Loved our stay. Quiet, private and plenty of room.
Pro's : large living quarters, easy beach access, quiet and beautiful scenery, very accessible nightlife, and perfect for a "couple" getaway.
Con's : not many... water was very calm, so looking for waves, tough to find. The pool was nice, but you need to car/golf cart to the area.

We didn’t get the information for a parking pass through an email because the property management company had not sent the information to us. We drove to their office and it was closed at 4:10 pm. We had to call the property management company to get the information to get the parking pass. The lock box was not easy to open as it was old and needs to be replaced. We were welcomed by stained carpeting and flooring that was separating. It had a musty smell in the condo.
There was a nice view from the condo.
Accommodations were adequate. Bed was comfortable but some furnishings were worn.

We could walk to the beach. The condo had everything we needed.
The Amenity card was a waste of money and costly unless you play tennis or golf. The indoor pool is only available to owners and outdoor pool was too cold this time of year to use. One of the restsurants was open to owners only. Plenty of public restaurants nearby to use instead.
You can enjoy the lovely walks, the beach and the views at no cost.

The upstairs neighbor has a new puppy … he’s adorable and noisy.
The upstairs neighbor also smokes, and his smoke permeates throughout the building.
The guest bath has a water leak, and there is mold on the walls & inside the vanity cabinet.
The dish disposal was not working when we arrived, but I fixed it.
The water is from a well system, and the condo smelled like rotten eggs for about 24 hours after our initial showers.
The shower head in the guest bath was heavily mildewed, and my wife cleaned it before we used it.
We never received the amenity card application, though it was promised; the card allows guests to access golf, the fitness & equestrian centers, and the beach club … fortunately, because we are in the process of relocating to Seabrook, we had our own cards.
Despite all that, our family was having a wonderful vacation … UNTIL … my wife requested an extension of our stay from the owner. My wife accidentally selected the incorrect dates for the extension on the VRBO calendar, and, rather than simply change the dates, the owner cancelled the entire reservation and insisted we vacate the premises within two hours … UNLESS … we RE-paid for the reservation she cancelled & has yet to refund! To VRBO’s credit, they followed up, promised a refund - to us & our financial institution -, and assisted us in filing a formal complaint against this owner … we’re still waiting for our money though. Our bank’s fraud department is also investigating the incident, as we
were charged, evicted after paying, promised a refund, did not receive the refund, and we were asked to re-pay before a refund was even initiated.
Additionally, because we had to vacate so quickly, we cancelled our golf & equestrian appointments w/out 24 hrs. notice … which cost us hundreds of dollars!
The owner is all DRAMA, and she excels at bullying. My wife communicated with her multiple times, and each time she accused my wife of “stealing her livelihood;” ironically, it is she, the owner, who owes us money … or VRBO does on her behalf! I’ve never given a bad review to any owner, but, my wife is currently undergoing treatment for breast cancer and this experience caused her, and my entire family, enormous grief!

Nice and Easy
This was our family’s first visit to Seabrook Island. We were delighted to meet many people who return year after year and plan to count ourselves among them in the future.
The condo is well-designed and roomy. The kitchen was well-equipped with utensils and cookware. All-Clad pans were great. (Bring a steamer colander insert, if need be.)
The deck has a good vantage point to view the confluence of the Edisto River and the Atlantic. The estuary was teeming with critters: just-hatched loggerhead sea turtles, dolphin, horseshoe crab, ghost crab, blue crab, sand dollars, stingray (caught by a fisherman), egret, pelican, gulls, deer, et al. Hiking on trails was a challenge with mosquitos, but we covered up and used spray and were okay for short walks. Clearly, restoration ecology is at work here—dunes, marsh, and woodlands. Houses and buildings are nestled into the landscape as much as possible—the most I’ve ever seen in this kind of beach community.
Easy access to the calm water via boardwalk directly off the enclosed deck (great for swimming with our 4 year old). For more waves and body surfing, it’s an easy car or bike ride to a handful of boardwalks along the North Beach.
Outdoor pool at Lake House was ideal for little kids. Library at Lake House was an unexpected find—only a handful of kids’ books, but the adult selection is substantial.
We opted not to pay extra for amenity cards, but we keep it simple.
We bought shrimp from Cherry Point Seafood or Rosebank Farm Market and local scallops from Harris Teeter nearby.
This was a very clean and easy condo in a beautiful place. We look forward to returning to Seabrook Island with family.

