Great location, beautiful historical family home in spacious grounds. Host very friendly

Location good, Emsworth village 5 minutes away Beautiful house, very welcoming, good size room and great view of the garden and could see Chichester harbour. Bed very comfort had great night sleep.

A relaxing stay in a Grade II listed building of historical significance

This is an absolutely gorgeous and beautifully maintained property and it was a privilege to be allowed to stay in such a historic building. Hollybank House has been owned by three generations of the Williams family who is very friendly and made us and our two rather unruly dogs feel most welcome and comfortable. The suite we stayed in is spacious and overlooks the extensive garden. We requested a tax invoice from them many months after our stay, and they sent it to us without any delay.

Lovely setting Great breakfast 🍳 Nice family

Due to a other person staying at property being allowed to play the piano 🎹 and drink to much on first night , I was tormented till nearly 12 o’clock with someone playing loud awful sounds and drunken singing , and didn’t get much sleep ! He then tried to confront me at breakfast 🍳 about it ( lucky man ) . Shame 😳 as it really did like staying there !

Atmosphere, welcome, deep & engaging kindness of Ian & Ross especially & also Anna & Viv. A wonderful family.

Fantastic stay and made me feel like I came home while visiting family.

I liked how friendly the family were and how comfortable the rooms were. Real home away from home

A restful few days in a beautiful area.

Lovely atmosphere with warm and friendly hosts. Comfortable bed, soft and fluffy towels. Very homely. We were in the pink room. Lovely and quiet. Old world charm. Breakfasts were delicious with top quality ingredients. All served in the grand dining room seated with other guests who were also delightful company.

Breakfasts excellent; hosts first rate and very welcoming; rooms lovely and very comfortable.

Perfect

A stunning house which has maintained its original features and is set in beautiful grounds. Very calm and peaceful. Spacious room with comfortable bed. The host is extremely friendly and welcoming. Breakfast was excellent. Can’t recommend it high enough. We will definitely visit again.

A little pricy but we absolutely loved our Stay there!

We loved the tree house with the zip wire in the garden! And Viv was lovely!

Very disappointing and too expensive

The grounds and gardens The breakfast and the gentleman who didn't expect us was attentive and chatty .

No one was expecting us! we didn't have the room we booked the bed was uncomfortable and not king-size which we booked the house needs refurbishment and the carpet in our room had a hole in it needs a lot of TLC we didn't even get shown the executive lounge which was mentioned in Booking.com breakfast was to early for a weekend before 9am

Exceeded my expectations and we would stay again

The property is beautiful with comfortable rooms. The grounds are gorgeous and a pleasure to explore. The location is great with plenty of good restaurants and bars. Breakfast was excellent and the staff very welcoming.
