The new renovations are beautiful! My family and i had a great time. The house was spacious and comfortable. I would definitely stay there again!

The property was very clean and in a great location.

I’m so glad I read between the lines of the reviews. The host is honest that it’s not a 5 star place and cleaning is up to the guest. We booked with the intent that we would clean when we got there. We did that and enjoyed our stay. The location and the cost were amazing. Steps to the beach! Downsides were parking. Shared driveway but big enough to park just not easy to load your car or have all passengers get in at once but can make do. Master bedroom was very bright with neighbors lights. Hung towels over the windows to help. Couches are peeling but tossed blankets over them so we could hang out and watch tv. Kitchen is small but we had excellent breakfasts and coffee. The deck was a great space to hang out. Could hear the bands at the local bars. We would book again!

House is super convenient to festival and the beach. Seriously less than a minute walk. Didn’t have to move our cars all weekend. Relaxed on the deck in the evening and shared many laughs among friends. Can’t wait til next year!!

John & Kate are very nice hosts. The place wasn’t really clean so we had to clean it and John was apologetic about that . The location and the size of the house is perfect! It does need some fixing of the porch stairs absolutely and some carpentry work inside but all in all it was fun . We will definitely be back to rent both houses in the fall!

So this was the second property of theirs that I stayed on. After being super pleased with the last one, I was kind of disappointed with this property. The overall layout of the house was amazing…two big, remodeled full baths, which honestly is hard to come by in hampton. The living room and dining area was a good size, as well as the bedrooms (especially the master bedroom). The decks were a nice touch, too. The issues came with mainly the floors. The one upstairs bedroom had numerous soft spots in the floor, and it almost looked like someone had fallen through it because there was a pretty serious patch job in the ceiling of the bedroom beneath it. There was a really bad soft spot just outside of the upstairs bathroom as well (my foot sank easily an inch). Every time I accidentally stepped on it I was scared I was going to break the floor. The railing going down the stairs was also extremely wobbly…to the point I had to make sure the kids didn’t use it because I didn’t want them to fall. The kitchen could use an update. The hood of the stove was slanted and wasn’t even directly above it. Also, the only outlets were in the far back corner of the counter, which is hard to reach for anyone who is short. The only other major complaint were the couches…the leather was peeling, so any time that you sat on the couch, you had black speckles all over your legs and clothes when you stood up. Those pieces tracked through the house.

Outstanding location, stand alone house, pretty quiet neighborhood. Can't ask for a shorter walk to the beach or boardwalk. Can't wait to do it again next year!

We stayed for 2 nights and were overall happy with our stay. The house is definitely in need of TLC & was not super clean but we expected this based on the price and description. They provide all cleaning supplies so it did not take much to wipe things down once we arrived. The price of this rental was low for the excellent location. It is so close to the beach and boulevard. The parking is very tight so small vehicles are best. If you're not looking for a 5 star pristine and new rental and just wanna be close to the beach with plenty of space inside, this is your place.

Great location. The checkin process was really easy, no keys needed. Parking is tight but fit 2 cars. Plenty of space. The house definitely needs some work; bathrooms were new. But there’s some flooring on the second floor I would have gone through the floor if the carpet wasn’t there. Kitchen had everything you could need. There was even laundry detergent for the washer and dryer. The sinks are slow to drain, had to use a fork to keep the 1st floor bathroom sink drain open. Overall, it was great was teens and adults.

This place was falling apart and filthy. However my mother is older and can’t walk much so we were close to everything. It did say there is no cleaning service here and to leave the place how you found it. We found it to be a disaster. It was obvious that the group before us did not clean, but the 10 groups before them did not either. The part that was disturbing though was that the owners take no pride in their property. Closet doors busted, junk packed everywhere, curtain rods broken, cracks in the walls etc. It would not take much to give this a facelift. It’s old and needs TLC. Oh - and a vacuum that worked would help keep it clean

We had a great weekend. House is in a great location, plenty of room.The bathrooms were nice , but the rest of the house is in need of some maintenance, but as stated it's not a 5 star hotel so you know what you're getting. Would definitely stay again for a weekend.

We (8 adults) stayed here 2 nights to attend a concert at the Hampton Beach Casino Ballroom. The location is great for walking anywhere - beach, shopping, concert, entertainment, etc. The house is definitely in need of some TLC. The bathrooms were good - newly updated and clean. There were plenty of cleaning supplies, toilet paper, paper towels, etc. and well stocked with dishes, utensils and pots/pans. The house could use work and updating. The railings were very loose/wobbly both at the entrance and the inside stairs. Overall -- we were all satisfied and enjoyed our family time together

A couple lifelong girlfriends from HS and our spouses had a long weekend away for some surf, sun, sand and seafood festival. Loved the house and proximity to everything. Didn’t have to move our cars all weekend.

