Clean and convenient.

Clean room. Near shops and restaurants.

Bed and mattress need replacing. Room in need of updating. Can only see TV from one side of the bed because of the 4-poster bed.

Lovely guesthouse next to the beach

The rooms are spacious and have everything you need! There's a beer garden and the pub offers a delicious homemade breakfast! The guesthouse and pub are dog friendly.

Such a cosy place to stay and the host and the staff are so lovely and welcoming, we'll definitely stay here again!

Exceptional

We stayed in room no.1 and it was a large room, very clean and tidy.

Can be a bit noisy outside of a weekend evening if you have windows open, because of a takeaway opposite, but can't complain as we made good use of it a couple of times lol.

Found it. Managed to park quite close by. Sufficient clean towels

Not en suite (yes I knew); no water in kettle; tiny; couldn't open window as wasps swarming outside Many stairs to reach the room. Shower not powerful enough

Lovely place

Lovely place and staff. Great location lovely cafe next door and fish chip shop. Book restaurant in advance as they all get booked up. Beach very near

Great weekend stay.

3 of us staying in the family room, all beds were really comfy and it was spacious for us to get ready etc. Very clean and on the high street, 2 minutes from seafront. Would stay again.

Too loud to sleep in

Room was fine, comfy bed and pretty clean. Location is great. Very close to the seafront.

Sure the place is fine on a weekday, but despite the pub below having 11pm as its closing time for a friday night, the bartender kept it open till gone 1am. We asked them to turn down the music, but our room was affected by pumping bass all night. It literally ruined the one holiday we could afford this year.

Pleasant stay at a good location with access to a fantastic little beach

good location in the heart of broadstairs a hige selection of places to eat/drink and things to see and do.

Parking was a bit of an issue, noise from high street early hours was frequent from a night club around the corner but did not take long to disperse once crowds moved on.

Good location for a weekend in Broadstairs

Great location, room was spacious and spotlessly clean. Staff were lovely. We didn’t have any issues with noise coming from the bar as some others have said and we slept like logs as the bed was so comfy. The bar is also really nice.

We had room 1 which looked over the high street, it was like party central at the kebab shop & taxi office until nearly 3am!! Room & bathroom could do with a little TLC

Very clean sheets, pillows towels etc. Clean bathroom. Excellent central location. No issues with downstairs music, well insulated. Very helpful staff.

I liked being close to all the amenities and sea. Room was clean. Staff very helpful .

My room was on front of building ..so the general noise of the highestreet was constant.. But that's what you get being central to town.
