This house was the perfect size for our family of 6 adults & 5 kids. Not only the sleeping accommodation's, but also the spacious living room and dining table. The screened porch provided a nice separate area for reading & game playing. At the swimming area the sandbar provided a large shallow wading area for the younger kids. Beth was very responsive when we had questions and communication was very easy.
The only comments I would provide to older vacationers are regarding stairs & lighting. I am of retirement age and was ok with the many stairs, but individuals with mobility issues may not be as comfortable. That being said, we have rented many Maine lake homes and the elevation change between the parking area, house & waterfront is a common feature. Lighting in the common area for late night reading wasn't very bright and my old eyes benefited by having a reading light.
Overall, we had a very nice family vacation and all family members were happy staying here.

We had a wonderful time! The beach is excellent with very clear water. The large sandbar was perfect for my 3 year old grandson. They also provide beach chairs and a table which was a nice bonus. My son brought his bass boat and enjoyed fishing. The screen porch was a wonderful place to eat meals and relax, without mosquitoes. The decks provided beautiful views for adults and probably older children. However, it’s not a safe place for young active children. Luckily there is the screen porch. Hiking is only a few minutes away and was fabulous. The only issue for us was the humidity in the house. We are very sensitive to humidity and the weather was extra h

Our group loved the Point House. Plenty of space for our 2 families with 4 adults and 4 kids. The shallow sandy bottom swimming area was perfect for the littles just learning to swim. The beach/picnic/fire circle area was our favorite place to be. We brought extra hammocks to set up a hammock cove down by the lake. The kitchen is stocked and the grill was new. The screen porch is delightful. We got into the puzzles on a rainy day. Good hiking nearby. Looking forward to staying here again!

We had a great time at the house, the pond was perfect for the kids! It was warm and shallow for them to play in. The house was setup great for week away with 6 adults and 3 kids.

We stayed here during the Fourth of July week! It was myself, my husband, my 2 children (7 and 5), my brother, his wife and their son (18 months) as well as our 2 dogs. The description was completely accurate - there are a lot of stairs but the description states this explicitly. There is also no beach (again completely accurate description!) however the area (shallow sand bar which is great for families with younger kids) where you swim is very shallow and the three kids had a ton of space where they could stand and play. My two older children loved the jumping dock - my husband and brother could walk all the way out and stand the whole time which was awesome! Beth was absolutely fabulous and incredibly responsive - she actually ended up staying next door (her nephew owns the house next door) for a few days; they had very friendly dogs as well! We had an amazing time!!!!

My family had a wonderful stay at Point House in June. The house had plenty of flexible sleeping accommodations for all of us. We spent our days floating and kayaking in Moose Pond, playing board games on the screened in porch, and reading books on the decks. The house is conveniently located a short drive to the drive-in movie theater and shops in Bridgton. We saw loons on a daily basis and the dragonflies were our frequent companions on the lake. It was truly a wonderful stay.

We were a group of all ages staying for a week. We enjoyed it. Lots of pros. The cleanliness of the lake, clear sandy bottom, and shallow water made for the best lake experience of my whole life. The house was large. The kitchen was well equipped. The basement with the pool table was nice and cool and a helped keep kids busy. Couple things to be aware of as a prospective guest. 1) there is no AC. The listing does not have this as an amenity and we should have paid closer attention as it was a challenge. There are fans, but you may want to pack some additional fans as some of our visitors ended up bringing more with them to help stay cool. The week we were staying was particularly hot, so it may not be an issue all the time, but the kitchen especially was tough. (The grill is a nice new Weber and a must for needing to cook outside-so that was a big plus.) 2) The beach in the photos is not exactly the beach available to guests of the home. There is a very small section available but access is a somewhat steep few steps down the banking. There are roots and rocks. Not easy for little kids. The flat sandy beach belongs to the neighbors. The beach is marked by a post w/ pink ribbon which we were shown when we got there, but we thought from the photos that it was bigger. These things probably would not have prevented us from renting, but just want to be clear for folks who may be interested in these things specifically. Neighbors and house very dog friendly. Nice stay. Thanks Beth!

