Steps away from the beach club and ocean, this end unit villa is located at the coveted Atrium Villas on Seabrook Island. Guests love the Atrium Villas for their proximity to the Beach Club, Seabrook Island Club, golf, and ocean.
The Atrium Villas also offers parking garage access underneath and a quiet courtyard. Elevator access and luggage carts are available for the convenience of our guests. This first floor villa features beautiful golf course views from the large private balcony with fan where guests enjoy coffee or cocktails.
The living area of the villa features a well-stocked kitchen with a microwave, coffee maker, and dishwasher that leads to an open area living room with comfortable seating, a living space with ample seating, TV, and views of the Seabrook Island Club golf courses.
In the spacious Master Bedroom, the unit features a queen bed with a brand new mattress, additional seating, dresser with mirror, cable tv, and balcony access. The master bathroom features a large shower and two vanity areas with ample lighting.
An additional guest bedroom features two queen beds (also with new, super comfy mattresses), golf course views, abundant natural light and balcony access and its own ensuite bathroom with tub/shower combo. The guest room has cable television too.
There is a washer and dryer right inside in the unit. This unit is located on the end of the villa complex away from the parking lot on the first floor (one floor above the parking garage). Wifi access is provided. Guests can easily walk to the Beach Club, Pelican's Nest Restaurant, Osprey Cafe coffee shop, Seabrook Shoppe, Bohicket Lounge, Palmetto Room, the golf club (featuring two award winning courses Crooked Oaks designed by Robert Trent Jones and Ocean Winds designed by Willard Byrd), and much more.

LINENS, TOWELS, & STARTER-KIT OF SUPPLIES: Included in this rental, for the convenience of our guests, are comfortable linens and a selection of bath and hand towels, as well as washcloths. A starter set of hand soaps, bath soaps, shampoo, toilet tissue, paper towels, laundry detergent, dish detergent, dish soap, a kitchen sponge, and kitchen towels are included. Beach towels are not included (although towel service is available at the Beach Club.)
WASHER & DRYER: A washer and dryer are located in the unit for your convenience. Should you require wash n fold service, please let us know.
COFFEE MAKER: Single Serve & Carafe Coffee Maker on site. (BYO ground coffee for carafe or use provided Keurig K-cups. Assortment of creamers and sugars/sweeteners available)
AMENITY CARDS: Amenity cards offer exclusive access to the Seabrook Island beach club, dining club, tennis and award winning golf. Without this card, access is prohibited. The cards are $50 per day per family. Guests also have complimentary access to the uncrowded and private beaches, equestrian center, and the outdoor Lakehouse pool. The fitness center is accessible for a daily fee of $16 per guest. Whether you are fishing, crabbing, biking, kayaking, or shopping, there is something for everyone.
CAR PASSES: This property is limited to passes for 2 vehicles per stay. As of January 2023, the island is assessing a car pass fee of $45 per guest vehicle. This fee will be assessed to the renter.
CANCELLATION POLICY: Please note a cancellation processing fee of $65 will be charged for all reservations booked then cancelled irrelevant of when they are cancelled.
ISLAND ACCESS & PARKING: As the island is a gated, private island, each vehicle entering the island will require a gate pass for island access. LSV electric vehicles are unfortunately prohibited at this villa complex.
CHECK IN: We offer as much assistance with check-in process as needed. Our office is available to answer questions. Our team can provide self check-in instructions for your convenience, or we can arrange for someone to meet you at the door if you prefer. If you need anything at all, we can be reached via text or phone and our office and team of staff are located on the island most all of the time.
CONTINUOUS MANAGEMENT & SERVICE: This property is proudly managed by Sandpiper. We are located on the island, are licensed, insured, and family operated. Our standard for your stay is what we would want and expect for our own vacation. We offer guests continuous, attentive service during the reservation process and throughout your time here. CLEANING: We do not clean to make our properties appear clean. We really clean well. Our housekeeping staff is trained to use the best hygiene practices at all times. THE AREA: Guests will find that the area offers so much to do. With vast, uncrowded beaches, an array of recreational offerings, and the historic city of Charleston just 21 miles away, an adventure awaits you daily.
IN THE EVENT OF A STORM: If a Mandatory Evacuation Order for Seabrook Island is given during the dates of your stay, The Owner/Host or the Property Management Company shall refund 100% of all deposits, payments and / or monies paid by the traveler. Owner/Host or Property Management Company shall have no further liability with respect to the Reservation. Please note that if there is inclement weather in the other 49 states, prohibiting the traveler (or guests in traveler's group) from getting to Charleston, a refund will not be issued and, Owner/Host or Property Management Company shall have no liability with respect to the Reservation. During months where there is a potential for inclement weather, such as hurricane season, we strongly suggest travelers obtain insurance.
LONG-TERM RENTALS: This property is open to winter monthly rentals and long-term rentals. Please contact us for discounted monthly rental rates.
PET POLICY: This property welcomes your dog with our prior approval. There is a non-refundable pet-fee of $175 per pet stay.
DAMAGE PROTECTION INSURANCE: In understanding that accidents may happen, all Guests must pay a non-refundable fee of $69 for $1500 coverage in Damage Protection Insurance.
POLICY ON SMOKING: Violators will be fined for in-home smoke damages. Smoking is ONLY permitted outside of the property, but please try to keep at least 15 feet from the doors to keep smoke from trailing inside.
PARTIES: THIS IS an ideal property for making memories but this is NOT A PARTY PROPERTY.

