Spaciousness, warmth of host, fully stocked kitchen, located near the Via Francigena which we were walking.

Strong wifi
Very unclean. The shower doors and toilet were not properly cleaned; the shower drain was clogged; the kettle was broken; the front door's lock is broken and we almost couldn't get out; the photos are NOTHING like the actual apartment- no decor on the walls, broken cabinetry in kitchen; smelled musty and unclean. It is a dumpy basement apartment, not at all to Booking.com standards.

The price was ok. The house owner was chatty and a nice person. There is a private parking place in the garden.
It takes 30 minutes to Rome by train from that city and it costs only 1 €.
The location is in a weird neighborhood, it made us a bit uncomfortable when arriving at the highway exit.
The house was very humid, it smelled of mold & humidity. We wanted to open the window, but the one in the bedroom was not opening.
The couch was dusty and it looked dirty, it would be nice to clean it once in a while. And on the bed sheets, I found a hair when we first arrived.
There were no soaps or toilet paper when we arrived. Luckily we brought soap with us, and for the toilet paper, we had to ask the owner because it was at late night. She brought us 1 roll for 3 days. It feels weird to not have the basics at home.
There was no hairdryer. When we asked the owner brought us the last night. (We stayed 3 nights)
The WI-FI was not working. It wouldn't be a problem if the cell phone worked at home. But the signal was so weak that I had to open the door and step outside even to send a message. It was very uncomfortable.
Maybe there are points that I miss. However, the overall stay was a bit uncomfortable. The owner was very sweet, she tried to help us with all our requests. But in these conditions, I wouldn't really suggest staying if you're looking for comfort.
If you just need to sleep and save some money and you don't care about the rest, it still might be an option though.
