Not much.
Overworked staff. I had a couple in the room next to me who on each hour would start screaming at each other. The staff did not respond, giving me a bad nights sleep. I was just completing 40+ days walking the Via Francigena from north Italy. This was the worst place I stayed.

the only thing which i liked about the property that i did not get robbed and the walls prevented foxes from entering my room
no hot water, very rude host, paperthin towels which smelt like vinegar chips from cheap chertsey fishandchip shop, complimented by disgusting duvet from 1940 which was probably left by american soldiers. the property itself would remind you of stephen kings shining if it was built on no budget.

It was a good breakfast but the host was delayed in arriving to serve it. We had a lovely evening meal.
The rooms were a little tired and the plumbing needed some attention.

The overall hotel experience was very poor.
When we arrived, no one was at reception. Once let into our room the shower didn’t work and the bathroom was dirty. There wasn’t any restaurants within walking distance. When we went to bed we called the host to request the remote for the air conditioning abd we were told air conditioning would be an extra charge and then had to wait till 11pm (when the owner of the hotel returned) to get the remote to turn on air conditioning.
Very poor, wouldn’t stay again.

Nothing
,A hotel in Name only, no bar, no restaurant, no drinks machine, no fridge, reception not manned, receptionist not familiar with bus timetable. 1.6 miles to travel to eat into La Storta, 50e charge for a hotel with no facilities. 10e extra charge for AC to be turned on, Very disappointed, give it a miss.

Location was acceptable in terms of where I was going the following day. Otherwise not much going for the property
No food although advertised as having it. Breakfast was a mediocre cappuccino and yesterday's croissant

This is a hotel. This is the world of hospitality. Outside it is 33 degrees Celsius. Our host is showing my room. One single towel, two single beds, one television and an airco. That’s about it for 58 euro. Sounds fair?
In the meantime. We ask the man for a couple of beers, since we’re overheated from 30 km walking. We hear the guy clicking beer cans in the room next door. 3 euro’s for half a can, he asks us bluntly while presenting the half beers in plastic, oh and pay cash and now please. The restaurant is closed by the way.
Inside the room the temperature rises to 30 degrees. Where is the remote control of the airconditioning? I ask the guy at the desk. Oh, it’s not included in the price of the room. Huh? But for 10 euros, cash & now, he can fix it for me. And all that cash ends up in the pocket of this employee.

Hot water was erratic and there wasn't enough water pressure. There is no coffee machine or kettle in the breakfast room and there was no flexibility for the time of breakfast; eight o'clock only. The man at the desk seemed put out by our requests and begrudgingly put out two thermoses of coffee so we could have our breakfast earlier than 8, which were nearly cold in the morning. Finally, there's no restaurant at the hotel or in Isola de Farnese so in order to have dinner we had to get on a bus and go down to La Storta.

Convenient for the Via Francigena. Very quiet. Comfortable bed.
The whole hotel felt tired. Our bathroom light only worked intermittently and the bathroom didn't smell great. The breakfast was a cheap croissant and packets of toast. We realise this is 'budget' accommodation, but we have had better breakfasts for the same price. The picture of a cake stand on the terrace isn't representative of what you get.