Spacious, comfortable house on Moose Pond. Well-equipped kitchen. Large outdoor area by the lake with lovely morning sun. Sandy shallow area great for children. Short drive to Bridgton

Fantastic property and waterfront! We all thoroughly enjoyed our stay. I can’t say enough about how great the beach is, especially for a soon to be 21 month old. May have been a few older than that napping on the great float. Neighbors on either side enhanced the experience with friendly dogs to play with ours as well as just being friendly and nice people. Moose Pond is a great location, Pencil Point may be the best.

Beautiful setting and spacious. Several stairs to the house and then to the lake. Pictures of the waterfront were a little deceiving. Not much of a Sandy beach. Maybe because water level was up? I would recommend if stairs aren’t an issue.

We love this property and we’re so happy to return this summer. It’s a great spot for families! The water is so shallow it’s easy to let the kids go play in the lake while you sit and relax in the Adirondack chairs. House is comfortable and has everything you need. Great spot to unwind, unplug and relax.

This property was perfect for our family's needs. Grandkids really enjoyed the safe, shallow sandy swimming area and dock. Bedrooms worked out great for all of us. Plenty of hot water for showers and laundry. Master bathroom is accessible from the kitchen and master bedroom which was a definite plus. Screened in porch was perfect for listening to the loons every night. Bridgton was very convenient for grocery and other shopping. Everyone hiked jockey cap in Fryeberg- highly recommended. The covered stairway from the parking area to the house was unique and just cool! Be prepared for quite a workout between these stairs, the house, and the path down to the beach. We hope to return next year, that says it all. Thanks Beth!

We enjoyed everything about our visit—and our host was lovely and responsive. The best part was the beach and swimming for all of us. The grandkids could walk out on sand in a beautiful, large shallow area. Adults could swim as far as we liked along the shore. So appreciate that the family makes this property available through VRBO.
I will add that groceries, boat rentals—pretty much everything was nice and close. Also, don’t miss the Maine Mineral and Gem Museum—wow. A terrific outing if you need a field trip day.

We had an amazing week at The Point House. We spent every afternoon sitting in the shallow waters reading books or sipping cocktails while watching the kids play. Beth and her family were attentive and helpful. The house was clean and had everything we needed. We brought our paddle boards and enjoyed them every day. Also hiked Pleasant Mountain. Gorgeous!
Can’t wait for next year’s visit.

Great spot for families and pets!
Wonderful stay at Pencil Point on quiet Moose Pond. Town is close (10 min drive) with all your needs - grocery, coffee shops, ice creams and restaurants - so very convenient.
Hiking is a 10 min walk down the road and Conway outlets are a short drive (30 min).
Property itself is comfortable - plenty of room for guests and kids. Sandy and shallow beach which is fantastic for families with young children. Didn’t see another spot with a sandy beachfront like this anywhere on Moose Pond.
Home has a well equipped kitchen and comfortable beds. Kitchen is a little dark but under cabinet mounted lighting helps put quite a bit.
Do be prepared to get your steps in - the house is on a hill and you walk down the property via a beautifully built terraced /covered deck and then you walk down from the house to the water as well. Not hard, but you definitely walk up and down a bit. We often packed a cooler and beach bag to bring with us to the water so we weren’t going up and back throughout the day.
We hope to visit again - it’s a special, serene and beautiful spot!

Fabulous
We had a wonderful vacation at Pencil Point last week. The property was described perfectly and we were not disappointed in any way. The sandy beach is perfect for a toddler and the shallow water to the floating dock is wonderful for kids of all ages. The canoe was fun and the Pond is a wonderful place to paddle around. The screened porch is an added bonus for outdoor space when it rained. I would give this 5 stars and would gladly go back.

Lake House
I stayed here with my partner, my daughter and her husband, two sons and grandson. We all enjoyed the house, the beach and the lake. We roasted hot dogs down by the waters edge fire pit.
We enjoyed the house and the site. The lake edge has a sandy beach.
The bed situation was not so good. Two queen sized beds were advertised but one is just a full. One single sagged badly. One full is lumpy.

