Mill Cottage is a detached barn conversion that sleeps up to 6 guests (plus cot). The property is situated on a working farm within Exmoor National Park; it is nestled in an idyllic valley between the Brendon Hills and the Exmoor coast and countryside.
Main Description
The accommodation is spacious, well-equipped and comfortably furnished to a high standard throughout. Mill Cottage has three bedrooms on the ground floor; the spacious master room has a king-sized double bed with a feature arched doorway leading to the garden and en-suite shower room and toilet; there is a bunk-bedded room also with arched doorway leading to the garden, and a twin bedroom with exposed wooden beam and arched window (the twin beds can be zipped together to make a super-king bed on request, please let us know at time of booking). The newly fitted family bathroom is located on the ground floor.

The farm is mainly a sheep farm, with several hundred sheep in residence. There are also some highly productive free-range hens and Indian Runner ducks on site too, plus Red, Fallow and Roe deer are often seen on the farm as well. There is also the option of taking your horse on holiday to Mill Cottage.
Please note: There is little or no mobile phone signal in Luxborough, however you can obtain some signal a short drive up the road. Wifi is available in the property at no extra cost and there is a landline phone at the farm that you can use on request.
Mill Cottage is in close proximity to The Granary and Harthanger View Cottage, which are two other holiday properties each sleeping up to 4 guests. The cottages each have allocated parking facilitates and the outdoor areas are separate and enclosed.

A security deposit of £60 is required when booking this property. This will be added to the total price of your booking, and will be refunded after your stay unless the owner discovers damage to the property or its contents after your departure.
The property will be ready from 3 pm on the day of your arrival. Please depart by 9.30 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.
Mill Cottage is available for short breaks of three or four nights and week-long bookings.
Indoor Description
The first floor is accessed from the rear of the property through the boot room/cloak room with stone tiled flooring. A glassed doorway leads to a spacious living room/dining room with wood-burning stove, TV, DVD player and CD player/radio and free wifi is available throughout the cottage. The large window takes advantage of the far-reaching valley views. The staircase has a stair gate.
The newly fitted kitchen-dining room with Aga is accessed from the living area and is well-equipped with electric cooker, microwave, fridge and freezer, dishwasher and washing machine/tumble dryer. The dual aspect windows look out over farmland. There is an additional toilet with hand basin on the first floor.
A travel cot and high chair can be provided, please request this when you make your booking. Please note, only a bottom sheet will be provided for the cot, other bedding will not be provided.
Electricity and heating costs are included in the price of your accommodation. Mill Cottage is fitted with oil-fired central heating and there is a wood-burning stove in the living room for cosy evenings in during the cooler months. Fire-wood will be provided.

Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. Bed linen is not supplied for the cot.
A small amount of tea, coffee, sugar and milk (and cake!) is provided to ensure you can have a hot drink as soon as you arrive.
A small amount of cleaning materials such as washing up liquid, dishwasher tablets and washing powder will be present in the property. One or two toilet rolls will be provided for each toilet.
Mill Cottage is strictly non-smoking.

Outside there is a lovely large lawned garden, with outside furniture and barbecue.

One well behaved dog is welcome by prior arrangement for a supplementary fee of £25. You are expected to be vigilant and keep your dog under close control at all times as there will be livestock in the immediate vicinity on the farm. There will however be a field nearby where you can exercise your dog which is stock free.
The garden is enclosed but an adventurous dog could get out!
Guests must also note that dogs are not allowed on the furniture, on the beds and you must not leave your dog alone in the property at any time.
There are lots of lovely walks a short walk/drive from the farm where your dog can be exercised freely, including dog friendly beaches. The local pub is also dog friendly and can be reached via a footpath.
Equestrian facilities - available to guests on a DIY basis from March through to the end of October
The farm has direct access to excellent hacking including the famous Coleridge Way bridle path. What better way to explore the local countryside than on horseback?
The farm offers modern stabling facilities in a newly converted American Barn. There is a wash down area and large secure tack room with drying facilities. Individual turnout paddocks can be provided and hay and straw is included in the price. Charges are £20 per horse, per night for stabling and turnout.
Parking
When you get to the bottom of the drive follow it around the the left and you will arrive in the parking area with Mill Cottage just below that. There is ample parking directly outside the property.
We charge a competive rate for people to charge their car. We need notification of their email address on arrival so we can authorise them to use the podpoint charge point.

