About this apartment rental
Only a 20 minute ferry ride from Cancun, Nautibeach Condos is located on the north side of Isla Mujeres on the most popular beach, Playa Norte.
Condo #5, #6, #9 and #17 are owned and managed by Katy and Dave Hochmayr, and are not part of the on-site rental pool. Our own rental office is located just before the entrance to Nautibeach. You will still have full access to the pool, beach, beach chairs, umbrellas, etc. We have wonderful staff available to help you with anything you may need during your stay.
Condo #6 is a guaranteed two-bedroom ground floor condo near to the pool. Both bedrooms have king size beds and the second bedroom has small sink with a vanity. There is one bathroom.
There are granite counter tops in the kitchen, and a 4- burner cook top. It is located on the ground level for easy access to the pool and beach. The patio is twice as big as the balconies of the second and third floor condos at Nautibeach, making it more delightful to enjoy tranquil mornings and evenings from your private terrace overlooking the tropical gardens and pool.
Maid service (daily or as requested) is available at no extra charge. Tips are appreciated!
We also rent out condo #5 (property ID #303230) which has a patio that is connected to the patio of condo #6. For groups larger than 4, large planters can be removed between the two connecting patios. For individual rentals, the planters are kept in place providing private patios.
Located on our property is the restaurant, Mayan Beach Club - a great place for breakfast, lunch or dinner and one of the best spots on the island for watching the sunsets. Lounge chairs and umbrellas are provided both around the pool and on the beach for our guests.
Enjoy a lovely 5 minute walk downtown to experience its many shops, restaurants, bars and local music.

We wanted to keep as much green-space as possible, so we designed the property with many tropical plants and coconut trees. There are many extraordinary hand-carved marble and onyx sculptures throughout the property as well.

Perfection
No complaints, only praise! So happy we choose Condo #6 for our week long stay with kids. The location is perfect. Nautibeach has a pool and a swimup bar that is operated by the beach club next door... Mayan Beach. You can run a tab and pay with pesos or credit card. The condo has everything you could need and its cleaned every other day (unless you need more). Amazing job, use the tip jar! 2 king beds, plenty of dishes, microwave, water....the condo has everthing. Steps to the pool and beach. Good A/C that you can turn off when you leave and its still comfortable when you get back hours later and cools everything off fast. .even in June! The employees at Nautibeach are great, the location cant be beat...thank you Katy for an amazing week. We cant wait to come back!

Perfect Stay!
We loved the location and the low key vibe of Katy’s condo. It was so convenient to be in and out to the pool and beach. It was hard to tell From the pictures just how close to the beach and pool you really are (closer than it appears!). The condo was clean, easy to get to, and easy to walk to many places for meals. The on-site Mayan Beach Club has excellent food that has a very upscale presentation that (pleasantly) surprised us! We had some appetizers the night we arrived, as well as breakfast a couple of our mornings which made it really convenient.
Katy was very easy to deal with and was responsive to my emails. I requested something special to be in the condo upon our arrival as it was my daughter’s birthday the day we arrived. I was a little disappointed it wasn’t there when we arrived, but when I let Katy know she did have it there that evening. It would’ve been a fun surprise, but not a huge deal. She came through in the end! There is a nice binder with lots of information and recommendations for places to eat in the condo. Be sure to have cash, as most places don’t accept credit cards.
We used one of the baggage men with the bicycle at the ferry port to transport our luggage to the condo. He came back the night before we left to see what time he could come to help with our return, and was there the next morning waiting to load up our luggage. He took the bags to the port and waited for us there. By the time we waited in line and boarded the ferry, he had our bags loaded right onto the ferry (we had 8 bags and tipped him $20 each time…well worth it).
We love our stay at Katy’s condo and love the vibe of Isla Mujeres. We are already planning our next trip to return, and would definitely stay at this condo again.

Loved the condo and its location. Such a pleasure to work with! Beach front and walking distance to shops, restaurants, bars. The condo was fully equipped!! Beautiful place. close to pool. Perfect!! Such a wonderful week. There is also a restaurant on site with full bar. Can't wait to return!

Fantastic stay at Nautibeach Condo
We had such a wonderful stay at this lovely condo. Katy was so helpful with details and recommendations leading up to the stay and the property rental staff were there to answer any questions we had. The condo is so well equipped and perfectly located. We enjoyed the super easy access to a playa Norte as well as to town. The condo is so quiet in the evenings. We would love to come back sometime with family and rent both units side by side!

Great communication with Katy made this process seamless. She was quick to answer any questions and she also sent a very informative email prior to arrival. The condo was extremely clean and comfortable with the location being superb. Walking distance to town was super convenient and quick. Our group felt very safe in our surroundings. AWESOME!!!!
My husband and I spend five nights here in September and it was wonderful. Love the beach area! It's not rough like some of the other areas on the island. Loved being able to just float around and not be pulled away by a strong current. The Mayan Beach Club is a great place to eat and they will bring drinks to you on the beach as well. Loved having the beach chairs and umbrella included. We rented a golf cart right from the check in office and toured the whole island several times. Felt safe everywhere we went. We walked to Hildago street at night as it has many restaurants and outdoor music. Staying in unit 6 was awesome because you walk out your door straight to the pool and beach....no dealing with stairs. Condo AC's worked great and we were never hot. We took pecos with us and it's mush better to do this. You can use US dollars but the exchange rate when you get change will be less. Be sure to tip well everyone is so nice and will go out of their way to help. They have been hit hard with tourism being closed for so long. We will be back for sure!!

