The home was very nice, spacious and well kept. There were gorgeous views from every room in the house. Beach and Bay management was top notch, very easy to communicate with and kept us informed of anything needed, and were very redponsive to questions that we had.

We’ve rented a lot of places, but this is one of the few that is nicely appointed, so getting in after a long travel day was so much easier! Hand soap, paper towels, linens, trashbags, ziplocs, kids plates, etc.
It’s in a perfect location, with stunning views, a cute neighborhood to walk around, and plenty of space inside for everyone in our party.
We took away one star because the management company is clearly working from a distance, and had a bit of a “tough luck” attitude when we asked for some help sourcing a baby crib/pack n play.
Would definitely stay here again!

We had a very enjoyable stay. The house was fairly well equipped. The only negative was how the noise traveled between floors and rooms. Someone would be talking or running water on one floor and you'd hear them on the next floor. Other than that, we really enjoyed our stay.

We had a great time. 4 kids, 2 grandparents, and 3 adults. The listing was perfect. Everyone had their own space and it was a beautiful well-equipped home.

This is a great home. The views are amazing. The house is built at a slight angle so every room, including the bedrooms all have great views with no wires to block the view which is rare. The living room is spacious with a large kitchen, comfy furniture, and large bedrooms with plenty of choices for beds. If you are bringing teenagers or pre-teens there is a room with 4 twin beds and a huge TV for lots of fun times. The garage has a ping pong table and a pool table. There are two decks with great views all around. When I got there, I noticed the sinks in the master were draining slowly and the kitchen sink was also having issues. When it didn't resolve itself, I called the management company and they sent a plumber within 2 hours and it was all fixed. I highly recommend the Koa property. You will not be disappointed.

We rented this house for Mother's Day weekend. We specifically rented this house since no pets are allowed because two of our family members are severely allergic to cats. Once one of ppl walked in living room had a bad reaction. So went outside. Came back inside house and same reaction. Needless to say we had to rent hotel room for two people. In living room you can actually smell some kind of pet was there. Contacted management which took them over week to get back to me and they stated:
housekeeping would have noticed if there was a pet. So if anyone in your party is allergic to animals I would recommend not to rent this house.

The house is in an amazing location. Views from every room. The beds are so comfy with top-notch linens. Well-stocked kitchen, lots of seating in the dining and living rooms, and huge balconies. We loved our family vacation here!

Great house and scenery! We enjoyed our stay. The beach was close by and very calm. If anything, wish they provided more kitchen appliances like better pots/pans and dish wear. There were also a few broken locks on the screens doors/sliding doors. Def a 9/10! Worth the money.

Lovely house. Great views. Good space & storage. Enjoyed stay.
Could have used a few more kitchen items: (we left a whisk, rubber spatula, salad tongs, & bought & changed the air filter in stairwell). Could use a tea kettle & some cookie sheets yet. Some of the windows both upstairs & downstairs were smudged when we got there, & there were large carpet stains downstairs & on stairs. We worked on the ones in downstairs master, hall & stairs up to landing. Still need more cleaning. Over all- good experience. Thank you.

This place is in a very quiet neighborhood and has absolutely spectacular views of Morro Rock and the entire bay. Although the views from the balconies are great, it was generally too cold/windy to sit outside. Not to worry, the views from inside the house are fabulous and the windows are generous.
The house was very clean and the listing was very accurate. (Note they don't have shampoo, conditioner, and body wash, but they also don't claim to. It was still a little unexpected, because I've never been to a vacation rental without these.) The two things that are not clear in the pictures are: 1. There are five stairs from the front door down to the main level 2. The game room (garage) is accessible from inside the house through a door to your left after you enter the house.
There was a fairly long list of maintenance tasks that we left for the rental agency. I have no reason to think they won't fix these issues, but I'll list them here, so that others will know that management was notified: 1. The glass shelves above the crispers in the fridge were missing. 2. The handle on the sliding door to the back deck was busted and hanging loose. 3. One of the plate supports in the dishwasher was unattached. 4. The overhead fan in one of the downstairs bedroom would not turn off unless you turned off the whole overhead light. That same light was also missing a bulb or was just very very dim. 5. The bathrooms all have old/ underpowered fans that don't keep moisture out, so you are asked to leave the window open. 6. At least two window shades are broken and can't be raised. 7.There is a door in the kids room that leads under the house. It is barricaded by one of the beds, but was unlocked. 8. The house was not adequately stocked w dishwashing liquid or toilet paper. 9. Kitchen trash can is tiny. 10. At least one bulb out in the living room ceiling.
None of these things interfered with our enjoyment of the property. I mention them only so that future renters are aware that they have been brought to the attention of the managers.
I also recommended that they add grab-bars to all of the tubs, as they are very awkward to get in and out of, especially the tub in the master bathroom. (They one with the cool view.)
The downstairs ensuite bathroom has a shower-tub combo that could be challenging for some people to get in and out of. (The tub wall is wider and taller than normal. It is a big and awkward step to get in and out.)

The layout of the house is perfect for a larger group to stay, with a large kitchen and living room to hang out, as well as several balconies and a beautiful view of the whole bay!

This house has a gorgeous veiw of Morro Rock, and the perfect deck to watch the sun set every night. Lots of room for all 8 of us. Although I would suggest putting the other King bed in the downstairs bedroom with the en suit bathroom. My parents had to choose between their own bathroom, or a King bed. Would just make sense to have the other King in that room. There were a few things about this house that were minor, but kind of annoying, like all of the broken ping pong balls in the game room, only one wasn't dented. And the fans in the bathrooms didn't all work. Garbage dissposal in the kitchen sink was broken. One of the beach chairs was broken. Didn't really hinder our good time, but would have been nice if everything was working properly. Overall, lovely , clean house, GORGEOUS views, really nice, quiet neighborhood. We went for walks and bike rides all through the neighborhood. You can even ride straight from the house down to the beach, just be prepared for those hills on the way back! Really enjoyed our stay in Morro Bay!

This house was comfortable and centrally located. The views are breathtaking and we would definitely repeat.

Morro Bay Fantastic view
Overall we enjoyed the property. It met our needs for rooms, and amenities. This house is very much geared to larger family/group gatherings with entertainment and number of rooms. We ended up only needing three of the rooms.
As much as we enjoyed the space, it was disappointing to arrive and find out that there are issues with the amount of noise coming from previous visitors which has spoiled the neighbors viewpoint of the home. It is in a quiet residential neighborhood with virtually each home right next to this one.
We did not feel at liberty to partake of the outdoor amenities (even to point of not sitting outside on the lovely porch in the evening) as there were noise curfews communicated by a note in the residence when we arrived. We are not a rowdy bunch by any means, but with being unsure what level of activity that was tolerated by the neighbors in the way of outdoor use of the property, we were very timid with our use.
Please note that if you plan to have a large group that might be quite noisy, this may not be the location for you. If you are looking for a wonderful view then this is for you!

The house is in the perfect location to view the whole of Morro Rock and the Morro beach. The sunsets from the upper balcony were spectacular.
We were 5 friends spending a girls extended weekend together while also visiting my student at Cal Poly. The house itself was very comfortable and homey. We were able to enjoy the views and sunshine from the upstairs deck and in the evening the large kitchen counter served as our hang out spot (only draw back there, it would have been nice to have stools).
I would definitely stay here again as it was the perfect location for a relaxing vacation.