The region
Set in the foothills of the Brendon Hills on the southern slope of Croydon Hill, Luxborough enjoys a peaceful and beautiful setting. Luxborough is a small village that is divided into the hamlets of Churchtown, Kingsbridge and Pooltown, which all lie within a mile of each other. In years gone by people came to the Luxborough area to mine iron ore and it was sent via the West Somerset Mineral Railway to Watchet on the coastline. In the 19th century the school was reported to have 200 pupils from the village and the iron mines in the Brendon Hills.
The ancient Church of St Mary in Churchtown is believed to date from Norman times, or some believe it may be Saxon times due to a Cross in the Churchyard. Today, St Mary's is a Grade II listed building.
Roadwater is situated 4 miles to the east and the popular village of Dunster is 4.5 miles to the north. Roadwater has a local shop, post office, village hall and an Inn and is situated approximately 4 miles from Williton, which has a larger range of shops providing for day to day needs.
Bridleways and footpaths crisscross near and through Luxborough, including the famous Coleridge Way which passes through the village.
Local amenities
Mill Cottage is situated on the outskirts of the pretty village of Luxborough. The Royal Oak Inn serves drinks and good food, approx 1 mile away.
Wheddon Cross (approx 5 miles) has a newly refurbished mini-supermarket with Post Office facilities and a petrol station with good opening times. Roadwater is also has a local shop and pub which serves food. Dunster is also approx 4 miles, but in the other direction, this wonderful medieval village is really worth a visit, it has lots of shops, restaurants, tea rooms and a village shop.
Minehead is the nearest town, approximately 7 miles away. Here you will find the larger supermarkets and petrol stations (Tesco and Morrisons are both situated on the outskirts of the town and have long opening hours), most major high street banks with cash machines, plus a range of other shops throughout the town.
Tesco, Sainsbury's, Waitrose as well as Cook from Taunton will deliver to the property.

We really enjoyed our stay in this cottage, lovely home, great facilities.
I hadn’t realised it was an upside down house and this I felt impacted on our experience as it wasn’t easy to cook and eat outside etc.
Lemon cake on arrival was delicious.
We would return, absolutely beautiful scenery and pub in the village great for drinks and meals.

Mill Cottage is in fantastic location. Our only feedback is that the kitchen could do with a good clean. We found we had to wash several utensils/cutlery before using and generally found it a bit grubby. Otherwise, a great stay in a lovely cottage.

Mill Cottage is one of the best, if not the best holiday home we have stayed in. We holidayed there in July with our daughter, son in law, their two daughters (12 and 14) and the dog. The accommodation and location were just perfect for us. We were fortunate with the weather and we could get out to run, walk and visit favourite haunts (my husband was born in the area and our daughter has fond childhood memories of this part of the country)
The cottage was very well equipped particularly the kitchen, which had very good quality utensils and pans etc. unlike many holiday cottages. The garden was perfect for the dog to run around in and we all loved the stream.
It was evident a lot of thought had been put into furnishing and equipping the cottage. Annette was very helpful and we knew where she was if we wanted to see her, but we had exactly the right degree of privacy. As we love the area, it is very likely we will book Mill cottage again. Thanks for a lovely holiday.

Beautiful location, very rural and peaceful. The house is a great size and very comfortable. Location is perfect for exploring Exmoor but also travelling to the coast. You do have to navigate single lane country roads to get there which are a bit nervy for city drivers! But worth it for the views and peacefulness. The house was clean and well equipped but bring toilet roll. The showers were great, nice pressure and temperature. The weather was glorious for our stay so every meal was enjoyed in the beautiful garden. Would definitely recommend!

Absolutely loved the location/grounds. Cottage was really cosy. Much more spacious than it looks in the photos. Accommodated the six of us around the kitchen table very nicely, with loads of space to spare. Really friendly and accommodating hosts. I highly recommend Mill Cottage and can’t wait to return. We had a really enjoyable time at this cottage which is in a beautiful location. It is spacious, clean and well equipped.
The grandchildren fed the ducks and chickens and met the dogs. They were extremely happy and thought the stream at the bottom of the garden was wonderful. Annette is very helpful and the children thought she was marvellous.
You can walk over the fields to the local pub where the food is good. The lanes are windy and narrow.
All in all, it was a great family holiday so thank you, Annette.

The property is set into the hill and having the bedroom downstairs made them deliciously cool despite being 30+ degrees outside. The local pub is just over a mile away and can be reached across the fields - hills are involved but the food and drink are worth the effort. It is the setting and the quiet I will miss most of all.

Lovely stay
Despite typical British weather we had a wonderful stay here. The cottage was very comfortable and had everything you would need. Can't wait to come back to explore the area more and enjoy the beautiful outdoor area.