Fun spot!
We had a great time at Pencil Point House. The kids loved the beach, the canoe, and jumping off the raft. The camp was clean and comfy, although better lighting for reading is recommended in the living room. Everything you need for cooking is in the kitchen, the beds were comfy, and the balconies have a great view of the pond. Beth is very friendly and attentive to any needs you may have. The walk down to the water may be a bit treacherous for 70+, as my parents had to be very careful with the exposed roots and stairs. It is, however, a camp, and that’s what was expected. We also had fun by the camp fire and were sad to leave! Also the pool and foose ball table in the basement were a huge hit.

Mixed blessing
Our 3 generation family stayed for 2 weeks and enjoyed this lake house. We did however, have mixed feelings about the review.
First the positives:
- The house is lovely with nice view of the lake.
- We loved the setting, especially with children. The waterfront was beautiful and suitable for the kids.
- The owner was responsive and helpful. Often on site next door.
- The kitchen was well equipped.
- Clean. Vacuuming could have had more attention to under furniture. Otherwise good.
The drawbacks:
- Many of the mattresses are old and sprung. Need to be replaced.
- There were multiple small repairs - door latches, screen door that didn't work. Nothing that prevented use of a room but an annoyance.
- For the price, firewood could have been supplied since state regulations do not permit bringing this in. The firepit by the lake was a hit with our group.

Great home with amazing waterfront.
We truly enjoyed our stay at this home. Beth was great to work with. She had clear notes about how things work and suggestions on area attractions. The kitchen is very well stocked with everything you could need. Plenty of room for people to spread out and enjoy. I would recommend for sure! Yes there are lots of stairs but we didn’t mind! Balances out all the eating we did on our vacation! It was an extremely hot week for us and spent our days with our chairs in the water. It was hot inside but they provide many fans to help. Would highly recommend this home!

Beautiful setting but...
The positives of this cottage are-the setting. It would be hard to find a more beautiful outdoor setting than the one this property offers. It's truly stunning from the campfires on the beach to the easy water access to the views. Other positive-the owner. Beth was helpful and present any time we contacted her. She wanted things to be perfect for us and was friendly and amenable. The decks-there are decks on every floor of this cottage AND a great screened in porch for eating. Loved those features. However, the negatives are that this cottage needs some BIG TIME UPDATING! As rental property owners ourselves, we know people can do damage. But there were just too many things that needed to be cleaned and updated from the furniture to the bathrooms and kitchen (poor drainage in downstairs bathroom, flickering lights in upstairs bathroom, light bulbs out all over the place, need new shower curtain liners, etc.) I could go on. Second negative-the downstairs rooms which are a bathroom and two bedrooms, were very musty smelling. Some in our group with allergies could not go down there. The basement mustiness made it impossible to use (so if you have an exceptionally large group and plan on using it for sleeping, you may want to reconsider). While we spent most of our time outside or on the decks, the inside, even for a 'cottage' needs some big time updating-many of the things being very simple to take care of. It has a feeling of benign neglect. Our family had a terrific time at this chalet. We even brought our boat and docked it to the pier. We would have loved to rent again but the consensus of our group was the inside just didn't work for us. Fresh paint, updated lighting, new plumbing accessories, etc.nps we rent a place every summer and like to go to the same place if it works out.

Great Maine House
We had the pleasure of staying at the Point House over Labor Day weekend. The house was perfect for our needs, very spacious and plenty of room for us all to be together in the living room/ dining room area and a beautiful screened in porch. We loved the uniqueness of the house, the ground level is the bedrooms and top level is kitchen/ living room. Beth is a wonderful host, we had one minor issue with the drain in the shower and she came within a matter of hours and fixed it immediately ! The lake itself is truly beautiful, a lot of shallow sandy water for hanging out and space to swim in deeper water as well. One thing to note is that is it a steep walk down to the lake and long walk with stairs from car to house. However the walkway from the car to the house is beautiful, unique and well maintained!

Perfect Maine Staycation- Quality Home- Exceptional Owners
This home is perfect got families and large groups . Lot's of bedroom configurations, options. Lovely art that felt personal to the family, left for guests to love as much as they do. Loved the screened in porch, high ceilings..and coveted the sauna for a winter stay. The kitchen had all we needed and more. Even without air conditioning mid summer the home was very comfortable, shaded by pines, lots of ventilation. Plenty of of deck seating for groups to gather quietly or together, lovely views. Easy to get to, peaceful. Wonderful sand bar for youngsters and deeper water floating dock. Loved the fire pit by the water. Thank you Beth and Family.

