Perfect beach front location and able to find parking directly outside, though metered between 10:00 and 16:00. Warm welcoming owner who was able to offer advice regarding future bookings which would be cheaper if we booked directly with him. Booking.com offered a top floor room only, up 5 flights of stairs which the owner kindly changed to ground floor. Very clean room and lots of very hot water and enough storage. Tea, coffee and biscuits was a real nice touch. Internet in the room was good and pleasantly surprised we had lots of TV channels. Last time we went to Wales there were only 4 channels .The bed linens were good quality and clean. Beautiful quality cooked breakfast served with a friendly smile. Well done Ed and team lots to be proud ofđź‘Ť
The bedroom we had was described as garden view ground floor. There is no garden and you look out onto a fire escape and adjacent brick wall, so not pleasant at all. In fact quite disappointing.Due to the necessity of the fire escape we felt leaving the window open at night was not safe and so the room got very warm. The room was also very small and very tired. The bed was too soft for us though others may like a soft mattress . You can't please everyone! Also the bed moved and every time you turned the headboard either banged against the wall or squeaked loudly. We got very little sleep and left unrested but still happy.

If I had to pick a flaw it was the shower was a little temperamental being hot and then cold. Other than that no grumbles.

We booked because it is near the theatre. The breakfast was excellent, a real Welsh breakfast with plenty available. The room was clean and comfortable as was the bed. We would book again when we come to Llandudno and the Venue Cymru.
We have nothing to complain about. Everything was as expected or better. As it is on the seafront I would book sea view room next time.

Centrally located on beachfront promenade. Wonderfully attentive staff and host. Great breakfast selection. Nicely appointed rooms. Plentiful on-street parking AFTER 4pm. Good location for exploring north Wales.
"mountain view' rooms overlook the back of a shopping mall with mountains in the background. Opt for the seafront view (very pretty) if available. We didn't spend a lot of time in our rooms, but the mountain view was underwhelming. This property, like all on the seafront, is 100+ years old, so expect some quirks and issues - occasional water pressure and temp issues, lots of steps, etc.

The proprietor was very welcoming and helpful. Room was clean and tidy. Beds were comfy. Plenty of storage space. Ample supply of tea, coffee etc. Location is very good. The breakfast was lovely and plentiful. Overall very good.
Noisy family above us but that isn’t the proprietor’s fault. Being a coffee drinker, the decaf coffee could have been better but that is being very picky. Also, maybe an option of fruit with breakfast?

Superb breakfast. Very helpful and friendly hosts. Kept baggage for us on our last morning even after we had checked out while we went around the town. Very clean. Comfortable bed. Really good shower in the bathroom.
