The location was good. We could park and as working at a location nearby the next day was allowed to leave my car there during the day after check out which was very helpful. The room was a good size. We had to check out early and we could access cereal.
Downstairs room so could hear all noise from people checking in and going up and down the stairs. The drive is gravel so could hear people walking outside. Could hear the person in the room above snoring all night. The vertical blinds do not keep out the sun. There was no hairdryer as listed. Luckily my colleague found one in her room upstairs so I used that. But the biggest issue was the cleanliness in the bathroom. Although it was surface clean. It needs a deep clean. The grout has pink mould in the shower and the view from the shower shows the need for more work. We paid £113 per room so this was not value for money.

The place was fine, with a kind welcome and reasonably comfortable, as well as happily booking taxis for us.
It was a little out of the way, a little impersonal at times (nobody there), and the breakfast was a little sparse, when we could get it (but nothing on weekends when we had to leave early). And perhaps a little pricey for what it was. But just a little overall.

Warm water boiler in room was very noisy and broken. Water was leaking from the ceiling in the reception area. the breakfast was too simple.

I asked for easy access, and although acknowledged on the Booking.com booking form, it wasn’t available as the ground floor room hadn’t been prepared. I was offered it for the second night. However, we left after the first night because we were unable to sleep well, the room was too warm, the advertised mini bar was empty, the cupboard under the bathroom basin was unclean and the breakfast was not of good quality - fried eggs undercooked and scrambled eggs had burnt bits. Although featured on the Arden House website photos, there were no tomatoes or mushrooms available for breakfast. There is no way this is a Four Star Hotel. It’s a B&B. There are other premises in the area with a similar name - there may be some confusion?

Breakfast was very good, and nice shower.
No Parking as requested, very small single bed when booked a double, Television very old that turned it self on at 3am. 2 Guests coming in at midnight very drunk and very loud must of woken every one up and shouted for a good 20 mins on the landing, i know this is not your fault but walls are so thin it was like they were in the room

Breakfast The breakfast was ok … on the average side ( tinned tomatoes as opposed to fresh.
Room was ok … very clean . Bed comfy . But little things not so good . No base sheet . ( makes room look very cheap with a bare bed base )
The negative comes from talkjng at some length to my other half who said he felt the same letdown as me … breakfast on a SUNDAY only between 7.30 - 8.30 am . At 8.31?getting a knock at door … ‘ do we still want breakfast ? ‘ then at breakfast constant interruptions taking plates glasses Nimitz finished . Feeling rushed and unwelcome . Not being as a guest able to take our time to have a relaxing breakfast . Left soon after feeling devinitelyveould never return

My room was the Hamlet room, which was quite unusual, but I liked it.. My friend's room was newly decorated in fresh white & grey with patio doors to the garden.
The only thing we thought was strange was at breakfast we were told they didn't do anything with pork in it, eg. Bacon & sausages, but not offered an alternative, so we just went for poached egg.

Nice bed.
Not very happy with the hotel, the price tag (150pounds) was expensive for what we got, and the breakfast window is just 1 hour! The owner wasn't very friendly, at all.

it is in a quiet residential area. although small it has a cosy atmosphere which is why I chose it
our toilet flush broke on the first day and although reported immediately it was only temporarily fixed, making it work only some of the time was told they would fix when we left.

The room was good the bathroom was okay not clean around the edges of the shower. The breakfast was excellent, no bacon but respect the reasons.
Could be better cleaning around shower seals bleach would be the answer.

This bed and breakfast was adequate but don't expect a full English breakfast. There is no bacon and the sausages were not nice.

Comfortable, easy distance to the NEC
bit distressed - needs a bit of maintenance - 1st room had exposed wires tot he shower power coed - tiles were falling off -

We liked the fact that it was not far from the airport, just what we needed.
We did not find much fault . We were only there for a short while, but would love to return for a longer stay.

The room was lovely. Bed was especially comfortable.
The room was amazingly clean.
Breakfast was great -the lamb sausages were very tasty.
Built in USB charging sockets were excellent.
Free Wi-Fi was a bonus.
The kettle was complicated to operate - a normal kettle would be easier.
The bathroom window in room 6 really needs some frosting film or a blind added as it overlooks the garden.
The light / extractor fan timer - time needs to be extended. I found thet the lights went off before the end of my shower. This was ok, but will be an issue when the mornings are darker.
The house is reasonably noisy - is there any possibility of sound proofing / deadening ?
I had a problem with the front door lock on one night - probably me !

The lady who was serving breakfast was very helpful - it ends there I'm afraid!
There was nobody on reception on initial check in, so everything was done by instruction over the phone. Upon checking the property and facilities the value for money was extremely poor - the room & sheets were dirty room and the bathroom was tiny (the mini bar which was needed at this point was non-existent!).
There is a small place for breakfast at the from of the property, however I chose to eat in my room. There was no cooked breakfast option as advertised, but the lovely lady who was trying to pull everything together offered me an alternative which I was happy with (eggs and beans on toast). For evening meals you need to walk for about 15-20 mins to find any local options, maybe not ideal on a cold winters dark night.
I only stayed here as a last minute option but I'm sorry to say I won’t be back. I did give the owner an option to review my rate and experience, however she showed no interest other than sending me an invoice which I had to chase up several times (after taking payment before I had approved anything).