Wonderful location on beautiful lake but does feel like rental property
My family spent a week at this property in late June-early July. The property is on a gorgeous lake. The lake was so warm and clear and very shallow for quite a bit, which was nice for kids. We enjoyed having camp fires and swimming. We rented paddle boards from a local shop who delivered them. If you are thinking of renting a boat for the day (this house doesn't have a boat dock), there are options on nearby lakes, but book beforehand as they book up. The rental house is pretty close to the neighboring houses, with not a lot of privacy trees between so that is not ideal, but the lots are big enough so you are not on top of people. That said, the house next door (which is the property owners' family house) has a screened in porch. When staying in the master bedroom in the rental house, the people in that house where in the screened porch and so loud at night that we had to close the window in the master (which was not ideal given that the rental house does not have A/C). The rental house has a nice deck and screened in porch and adequate kitchen. That said, it did feel like a rental--like the owners never really stay there (which I am guessing they don't since they have a big beautiful house next door). B/c of this, the place felt kind-of dirty. There was a lot of dust behind the bed (which I saw b/c we had to bring our sheets and make our beds). The master comforter had stains on it that could easily wash out, giving the impression that it hadn't been washed in a while (we did not use it!) The tables and furniture in the screened in porch had not been cleaned--there was dust on them. The house itself does have a lot of space and pretty much is what the photos look like. Again, it has no A/C so just keep that in mind. It rained a lot while we were there so it was nice to have the screened in porch to feel like we were outside.
Beth was a great host and very responsive (I believe she manages the property on behalf of the family). The DVD player was not working so she had her nephew who was staying next door bring over a DVD from that house. The washer also broke and she had someone come out and fix it right away. I only did not care for the check out procedures--all dishes had to be put away--you couldn't just have the dishwasher running. Also, there is not recycling unless you drop it off at the dump, which we didn't know until the day before check-out and it was closed so we had to throw out our recycling (painful).

Good for young children
The beach is nice for small kids. They also have a high chair and baby gate that was great to have . The house was pretty musty as another reviewer noted but we just opened all the windows and it was fine. We had a nice stay. The area is pretty but there really isn’t anything to do other than hang around the pond which was fine with us.

Perfect Maine vacation
Hiking, swimming, fishing and relaxing. All in an ideal north woods settings in a very comfortable home. Small children just loved swimming on the sand bar and going to the raft. We all enjoyed a lovely fire every night. Pleasant Mountain is a great place for day hikes with one trailhead a short walk from the door.

Vacation
The cottage was great. The only problem is the access to the cottage and the beach. I did not know how high it was. The owner offered to show me the outside as it was rented but I told her that I did not need to according to the pictures. My fault. Perhaps it should be mentioned in the. Description of the property. It did say "not wheelchair accessible". I am 76 and had problems climbing. Also when we entered the musty smell was overwhelming. We bought air purifiers to clean the air. However for the younger crowd this is a good place especially the beach for little ones.

Great Family Vacation Spot!
The Point House is the perfect spot for 2 families. Beautiful views from the deck, especially at sunrise. The kids loved the sandy beach and clear, clean water. The downstairs playroom is perfect for kids to watch tv and play games on rainy days. Bring lots of bug spray, but enjoy every moment outside on the property with beautiful lakefront/views and inside on the large screened-in porch. Kids and adults alike loved our stay at the Point House!

Family Getaway
This was our first stay at the Point House. When everyone was there, our party consisted of six grandchildren, six adults, and two labradoodles. Several adults were only able to stay a couple of days due to work, but on those days, there was plenty of room for all.
We loved the screened-in porch and ate most of our meals there. The living area was spacious and had plenty of seating. There was a nice gas grill on the deck, which we used almost nightly. We enjoyed several campfires at the fire pit, making s’mores and doughboys.
The beach area was wonderful with a gradual entry into the water for little ones and seniors. The water was clear with a beautiful sandy bottom. The float kept the older kids happy, and one grandson learned to swim and dive while we were there. Fishing was the main attraction for the oldest grandson, who would head out in his kayak every morning, only to return for meals and rest. The dogs sure had fun, too, and didn’t want to come out of the water.
We had a great time, and we will be back next year!

