I didn’t mind that this place was designed to be totally self-service, even though the hosts are just upstairs on the 1st floor. I didn’t appreciate the male host opening the door and sarcastically mocking me for taking more than ten seconds to find the lock box. The man should not be around other humans. They will send an email with instructions. Make sure you study them before you arrive to avoid the man mocking you. I happened to have other things to think about before my arrival.
The male host's hateful attitude. He needs to stay away from people. The female seemed nice enough, although I only saw her for about five minutes.

Very comfortable room by the Hoe, ideal location for staying in Plymouth. The host is very friendly and helped us sort out parking for the weekend despite us only staying for one night. Fresh en suite bathroom with soaps, comfy room with plenty of storage, kettle and tea/coffee in the room. On street parking passes available to purchase from the host, £7 for 24h permit which expires at 10am the next day.

I regularly stay in hotels for work and pleasure in UK and Germany. Edgecumbe Guest House in Plymouth has provided the best room I have stayed in for many years... At a very reasonable price. The room is large and modern with the most beautiful bathroom. .. friendly owners have created a system that works. Food is not available, but not a problem, with many many restaurants a few yards away on the sea-front. The bed is comfortable and sunshine flooded into the room through dual aspect windows when we arrived. The thick curtains prevented unwanted light later in the night. It was warm on a very cold day. Easy to find. Responsive owners when questions were asked about parking (We parked opposite on the street.. easy unpacking distance.) We had a wonderful anniversary visit which included a theatre trip, also within walking distance. We hope to return soon. Suitable for leisure or business. Thank you for your excellent hospitality. We enjoyed our stay very much.

Great location facing the sea, Carla the host was very helpful and allowed me to check in early, stylish room mixing modern with traditional, really liked the four poster bed. Fully enjoyed my stay

Great location right on the Hoe with excellent parking arrangements, room was clean. fresh and exceeded our expectation, well done Carla. Will definitely return, we were lucky enough to book the four poster room, it was spacious and had a large bathroom.

Warm and comfy. There was lots of tea and coffee which was excellent - no skimping!
It was bit unclear about the breakfast arrangements. One email I had said breakfast was £10 pp, then another said it was £15 pp for a tray to our room. If didn't matter for us as we had other plans, but was just a point to mention.

Amazing location being very close to a pub and Hoe Park, and very conveniently near a concert venue I went to. Very nice owners, and everything about the room was pleasant. Great breakfast too!!
There really isnt anything I would expect to be there that wasn't. No quarells :)

The location was incredible - steps away from the waterfront and easily walkable to the Hoe, the Barbican, city center, and the university campus. There was clear communication about COVID precautions and expectations. Carla was quick to respond to all queries and was friendly and welcoming! Such a positive experience and I would absolutely stay again.

Location was very convenient close to the Hoe and many places to eat and drink.The room and bathroom very clean. The bed was also very comfortable. The owner was very friendly and helpful and was able to issue us parking passes at a very reasonable £5 a day

The location was very good and I would say the room was good. However, there are a couple of things that I would suggest for the management to change, one, the shower was terrible and not enough power and too ages to heat. Two, there should be a fridge in the room, especially on a hot day to store your water as the room does get hot and one cannot adjust the heating which comes on at weird times. The guest should be able to adjust the heating/temperature in the room. Either than these two things it was generally 3*.

Nice little hotel very close to the sea! Comfortable and quiet room, well equipped with tea and biscuits in the room.
Breakfast was not available due to COVID restrictions
Nothing - parking available onsite depending on availability for £5. We booked very last minute a king room but once arrived this was not available, probably because the system hadn't been updated. The lady accommodated us into a standard double bedroom offering the parking permit in exchange for the difference in price
