About this house rental
This family friendly home is located 50 feet above the Lake Champlain Waterfront with meandering scenic trails down to the shore. A shallow sand bar lines the bay that we share with the MIssisquoi Wildlife Refuge which makes this place perfect for daily sightings of wildlife from blue herons, egrets, bald eagles, hawks, ducks, geese, owls and more.
This is a great vacation destination located right on the border of Quebec and Vermont. While you're here you'll be able to kayak on the water, walk the trails, enjoy a fire on the lake-shore, bike the surrounding countryside, or fish on the Rock River (with an access ramp 2 min away). Vermont also boasts many other local attractions. Year round hiking trails for all levels will only be a short drive away, there are also local festivals during different seasons, winery's and breweries to visit, and numerous restaurants to enjoy.
The home is a 45 min drive Burlington, VT, or a 1 hour drive just over the border to Montreal, QC. You'll find find Jay Peak, Smugglers Notch and Bromont Ski Areas within a 40 mile radius of the house. And it is minutes away from the acclaimed Tyler Place Resort.
From the many large windows from the house you'll see amazing views of the neighboring wildlife refuge across the bay with the Adirondack Mountains in the background. The home can accommodate 11 people in the 3 bedrooms. The first floor bedroom has 2 queen beds with its own bath. The Spacious master bedroom on the second floor has a King bed with attached bath. The third floor bunk room has a twin over full bunk bed and two twin beds.
The home boasts a 2nd floor great room with a 2 story brick fireplace, an overlooking balcony, large windows with comfortable furniture to relax, read, play a game or enjoy a movie with the family. As you enter the home there is a cozy living room with wood stove, galley kitchen and spacious dining room. Off the dining room is a fully glassed in sun porch which allows you to appreciate the 180 degree view of its natural surroundings.

If you like nature this place is it !!!! Lori was amazing she welcomed us with open arms, her place has amazing views and the house was perfect. I have never seen a rental more packed with stuff we didn’t need to bring anything with us we were well entertained while visiting. Lori knows the area well and was able to make good suggestions on where to go! It was handicap accessible which was a huge bonus for us! The views for watching the sunset were awesome. For a rental we felt as if we were at home we weee 6 adults and 3 kids and everyone was able to enjoy everything together.
Thank you Lori for this unforgettable weekend we made many unforgettable memories!

The house and property have everything. There is lots to do for the whole family. We loved exploring the lake on kayaks. They had enough PFDs and kayaks/paddle boards for all 10 of us with some left over. The beach was a bit mucky and not great for swimming there but still easy to get the kayaks out to a vast lake. The view from the yard is fabulous especially at sunset. Again the house is well stocked with supplies for cooking, sitting around the firepit or playing a game. The hosts started us off well by meeting us at the house to give us a tour. We loved our trip to Lake Champlain.

The house and yard is on a hill over looking a beautiful view of Lake Champlain. The host has many comfortable outdoor seating options and a bunch of outdoor games. The house is very comfortable with all of the modern conveniences. We have never had a better more accessible host that really tried to make sure that you had the knowledge to enjoy not only the property but the surrounding area. You are 2 miles from the Canadian border and easy access to an interstate so exploring is easy. Although there is some highway noise when in the yard, it feels very secluded. It is just what my wife and I were looking for!

Great, clean and well stocked home! Outdoors is a haven with plenty of seating, kayaks, bike, fire pits. Also - great hostess who made us feel comfortable and welcomed.

If you would like a quiet, relaxing, peaceful, and fun stay on Lake Champlain then this is the place for you. The property is beautiful and once you get the lay of the land, it is easy to navigate back and forth down to the water and kayaks. Our whole family enjoyed our time out in the water even though it was high and a little choppy at times. The house itself is a little dated, but suited our needs perfectly. The beds were quite comfortable and the living spaces gave everyone the opportunity to spread out and/or come together for games and fun. This is the most well supplied house we have ever stayed at. It had everything we needed for cooking, grilling, storing food etc.Plenty of towels, bathroom supplies, laundry supplies etc. It really was awesome. The owner is extremely responsive and helped us with a couple of hiccups in a very timely manner. Didn’t interfere with our trip at all. Consider spending your next trip to Vermont here! You won’t be sorry.