Sandy beachfront with mountain resort, pets welcome, perfect for casual family fun!
Our family of 12 (plus 7 more at a nearby house) plus two dogs stayed the week in mid-summer 2018, and this was the gathering house. House is spacious - enough seating for all to gather in different groupings inside and outside. Open concept dining with big table and living room with big sofas. Relaxing screened in porch has table for 6 plus random chairs and coffee table. We brought a folding table and set up a coffee bar there. Deck needs more comfy seating but has lots of bench space and a nice gas grill. Lower deck is very lovely, too - just bring some lounge chairs. Two water-facing bedrooms are big, comfy, with gorgeous views. Screen door in twin room already broken so don't spend time trying to fix it - the frame and door are different sizes and it's on their work list. Little bedroom sweet for little ones, or those who want quiet sleeping space. Upstairs master bedroom has no water view but is large and has large bath and is perfect for anyone. Kitchen is small and dishwasher not working properly, but otherwise fine and has direct access to master bathroom. Downstairs bath has a shower and sauna! Waterfront is fantastic: small sandy beach, huge shallows, has a wooden raft with ladder out in deeper water, mooring, older picnic table and chairs, hammock, fire pit, canoe, plus lots of shady space for games and fun. Bring rope to hang beach towels down there. Really is awesome! House is walking distance to trail head up to the summit of Pleasant Mountain, or a prettier hike with persistent views is South Ridge trail, a short drive away. About 15 minutes away is quaint little Bridgton village with cafe's, restaurants, shops, art gallery, museum, ice cream, Hannaford Supermarket (much better of the two markets), more beaches and trails, Saturday farmer's market, and much more. Reasonable rates & two dogs welcome! Owners own a compound with neighboring houses so someone is usually right next door to help or if questions. Owner is the sweetest person ever, seems to truly enjoy sharing her home with strangers so let's help her keep it open! This is a fantastic place to stay and we hope to return soon!

Perfect Family Summer Retreat in Maine!
The Point House provided our family a great location for our annual summer gathering. The beach was perfect for the newest and youngest members of the family to enjoy – it was so shallow and clean and wonderfully sandy. There was lots of swimming, boating and fishing. The home was very clean and well-equipped and provided plenty of gathering space for 10+ members. We particularly enjoyed the evenings out on the screened porch playing games and doing the annual family puzzle. The upper deck made you feel like you were sitting in the tree tops… it is a lovely and peaceful place to sit early in the morning watching the birds waking up and flying by. Deb and her family were very accommodating and made our time in their home very special. We highly recommend this vacation property on Moose Pond. Great location!

A Piece of Heaven
My family came up from the heat of NC to enjoy the most spectacular property we have ever stayed at in Maine. The large pine grove on the edge of the lake was gorgeous and the natural sandbar and crystal clear water were a blast to play in and enjoy. This is a great property for young families (the sandy beach) or older with great swimming and hiking right out the doors of the spacious and very comfortable home. Right now, we are trying to figure out the family schedules so we can make our reservations for next year. We want to go to bed to the sound of the loons again. I want to also thank the owners of this beautiful camp. They made our experience all the more enjoyable.

Absolutely loved this place
What a fantastic place to unwind! The two of us and our two dogs rented The Point House for a week and couldn't have been more happy with our choice. The building and site are beautiful, the beach is unique for Moose Pond - not all lots actually have a beach - and the owners were very professional and easy to work with. With family in the area, we made the most of our stay by having a four generations get together on one of the days. Would definitely rent this place again. This would be a great place to stay as well in the winter.

The Point House on Moose Pond
I would definitely recommend this summer rental to all my friends. Ideal shallow water, sandy beach for small children. The kitchen is fully equipped with everything you would possibly need and plenty of living space in the living room. The bathrooms have been completely refurbished. The photos accurately reflect the rental's appearance and amenities. The owner was very helpful with questions about the area and if we needed anything. Plenty of parking and quite private. We rented there the last two summers but are unable to rent next year. Hopefully, we'll be able to return in 2014.
