Stunning 19th century mountain barn over 5500sqft large. Close to 4 ski-resorts. Ideal for 2 to 5 families or group of friends sharing holidays and weekends!
This secluded barn is located halfway on its own private 300 acres mountain, with breath-taking views and unmatched privacy. A private 3 mile hiking trails takes you from the Barn, at 2300ft, to a mountain top at 3200 ft, through wild woods & following a historic carriage road.
In winter, Belleayre and Plattekill mountain are 10 miles away, Hunter and Windham 25 miles. In Summer, Pine Hill lake/beach, Wawaka lake, and several golf courses are within 15 min away. Pepacton Reservoir offers canoeing, fishing and other water sports.

We had the absolute best time staying at the Choco Barn last weekend. We had a decent sized group and truly enjoyed the amount of space, the many comfortable places to hang out, and the many rooms to choose from. The kitchen had all of the necessary utensils to cook our meals, including a really nice stove and a charcoal grill in the yard. The best part of this stay is absolutely the big barn doors opening to what I assume to be one of the best views in the whole Catskills. We highly recommend this home for a quiet, but beautiful get away.

Perfect! My wife, myself, 3 children, spouses and 6 grandchildren have been doing week long ski vacation for the past several years. This year we had the pleasure of renting “Rita’s Barn.” It more than met our expectations. Rita’s description of the whole property is a bit understated. The bedrooms, kitchen, bathrooms and recreational areas were perfect for the 14 people in 3 generations. The ski and tubing areas at Belleayre and Plattekill were easily accessible as was Goatie Whites family restaurant. In the past, the family always voted to try a new area. This year, the family unanimously voted to return to The Barn. The 14 of us all recommend this property without reservation - it is perfect!

This is the second time my family and I spent Thanksgiving at this beautiful barn and it is by far our favorite. We love the fully equipped kitchen and entertainment for everyone, even the children. Rita is always available for any questions or concerns you may have before and during your stay. Thank you so much for another great experience at the barn. We cannot wait to experience it again.

Our first day and night was marred by lack of heat and hot water. The manager responded in a timely fashion on day 2, getting an oil delivery and a plumber to the site. Our group all felt that should have been checked before our arrival.
The barn is accurately described as "rustic." The downstairs is open to the roof, and some insect seems to be gnawing at something in the roof insulation that causes particles to drop onto the dining table and carpet and floor. There was quite a bit of it to clean up when we arrived.
Our group was comprised of 65-80 year-olds, two with mobility issues so we needed to utilize the downstairs sofa beds as all the bedrooms are on the second floor. We were unable to locate bedding for them and had to strip a couple of the upstairs beds to accommodate them.
The kitchen equipment needed some updates: lids did not fit pots, the advertised coffee equipment was incomplete. But two dishwashers was a plus for a large group. The outdoor furniture had seen better days, and an outdoor table to accommodate a group would have been nice.
The weather and the fall colors the week we were there (first of October) were splendid, and we enjoyed walks and hikes. Very heavy rains the week before was hard on the long drive up the hill to the property. We appreciated the advance warning, the owner gave us about its' condition.
The owner was able to accommodate a late departure on our last day which was most helpful.

One of my favorite places on earth. The barn is beautiful. Very spacious but somehow still with a cozy feel. I would move in permanently if I could! Owner was delightful to deal with--responsive and helpful. Could not recommend it more highly.

The barn was incredible - our group agreed it was bigger and better than shown in photos. There are so many spaces to spend time together. Every room in the barn has a great view. Very unique property. Spent a lot of time in the kitchen - just an overall great experience that we will be doing again in the future.

We had no heat and no hot water for 24 hours in the middle of winter. Oil tank for heat was completely empty - owner admitted to not checking fuel levels prior to renting. Driveway was covered in ice and house was barely accessible even with four wheel drive vehicles. There were live wasps inside the house. We asked the owner to refund the first night and she refused.
Not easy to leave this review as we have been coming to this house for years now and have recommended it to many friends. However, our last two stays did not go as expected. A couple of years ago, we stayed for a long weekend and had no hot water. Our latest stay was a nightmare.
When we arrived at the house, temperature inside the home was 40F and there was no hot water. Owner informed us she wouldn't be able to reach the plumber until the following day. Due to late hour and difficulty of accessing the house, we were stuck in the home. We slept in our winter coats to keep warm. The next day, instead of going skiing as planned, we waited around for driveway to be sanded so that plumber could access the house. Plumber took one look at tank and said it was empty. We then waited hours for fuel to arrive. Meanwhile, owner was out playing tennis. Throughout our stay, we also found and killed several live wasps, a couple of which were found on the beds. We had planned this trip for months with all of us taking days off. We ended up spending half of it dealing with an issue caused by owner's negligence.

Rented the barn with 4 families (6 adults, 7 kids). Barn is huge. We could have easily fit another family if we wanted to. Typical smorgasbord of utensils, plates and cooking supplies. As it was very cold we started both fireplaces upon arrival and it took a few hours but stayed warm the rest of the weekend as advertised. We also used the pizza oven and it was awesome. We made several pizzas. We will definitely be staying at this property again!

It was my second stay at the barn and we all loved it. Unfortunately the weather was rainy, but even if the nature didn't cooperate we could enjoy the stay, watching the beautiful landscape through the hudge glass doors. Interior and amenities create that intimate, friendly feeling we wanted to have.