This unit was a great clean unit. We were there for our son’s wedding and the complex is across the parking lot from where the reception was held. We enjoyed the patio overlooking the golf course. Very quiet this time of year.

Seabrook Island is beautiful and the location of this rental was super convenient! The decor of the unit itself was outdated, and the bed wasn't very comfortable.

The location was perfect for our stay. We were there for a wedding and the ceremony took place across the street and the reception was across the parking lot. The unit was very clean and well stocked. We are new to renting someone's townhouse or condo so we were a little unprepared as to what necessities we should have brought before we arrived, such as coffee. Only issue we had was our amenities cards did not work, to have access to parts of the property, after the first day, except to pay for dinners and drinks. I would highly recommend this unit to anyone going to this resort.

We had a great time. The condo was perfect. We loved the balcony and the condo layout. It had everything we needed and such an easy walk to the pool and beach. Plus the covered parking helped keep the car cooler. Any question I had was answered promptly during my stay. I would definitely book again.

It's hard to beat the location, but the accommodations were not great. The beds are not comfortable and the living room has too much stuff in it and the couch and chairs are terribly uncomfortable; particularly the couch.

New Mattress Please!
We truly enjoyed our stay at Seabrook. The community is a splendid escape. This condo is quite clean and supplied well enough for a family to easily enjoy. The layout is a bit awkward leaving the living room congested and challenged to accommodate the whole family at once. The owners willingness to accept pets (dogs) was so appreciated! The only caveat to our stay was the mattress. It was so bad I had springs jabbing me in the hip and woke in physical pain each morning. Despite being relaxed and on vacation, the painful mattress lead to us waking at 5am, and eventually leaving a day early just to get home for comfortable sleep. Please Please get new mattresses!

You can walk right across the street to the beach and the club. We also enjoyed the huge back porch and morning coffee while watching the golfers. You can see two greens and a tee from the porch. The bedrooms were very large and each had their own bathroom. I would certainly stay here again - missing Seabrook already!

We love the location and we will definitely be back. Unfortunately a lot of things were closed at the time that we went so we will come back maybe a month later. We love the fact we could walk to the golf course and walk to the beach.

We truly enjoyed our stay. The condo was immaculately clean. The view of the golf course, spectacular! The proximity to the beach was awesome. The kitchen was well equipped and the dishes & glassware looked good as new. One complaint: the beds were particularly hard. My husband and I could barely walk in the morning after the first night. Our 19 year old daughter moved to the very comfortable couch and slept there for the remainder of the week. We went to Target and bought a pricy memory foam mattress topper which helped. I recommend the owners upgrade all the mattresses. We would gladly return multiple times a year, except for the very hard beds.

We rented bikes from Seaside Cycles and biked the island, spotting lots of great wildlife, and we rode to dinner one night at Bohicket (Salty Dog).

Hands down one of the cleanest properties we’ve stayed at while at the beach. The check in process seemed complicated initially, but it was our first visit to Seabrook, and once we did it it was actually quite simple. Loved the safety of the community and the convenience of this unit. Will certainly be returning!