We had a few issues but the owner answered all questions quickly. The property does need a few updates but the location is excellent. We had a very good mini vacation 😊

We enjoyed our stay very much. Would like to book again next August

We had an absolute blast for our long weekend here. The house was even cuter than the pics and it is the PERFECT location. I will absolutely be back for a longer stay some time ☺️

The property was wonderful. Plenty of room for all of us. We had such a wonderful time. The location was great. stocked up with everything we needed, such as paper towel, toilet paper, cleaning supplies, etc... Just needed to refurbish (which was totally fine)The only issue was that the smoke alarm was chirping the entire week. Someone was supposed to come fix it but that never happened so we had to take it down and wrap it in towels so we could hear it. The owner was right on top of it and came down to see us when I notified him of the issue. Sadly nobody came back to fix it (electrician must have been too busy maybe) Other than that minor glitch everything was perfect. Would come again for sure.

Communication and check in with the property owners was easy, the summary of the property did say that there was no cleaning service and there were a few reviews on both sides of the fence for cleanliness. That being said. There is a difference between no cleaning service and we don’t clean. The house itself was in a good location but is in serious need of a deep cleaning, especially the carpets and some serious repair. There are holes in the walls and the upstairs floors feel like you are going to fall through in a few places. We had only spent two nights, there seemed to be no TV service and there was no heat in the unit. The first night, the house got down to 60. Because it was just my wife and I we stuck it out as we had other activities planned and we’re not spending the time there. However, had we brought our kids, and planned on spending the time for beach activities, we would have left.

We enjoyed the location and proximity to attractions however the property needs a lot of updating. The floors are uneven which one of the party members tripped and fell in the kitchen area. The front porch is coming apart and nails are popping out of the wood planks. The blinds are broken so no privacy and needs curtains on the windows. Our guests had a hard time walking up and down the stairs getting into the house.

I wouldn't stay here for free. Never took my shoes off. Absolutely disgusting. No cleaning service, bathrooms were nasty. Didn't even want to sit at the kitchen table. Close to the beach though!

When we first arrived at the house we had to sweep and vacuum in between the couch cushions because there was corn and sand in them. The toilets were dirty and most of the mini blinds were either broken or didn’t work. But the location to the beach was wonderful.

This place is in a great location. Very close to the strip and the beach…very convenient! The house is also pretty large. Sleeps 8. The owner was very responsive. That’s it as far as the positives go. We aren’t hugely picky people. We knew the house would not be very clean after reading the description so we were prepared for that. We brought lots of cleaning supplies, had an open mind and our sense of humor ready to go! We rented this for the location. We weren’t prepared for how neglected this house was. Leaving it up to renters to leave it clean doesn’t work. There were mouse droppings in the silverware drawer. We didn’t use the kitchen at all. Most of the blinds on the windows were either broken or missing. We had to laugh at things like the beds downstairs not being attached to the headboards. Curtains in the bedroom upstairs being held up with thumb tacks. Broken vertical blinds thrown behind the dresser in the bedroom... The tubs are stained and no matter how much I scrubbed them, (which is not how I want to spend my vacation time) they never looked clean. I spent hours cleaning and definitely left it cleaner than we found it. The windows looked like they haven’t been washed in years. I wiped a lot of the walls and sills down because I couldn’t sit and relax in this house because it just felt so filthy and sticky. We thought we were prepared for no A/C but unfortunately, we had a heat advisory while we were there. The house was unhealthy to be inside of without air conditioning in 100° heat plus high humidity. We bought a small A/C unit just so we could sleep upstairs. It made a huge difference and I highly recommend bringing at least 2 if you’re going to stay here in the summer at all! One for each floor. If it’s ok with the owner. The bathroom downstairs has very clear water damage. The water drips down the wall when its on and there is mold growing. Par for the course I guess… You feel like you’re going to fall through the floor in some spots upstairs and the stair railing is hanging on by a few loose screws. Also, the front steps are uneven. Take kids by the hand. I can’t imagine owning this place and not putting more love and care into it. The owners have a couple of other properties on site so I’m guessing they have their hands full. A quick coat of paint and a few cheap air conditioners would make a world of difference. Needless to say, we would not stay here again nor do we recommend this place.

This house is all about location. So close to beach and boardwalk and everything fun. The bedrooms are large but the kitchen is very small. House has issues but still a good deal as location is ideal.

The location of this property is prime. House is big with spacious rooms. It does need some updating though. I stayed there with my family and had an amazing time! Will definitely be back.

This property is in the perfect location for an amazing Hampton Beach getaway! Our group included myself and my husband, my mom, my daughter and son-in-law and my two grandchildren. The four bedrooms are all very spacious and comfortable. So many windows, which provided nice ocean breezes throughout our stay. Steps to the beach, so the house provided a perfect home-base as we enjoyed all Hampton Beach has to offer, while still working around naps and bedtimes. Super close to the playground, which the grandkids loved. Only downside is the property is a little dated, and could use a deep clean. Also, H street is. a little difficult to get to with Hampton Beach road closures due to Covid. Owners were really responsive to questions and very friendly. I would absolutely stay again, and recommend it highly.

Literally 150 steps to the beach! Older property which could use a deep cleaning but totally worth it to be right in the center of everything. We had a great time!

Location is excellent. One of the tubs had to be scrubbed before we could use. The house overall could use a deep cleaning. Kitchen and dining area were small. Bedrooms good size.

Property is in a great area but leaving it up to the people renting to clean can be hit or miss. It was not cleaned well. I hope the people after me have a better experience.