It was a family Christmas with grandparents, our two sons and their spouses as well as 4 grandchildren between 1 and 8 years we will never forget. We came from Florida, New York and Tennessee. The Barn was absolutely perfect for us and we had one of our best Christmas times ever. Rita, the owner is wonderful and responded promptly to all our questions. There was enough snow to take the sleds downhill the private road or build snowmen. Even though we had some very cold days and nights the two fireplaces and the central heating kept the place warm and cozy. The pizza oven was the hit for young and old and we never went out to eat because you will find everything you need in the huge kitchen where we all cooked together on and off. There are plenty of toys and books for children all ages and the adults had a lot of fun with table tennis and the table soccer game. Our one year old grandson who just started to walk was probably most excited about all the space he could endlessly march up and down without getting into any trouble. Last but not least the history and the uniqueness of this place is one of a kind which is hard to find again. We loved and enjoyed every moment at The Barn and all hope to make it back one day.

We booked The Barn for our extended family of 15 and had such a wonderful time in this beautiful home. The spacious barn easily handled our group and offered several opportunities for socializing in small groups throughout the day: ping pong, foosball, an amazing kitchen, a bar, sectional couch and TV, and several places to sit and read or just take a nap. Hiking the mountain was beautiful and a great way to get some exercise. Highly reccomend this awesome place for large groups!

This place is truly amazing!!!...from the moment you walk in and see the large open area you are in an adult/child playground...even the ride up the private road was bumpy and fun for the kids....this place has so much to offer if you are willing to do so....from the huge kitchen, the pizza oven, foosball table, ping pong table, the bar, fire pit and hiking trails, we took advantage of it all!!!
All bedrooms were clean and comfortable as well as the mattresses.
The views from inside and outside of the barn were amazing!!!...the weather was nice enough that we were able to open the large barn doors and get the best of both worlds.
The owner Rita was just as great as the barn itself. She provided more than enough information and if we did have any questions, she was quick to respond. The only issue we had we with the garbage. The recycle center is not open on Monday's which happened to be the day we checked out. Once again Rita came through. For a nominal fee to she arranged for someone to pick up the trash for us.
Overall, it was a great place to stay for our large group and we would book again!
- We had no issue with the outlets as others have mentioned in their review...some were on a switch which just needs to be turned on
- The hiking trail can easily be found if you walk down the private driveway far enough. Or you can bushwhack from the firepit to save some distance and time.

In the middle of nowhere. There was no air conditioning, so it was extremely hot in the bedrooms. It felt like a place for a bachelor party. It did not feel like a home. We had fun because we were together as a family, but we would not go back.

Beautiful views from a secluded, peaceful place
My friends and I have rented "the barn" several times over the years to gather for special birthdays. This place means a lot to us and we have been there during most seasons, except for the dead of winter. We were unsure of what the summer would bring, but it was still very comfortable. Even in July the evenings can get cool enough to start a fire. We always use the giant, well-stocked kitchen to prepare amazing meals for each other. And always love the Japanese features like the tatami dining table and baths. I always feel renewed after our visit. Thanks as always, Rita. <3

Beautiful building, location, great kitchen
Pros: great for a large group, wonderful kitchen, comfortable beds/linens, beautiful spot
Cons: at least one broken fan, gets pretty hot on warm days.
Path to “carriage road” completely overgrown in summer. Also, it’s not blazed well and there are numerous turnoffs - the “loop” trail mentioned in the renter materials needs to be blazed. We used Strava to hike to the ridge and beyond, but do not know what turns would have put us on an easy loop.
I would also suggest some umbrellas for grilling and for using the front deck in summer - was like grilling in a blazing sauna with that evening sun. Gorgeous sunset view, however!

Awesome vibe
We had an amazing weekend at the barn - the house is unique, with nice and thoughtful touches. Large, but not dominating, our group of 9 adults accommodated comfortably. Great view and big, well-stocked kitchen. We ended up not using the firepit or fireplaces, the weather was perfect to chill inside or outside as is. Everyone in our group enjoyed it. Looking forward to staying there again!

Amazing property
The house is perfect and the property itself is incredible. Had a bachelor weekend with 15 guys and were perfectly comfortable even during a short rainstorm when everyone was constrained to the house. The pizza oven was great and worked like a charm. Would absolutely recommend.

The Barn is AWESOME
Our group of four families with kids from 6 months to 6 years had an absolutely wonderful time at The Barn. Our experience surpassed all our expectations. The entire space was super clean, amenities were high quality and abundant. If your group enjoys cooking and is seeking a rustic / private getaway, look no further than here. The pizza oven just off the kitchen space is such an awesome feature. One of the greatest assets of The Barn is that it weatherproofs your getaway. If the weather doesn't cooperate and you decide to keep the party indoors, the structure itself is so large, especially with kids, there's so much space to play and explore in, a rainout doesn't washout your entire experience.
Rita, the host, was super sweet and easy to communicate with. Her instructions are clear, concise and helpful for planning your time here. We're already talking about renting again next year, and we hope you'll have us back!

Wonderful Stay with Close Friends
This is the second time I’ve had an incredible stay in this property. It’s a wonderful open space, along with a majestic wooded outdoor area that can be enjoyed with friends or family. The locations is close the skiing/ snowboarding and we made use of the wood fire oven, which was great. Highly recommend this location for others.

Large family vacation
All age groups (kids, parents, grandparents) enjoyed the barn. It was very big and open, yet had break away areas for kids to have their space to play and watch kid shows. Definitely need 4-WD or AWD in the winter, driveway was no joke. Some lights were out so it was a bit dark at night. Overall loved it and would visit again.

We had a fantastic stay, the weather was horrible but the house kept us entertained throughout the the stay. The kitchen was great for hosting a large group, plenty of games and activities to keep us entertained, and the open concept was great for socializing and enjoying the views.

Perfect getaway place with a soul.
Secluded and private location let you relax and enjoy the nature. We had great time there. The weather was not cooperating but we enjoyed the inside of the barn and did a lot of cooking and baking pizzas