Such a beautiful condo. The sunset every evening was amazing. The pluming could use some attention and a few minor tweaks like a new toaster and a better coffee maker would really go a long way to making this a perfect five star rated condo. Overall we really enjoyed our stay.

Refund Helped Make Up for Problems
The management gave us a partial refund for the cleaning and other issues with the property (furniture in poor condition, stained carpet in the bedroom, etc.), which helped make up for the problems. I appreciate that. Lovely view from this condo. It just needs some attention.

We have been staying at Pelican Watch for about 10 years! This was by far the nicest and cleanest we have experienced. Kitchen was also well stocked with everyday items. The view was great and was nicely updated and bright!!
Will definitely try and rent 1357 next trip🤗

almost wonderful
This spacious unit has a beautiful view of the water and could be the perfect 1 bedroom condo. The kitchen and bathroom have been stylishly updated and most of the furnishings are attractive and appropriate. However, the upholstered furniture seriously needs to be recovered or replaced and the bedroom carpeting is disgusting. The ice maker was broken but Sweetgrass brought us 2 bags of ice as soon as we called. I might also suggest a new mattress. With these changes, 1357 could be one of the nicest in the complex.

1357 Pelican Watch
This 1
bedroom unit is spacious and beautifully situated on the water. The kitchen and bathrooms have been nicely updated and most of the furnishings are attractive and appropriate. HOWEVER the upholstered furniture desperately needs to be replaced or recovered. The bedroom carpeting is terrible and could use a new mattress. The kitchen supplies also need attention. With these upgrades it should be one of the nicest units in complex. The ice maker was broken but Sweetgrass brought us 2 bags as soon as we called. We did enjoy our visit and the beautiful beach very much.

1357 Pelican Watch
We enjoyed our stay at unit 1357. We have stayed at Pelican Watch numerous times over the years. This unit is nicely updated and clean. We would certainly return and request this unit. I would suggest that the unit should supply a new kitchen sponge or wipe, salt & pepper and Windex. I would think that you would want your guest to keep the unit clean, especially since the unit is on the market. There also was no information on recycling.

I loved the location. But the carpets, rugs, and upholstery was filthy. The kitchen was horribly stocked.... No cookie sheet, sharp meat cutting knife, incomplete measuring cups, casserole dish, only 1 baking pan...etc

Beach access great and beach itself was beautiful. Condo a little dirty, dog hair in bathroom, pans not cleaned. location is beautiful. Porch would benefit from a fan to keep mosquitos at bay. DVR remotes did not work. Overpriced.

Pelican Watch Condo
I believe this was a Pelican Watch property not Spinnaker. Condo was clean and pleasant for the week but we had some minor issues with some of the amenities. Moreover, I know that the property is on the market but there is a major maintenance issue you need to address soon. If you are interested, please contact me via my email.
All in all, it was a fun week. Thanks, Ava Burney

2020 review
We always enjoy our stay & this time was no exception. So glad to get some beach time in, in spite of covid19. It was a much needed vacation.
Happy to see the villa got a new vacuum. That was helpful. We like leaving the place tidy, & the old vacuum was horrible & smelly.
Only complaint was exterior lighting. Many bulbs were out which made it hazardous when we had to take our dog out to pee in the middle of the night.

Great stay with some minor inconveniences.
We've stayed at Pelican Watch several times, but this is the first in this unit. Most everything was as we expected, but not having a way to lock up the patio from the outside was inconvenient. We also had trouble finding outlets that would charge our devices. Very strange. Otherwise, the unit was clean and equipped, and we had a great week.

Enjoyed our stay!
Can’t believe all the negative reviews of this property, they almost scared us off from staying there! We go to Kiawah/Seabrook Island twice a year for about 6 years now and this place was as nice and clean as anywhere we have stayed there! I am writing this to let people know not to be scared off by these crazy reviews! The view is great and so close to beach! Only problem was hot water would run out quickly!
Stayed here a week and really enjoyed our stay!
