I spoke with Vacasa 1 week prior to our arrival, they said everything at the property was good that there team had checked it . We get there to find a foot of water covering the road to get to the house. Roof was half tarped and leaking. Rotten flooring around both back doors that don’t close. I spent and hour cleaning nails and trash around the house and back deck. 2 hours after we checked in Vacasa calls and said they want to cancel do to the condition of the house but they had no other property available and wanted us to reschedule the vacation. I told them no that everyone drove 7 hours and took off work so we stayed and had to deal with the house the way it was. No wifi so no tv. No question I will NEVER DEAL WORH THIS CONPANY AGAI

The house is in a great location but could use some maintenance and updates. We enjoyed our stay but it would have been nice to have had a grill to use. I would recommend bringing some off and mosquito spray for the yard for your stay.

The view and being on the beach was great. The deck was nice. And it’s close to town. The house on the inside needs lots and lots of TLC, especially the bathrooms and kitchen. We cooked so looked through the kitchen really well. There are too many of some things and not enough of others. Not one pot holder in the house so glad there were extra bathroom towels to get food out of the oven! The kitchen chairs are a mess; dirty and upholstery peeling off. I suggest reading all reviews before you book. The comments I’m writing here have been said many times before so wondering if freshening up will ever happen to this place.

The location was wonderful. Really enjoyed the beach. The house needs a lot of work. One of the bathrooms had a bad leak and the barbecue should be taken off the amenities list because it was fallen apart.

I cannot emphasize how perfect the location is. If you have children, I would recommend this property. People cannot drive or park on the section of beach in front of property. The access to the beach is at bottom of back deck stairs. Clear view of beach from back deck. There are a few things that are dated but I would definitely stay here again.

You can't beat this location. Plenty of covered parking, easy in and out. The property could use a facelift and new living room furniture, but the beds were comfortable and everything was clean. Plenty of towels and toilet paper, but bring your own shower soap and shampoo. Small sample sizes are provided. We didn't cook so I can't rate the kitchen, other than the ice maker didn't work. Two ice trays are provided. The beach view is spectacular! Just walk downstairs, and you're steps from the sand. Quiet beach most times, got more active on the weekend. You could sit on the deck and see your friends and family on the beach easily. Plenty of shells for collecting, lots of open sand for volleyball or other games, lots of shallow water. Great place for body boards. Take your own beach equipment, none was provided. If location over luxury is what you want, this is it!

This home was likely once a beautiful place. We stay all over galveston multiple times a year and this home did not meet expectations. This home has a great view and the location is great. The home itself is run down. The floors are uneven and rotted. They seemed a bit dangerous to walk on. There are no lights under the home at all and only 2 rooms had tvs. There was dust everywhere and there was hair on the wall in the bathroom and roaches. Definitely will not stay here again.

Lovely location steps from the beach. If you can focus on the location you will have a wonderful time. That being said, this home is in desperate need of maintenance. Windows don’t open and the one we could open wouldn’t stay open and we had to prop it open with a pot lid. Kitchen cupboards are in poor shape. The coffee pot on switch didn’t work and there were 2 blender bases but not even one jar. We called about this the first morning we were there and it took until late afternoon of the next day for the management company to get new ones to us (we were leaving the next morning). This is a house for 10 and there were 2 beach towels available and no beach chairs or umbrella

This house is in a fantastic location, steps from the beach, with incredible views!! The deck appears to be newer composite and the deck chairs were also new-ish. The rest of the house is really tired and broken. Furniture is broken, mirrors falling off the wall, doors are very hard to unlock and lock, broken toilet paper holder, cabinet doors warped and peeling, missing shelves in the bottom of the fridge, ice maker doesn't work. The TV in the main rooms remote only kind of worked, no volume and several buttons did not work (could only use the channel up and down, guide select button did not work) and the WiFi is okay, fairly slow. On the other hand, the house had good water pressure and hot water, Heat and ac worked well, and the dishwasher looked newer.
This house was ~1/3rd of the price of the new one next door, so it is a bargain, and you realize why as soon as you walk inside. Just know going in that this house is tired and not a luxury beach house to host an important event like a wedding or family reunion. It is too bad, because if the owners invested in this house it would be a real gem based on the location alone!

Everything was great. However, the lamp in the front room was not needed but more of an eye sore due to the condition of the lamp. It was all wrinkled and ripped up. It didnt ruin the experience but voule do without. I mean that in no harm just a suggestion.

House is conveniently located past sea wall but still close to town. The upper deck and parking is great for multi family or friends. Inside is nice and roomy. Kitchen and baths are very utilitarian and can use updates.

Great stay at a home with a phenomenal location, fantastic parking awesome beach access, great HVAC and parking, fully appointed kitchen. REALLY kid friendly. Loved the dog friendly policy too. This property is now our Galveston go-to place of stay. Looking forward to our next trip.

We appreciated the fact that pets were welcomed and that we were right on the beach. However, the house needs to be thoroughly cleaned-the floors, fans, kick knacks, lamps, lights, and inside of closets and cupboards were all filthy when we arrived!!! There were no hangars in the closets and the closets were full of junk so we couldn’t use them! Additionally, AC vents need to be cleaned and filters need to be replaced. The ice maker and toaster didn’t work. The inside and outer doors all stick and the deck gate latch is horrible to open!

