The pool area is amazing, its peaceful and it looks beautiful, it’s surrounded by lush trees and plants which are very well maintained.
The staff are particularly friendly and very welcoming and the food is very tasty. The cook knows how to cook a great curry.
I think the rooms could do with a deeper clean, especially the bathrooms. The cleaners do a wipe around but I noticed the tiles around the shower and sink area are extremely dirty.

Excellent resort. If you like quiet, charming heritage places in Goa then this is the place to go to. The staff is very nice and helpful and the facilities are great. This was my third visit and would keep on coming back.
The kitchen closes at 9.00 pm. On the other hand, they allow food delivery services to deliver, so if you want to stay in and not go partying around, that also works. Would love it if they provided microwaves in at least the larger rooms so that the delivered food can be warmed up.

No staff to attend to you, no one attends the calls at the reception or restaurant. Needed a dental kit and there was no one to provide it in the morning. The watchman somehow managed to get a paste for us since no staff was present at the hotel. The coffee maker was rusted with a outside label which said 500 fine incase it is damaged..who would use it anyways. There was no lunch available when we arrived at 12 30pm.Also when we left at 7 am we had to give the key to some guy at the restaurant since again there was no one at the reception..really terrible stay I must say.

The only thing decent about this property is the location.
Things that were not good - It's a beautiful old property which is badly maintained and is begging to be taken over by another management. The rooms are dirty, linen, towels all had stains. Rooms btw look nothing like in the picture, I'm sure these pictures must have been taken when the property was new. The staff behave like they are a group of old friends catching up in Goa, they sit and chat with each other much more than trying to be helpful to the guests. It'll feel like they basically live in the resort and you are invading their privacy. The situation is so bad, that they give you literally a 500ml water bottle per room and charge you for the second bottle :)

The property is quite old. The bed linens were untidy. The property doesn’t have proper complementary breakfast and you may have end paying extra for breakfast.

Breakfast was nice. they have a set menu. you can order from that same menu. One portion for one person. In that way the wastage of the food is also less. (I personally like this concept) They also give fruit bowl. And of course tea and coffee. Black coffee is the best. They do not have room service. The best part if the property was the swimming pool. After a nice satisfactory breakfast just chill by the swimming pool with your beer bottles. Enjoy the loud silence around it. You can leave for any sundowner café by 4pm. all the beautiful and famous cafes are nearby.
There is no room service at this property. There were no garden umbrellas around the swimming pool.

the pool is nice, although the beds around it could be a bit more taken care of
the location is quite far from the beach. we thought we could just catch a tuktuk to get to the beach but that seemed harder than expected so we checked out a night early to move to a location closer to the beach. the guy who helped with our bags didn’t smile once and stared at us like aliens. maybe some more hospitality training? our room was very dark, barely any natural light which isn’t really what you want on a vacation

The property was lovely with greenery all around. It is clean and well maintained and is located perfectly making it easily accessible to the beaches and party places. The owner Betina makes the place warmer with her presence - enjoyed talking to her about whenever we crossed paths. The staff is so very friendly and helpful. I truly enjoyed my stay here and I would strongly recommend it :)

No room service was there, breakfast was as per ala cart with limited option so you have to eat same breakfast each day. this hotel is with very limited staff so there is no room service available and when you call at their restaurant or reception numbers, no one gonna answer that. so overall it was no value for money

Lovely old style Goan property. It’s large and green. While run like an inn it is still cozy and great value for money. Javed in particular along with the small staff are alway smiling and happy to help. Also as it is positioned as an inn the menu is limited but whatever comes out of the kitchen is lip smacking!! All in all if you want a value for money property in the north of goa this is the place
