUST STAY!

Best furnished rental on the Hill by far, perfect for entertaining
My wife and I used to stay in Hotel George for time on the Hill, since it's the closest hotel - but actually not that close, so instead we've now had the pleasure of staying in this "Capitol Hill Stay" property, sometimes on short notice. Fantastic place, location is unbeatable for any work on Capitol Hill (Supreme Court, Capitol, LoC, lobbyists). The owners are very attentive, responsive, & thoughtful - it's a real turnkey experience, everything prepped and ready each stay (I've always dreaded that in Airbnb or similar, where the owners don't do this for a living or take it seriously). Carriage House has the feeling of a sophisticated urban duplex, with an awesome kitchen, spacious new bathrooms, and a second bedroom I use as an office - perfect look & feel for entertaining as well. It's back off the street, quietly protected by a lovely gated courtyard (photo). Pet friendly = added bonus. Parking space at the back door = unbelievable bonus for Capitol Hill.

Like no other place I've stayed. This is why you don't stay in a hotel.
Honestly can't say enough about this property. My wife booked it for a one week stay. I wanted the fancy Hotel George nearby. I'm so glad she told me no. This was unlike anyplace I've ever stayed. You could feel the history in the building and the neighborhood. Gorgeous place. Very clean. Very open layout so it felt huge. Huge bonus for us was the parking space ten feet from the front door though we actually never really moved our car much once we got here. Plenty of restaurants nearby - Cafe Berlin was probably the best . The owners live nearby and were available anytime which was really nice. East Capitol Street is a superb place for a walk, past very charming townhouses going one way the the Capitol grounds going the other way. Another bonus is just how private and quiet it was. It's it's own building, so nobody stomping away upstairs or next door like a hotel. Its got a nice patio out front as well. That's shared with other guests in the front house, though we never saw anybody else out there. SUPERB neighborhood. We asked the owner and after some prodding he told us this property would probably sell for around $900,000. I can see why. You can walk to the Capitol in about four minutes and the homes are beautiful. Seems like a really wealthy area. Bottom line is this place wasn't cheap but it was so worth it. We felt like we more than got our moneys worth.

Amazing Carriage House
Great stay in the Capitol Hill Stay Carriage House. We loved the location - two blocks from the US Capitol and Supreme Court, charming neighborhood, quiet but exciting, and great for walking. There's nothing like walking out the door and seeing the hubs of our government right there.
House is super comfortable and plenty big. Great kitchen, nicely decorated (maybe more dark furniture than I would use) with comfy furniture, nice TVs, super clean, etc. Loved the outdoor space and roof deck.
Everything was as expected. Would definitely stay there again. Such a better experience than the normal, impersonal hotel.