We were only here for a short stay and the location and views were exactly what we were looking, stunning. The property though is sadly in need of some repair, there is clearly a lot off untreated water damage along the south facing side of the house (sea side)m bathroom fittings a little old and not well kept, plug sockets not connect properly and just a general feeling of not being looked after

I have rented beach houses for over 30 years and this was a first. There were large roaches all over the house. When we walked in there was two on the wall and a dead one on the floor. Finally after finding one in the bed with us we packed up and left a night early. They were in the kitchen too. The kitchenware was old and rusty. We brought food to cook all our meals as we always do but we were not comfortable using the kitchen items so we picked up food. We contacted management and sent pictures. We were never contacted or refunded any amount.

The house was beautiful. It was very roomy, a/c worked great! The view from the balcony was my favorite. I loved just sitting in the cool lounge chair, drnking champagne and watching the waves on the beach. The dogs wnjoyed the beach as well.

The location of this property is amazing! Be prepared that the house is much older and only has the very basics. It was very clean, but seems it’s only getting the minimum required maintenance. The property company, vacasa, was great and very responsive (dryer stopped working). The small neighborhood is very quiet and friendly and the beach is very quiet at night. It’s all about the location for this place!

We were very pleased to stay in your home. The only thing negative is that whenever we first checked in and walked in the house you could smell that puppies had been there. Other than that everything was great. We really enjoyed the house. You had everything we needed in the kitchen, the only thing I would add to the house as a check out list again, thank you so much, and we will certainly look into renting from you again!

The location makes this home worth it. It's right on the beach, it's in the closest subdivision to the center of Galveston, and it's semi private, which is great. I loved being able to just wake up, and walk down to the sand in the mornings. The home itself, however, did have a lot of issues. It's just run down. When I arrived, I noticed the cabinets were broken, one almost falling down, the couch was also not functioning properly, the sheets smelled like a really bad chemical, there were roaches running around... it was issue after issue. I was disappointed at the poor care the home had been receiving (and felt badly for the owner!), but I appreciated the property management folks. They were very receptive and extremely apologetic. They addressed the issues they could immediately, and explained that some of the others would not be able to be addressed until after my departure, which I understood. BUT - the view, the access to the beach, the semi-private part of the community, and proximity to the center of town made up for it. If you're looking for a place on the beach, and the location is more important than the accommodations themselves, this is the place for you. I would stay here again, but would bring more of my own supplies next time! Also I would give the home a 3.5 vs. a 3 - the start system here just doesn't give me an option for that.

Overall very happy and would rent again. Great location, close to town, Moodys, on beach. Water not on when arrived at 8pm. Called and no water till mid morning or next day. Some of ceiling fans didn’t work. Outdoor shower/foot spray didn’t work. Nice if hade a guidebook- take garbage out? Strip beds? Start laundry of towels? Etc.

There were many areas that concerned us with this rental. As we walked up the stairs, one of the screens from the window was on the porch. It takes three attempts to get the lock to unlock everytime and you usually have to pull the door toward you as the lock attempts to open. When we entered, the room on the right facing the beach is locked and no one ever came and unlocked it for us leaving us short a bedroom for our guests. The house smelled as if it was clean, but then there is mold or mildew on all of the vents and on the walls outside. The tub and sink on the right side of the house do not drain well so you take a shower in an inch or more of water. The floors on this rental are uneven and feel weak in some areas. The door leading to the deck on the right was broken during our stay. The grout in all the tiles is mildewed. We had issues getting the dryer to actually dry. It took multiple cycles to dry anything. After a particularly nasty storm on Thursday evening, water was coming in under the back door. dust was under every bed, so the cleaning crew is not actually cleaning very well.
Wifi, while provided, does not actually allow you onto the internet or to access the netflix or cable provided. No technology was really accessible during our stay.

Nice house perfect location Quiet neighborhood
Only complaint is that we contacted Vacasa numerous times about no grill at the house as stated on the website We planned all our meals (bought $500 worth of groceries) to grill over the week. But over 2 days of the same text response from Vacasa was that the local team will be contacting us about the grill - they said to check the storage unit which was locked and no key provided. No one followed up after I told them that the storage unit was locked. Finally we gave up and decided to try to just cook the food in the oven. We were stressing over the lack of communication and the same “prepared responses” from Vacasa that it took away from our family vacation.. Definitely was not as good cooked in the oven and the oven had no door handles. “Local Team” never contacted us or came to the house about the grill during the 5 days we stayed at the house.
Bath towels & 2 kitchen towels are provided but bring your own beach towels.

Great location but house has too many unsolved issues. 2 small roaches in bathtub and 1 large one in living room that we had to chase down to kill, several in diwnstair storage area, bath tub drain issues, downstairs lighting out (safety issue), bedroom doors stick and need outside assistance to close, AC was hot but they fixed it that evening but we had to leave the house until 9 pm, outside shower knobs defective, the balcony gate has broken hinge, the exhaust fan in bathroom was not there and was open hole in ceiling. We stay every year in rented houses on Galveston. We have never had to deal with so many issues.
We read older reviews while we were in the house and it seems mist of these were previously reported to yall but they had not been fixed. Very disappointing to us when we read those.
It's is a perfect location and a very nice house but we will not rent it again due to these issues. We are not sure if it's VACASAs fault but if it is we will not use VACASA again.