Great Stay at Nautibeach 6 & 17
What’s not to love about Nautibeach?! The condo #6 was just as described, equipped with everything we needed for our weeklong stay. The location couldn’t be better... steps from the pool and a few more steps to the beach. Great food, massages and yoga all within close walking distance. Katy was a joy to work with. Very responsive. We had a plumbing issue a few days into our stay and within less than an hour we were moved to another of Katy’s condos (#17)... equally nice and what we may have lost in convenience (not much) we made up for with a fabulous view.
The entire complex is beautifully maintained. Everyone works so hard and is very friendly. Can’t wait to return soon!!!

Great Spot! Just what we wanted
We had a great time. We have been to the island before and knew where we wanted to stay. This property worked well. Security staff were all friendly. The rooms had their own AC controls as well as the living room. Beds were comfortable. We had great access to the pool and beach. There is a place right where you check in to rent golf carts if desired. Katy even stopped by to say hello and check how we were.

Fantastic condo with an amazing view!
We had a great experience during our 1 week stay in #6 with another couple. Both king beds were comfy, and the condo overall had everything we needed.
But the absolute best part was the view from the patio. We spent our mornings out there with our coffee overlooking both the pool and the neon blue waters of the Caribbean behind it. Being able to walk in and out from the ground floor patio throughout the day was everything!
I was originally concerned about the construction going on at chi chi's next door, but it really wasn't an issue.
We will definitely stay at #6 next time we're on the island, even if it means shifting our vacation a week or so if it's already booked during our first choice dates.

Best location - perfect property!!!
This was our first trip to Isla Mujeres, so all of our research was through a little word of mouth and a lot of internet searches. I found Katy's property and knew it was the one. And it didn't disappoint!!! The condo is maybe 5 steps to the pool and the pool is located right on the ocean. The Mayan Beach Club next door services both the pool and beach area so you are always taken care of...dangerous! I have to say that the staff at Nautibeach was amazing: the security guard at the "gate" was always super friendly and high-fived our kids as we headed out for the day/night. They loved him! One day I left my phone on my beach table to grab lunch and a drink and came back in a panic when I realized it was missing. My husband called the number and our pool/beach guard waved us down right away...he had picked it up for me so that no one would take it.
The condo itself was perfect. The location was unbelievable and that's the biggest thing - being on the bottom floor to pop in and out from the pool or beach to your room is amazing, especially with kids. We loved having the maid service, purified water and kitchen. The kitchen was VERY well stocked, although we ate out a lot more than we thought we would! There are so many fun restaurants on Isla!!! But honestly if you wanted to make large meals, you would be set. Each bedroom has it's own AC which was nice. And one bedroom has a sink which helped for getting ready at night and in the morning. We enjoyed playing Scrabble and Cards and even had time to watch a DVD that was in the condo.
I would HIGHLY recommend this unit to anyone...although I'd like to keep it a secret for us! Also, Katy was very responsive and helpful. Great to work with!

Steps to the pool and beach, great food at The Mayan, and perfect sunset watching on the beach!
The condo was what I expected for the great price, clean and comfortable. The grounds are beautiful and the location is stunning. Very convenient walk to Hidalgo or anywhere on Playa Norte really. The folks associated with Nautibeach, (Katy and her dad, the gate guards, check-in guys, housekeeping, beach guys) EVERYONE! was incredibly helpful, always available, and very accommodating. I would absolutely recommend this property. Beach is a little crowded in August but once the day trippers leave in the afternoon this is the most beautiful place to watch sunsets from the beach!

Katy's Condo #6! Fantastic!
I've been going to Isla since the early 2000's and Nautibeach is my place to stay. I always like to stay on the ground floor, so having the ability to rent directly from Katy I know exactly which condo I will have at Nautibeach. My favorite is Condo #6. I've stayed in all her condo's, but I'm always drawn to #6. The king beds in each bedroom and the vanity sink in the back bedroom is a definite plus! You know what you always get by renting through Katy! I'll be back for sure! Nautibeach is the spot and Katy's condo's are top notch!

This is a great place to stay. With it being on the ground floor and the extra sink in the second bedroom you couldn’t have a better place to stay. We will definitely stay there again if it’s available.

We absolutely loved our stay at Condo 6, Nautibeach.
Katy was very helpful prior to our arrival and provided us with plenty of information regarding our stay. Local staff were friendly and helpful also.
The condo was perfect, very clean and well appointed. We felt that we picked the best location and amenities on the island, it was so great having the Mayan Beach Club at our doorstep.

Perfect in every way
This was our first trip to Isla and our first trip to the Caribbean. The condo was clean, well stocked with drinking water, air conditioning worked wonderfully, and the bathroom had plenty of necessary supplies (towels, t.p., etc). The resort property itself was very well maintained, and everyone was friendly and helpful. The ground floor condo is perfect for us, since much of our time was spent in the pool or beachside and we were able to go straight out the back door. The restaurant on-site had great food and live music. Playa Norte is among the most beautiful beaches in the world, and we were close enough to downtown that we walked to a different place each night for dinner. We were able to rent a golf cart on-site as well and we had fun exploring the island. In addition, Nautibeach is only 5 blocks from the ferry so you can walk and don't need to get a taxi.
Katy was helpful and prompt when we made our reservations, and I would recommend this condo to anyone without hesitation. We are definitely planning to return, just as soon as it works with our schedule!