Beautiful property
My family and I had a excellent time ice skating and ice fishing. They even made a hockey rink on the ice for us which the kids loved. The house has beautiful views of the lake.

One of the most amazing place we booked
Lori is very responsive and accomodating!! She welcomed us during our check in and explained everything to us. The place is very spacious with lots of activities like frisbee, kayaking on Lake Champlain and other board games in which we loved. The view is breathtaking and def worth the price for the stay. We are planning to go back again to make it a yearly habit!! THIS PLACE WILL NOT DISAPPOINT

great outdoors
The house has a giant backyard overlooking the lake. There is a table for 6 right off the porch that's shaded by dinnertime and a picnic table a little further from the house. With seats around a firepit and Adirondack chairs looking out over the lake, there's plenty of space to spread out. There's another firepit with chairs down at the lake level. The Rock River is a great kayak trip--the mouth of the river is quite close to the launch area, so it's a great option on a windy day.
Inside, the kitchen is well-equipped. Lots of sitting areas if you want some privacy from the rest of your group.

Fun for families
Great kayaking, paddleboarding and canoeing made for a fun family vacation. Lots of activities at the house including an excellent fire pit, 2 frisbee golf basket/goals, tandem bike, croquet and cornhole.
Beautiful view over the lake, plenty of outdoor seating and a hammock made unwinding easy.
Beds really comfortable. Nice grill plus dishwasher made for easy family meals.
Lori and Kevin were very communicative making sure we had a good stay. Kevin walked us through the house when we arrived which was very helpful.
Note well-water is not the most drinkable (fine for brushing teeth) but a case of bottled water was provided at the house. We purchased several 99 cent gallons of water at the Swanton Hannaford to supplement so it wasn’t an issue.
Gagne farm nearby had great maple creemees (select days) and excellent syrup.
Would definitely stay at Lori and Kevin’s house again!

Family vacation
We had such a wonderful time at this beautiful lakefront house. The owners were so kind bringing over toys and books for our 27 month granddaughter. The place was well stocked and had lots of outdoor space for us during the day. It was a wonderful week spending time with our family.

Winter stay in Swanton
We loved this property, it's as advertised, Lori is a fantastic communicator and went above and beyond to accommodate our needs for our stay. The sunset's are unbelievable overlooking a gorgeous section of Mississquoi Bay, had a great time and would do it again!!

Best location for Family
We had our son's graduation celebration at Lori's house since we couldn't do a full party. I wanted to make his day special and staying at Lori's was the perfect place. He, as well as the other 9 people in our group, LOVED the location, the games, the views, and as my son says the Vibe was amazing there. We spent time watching the sunset on the lake, by the fire together, kayaking, and playing games like the full size Jenga. We have already talked about going back next year.

We had a wonderful time. Lori is excellent in point you to right places. The place is great, family friendly and it’s an awesome well kept property with many great amenities. The only thing you should not do is get on the metal frame hammock, unless it is a new one. The one there now is not working and you will fall without warning.

Reunion fishing haven
House has outstanding surrounding property and truly beautiful view over lake. Plenty of indoor and outdoor communal space. Canoe, kayaks and paddle boards allows us to easily recreate and fish in the bay.

Absolutely Amazing!
We booked for 11 people for a mini family getaway and got more than we expected! Lori met us on the first night and gave us a tour of the house which most hosts don’t do. We felt very welcomed. The house sits on top of Lake Champlain and had two paddle boards, five kayaks, and one canoe that could easily fit three or four people. This was perfect for our group! It was my first time on a paddle board and the shallow water was perfect to practice my balance on. We particularly loved the back yard. There were plenty of patio chairs to watch the sunset and to gather around the fire pit for our nightly s’mores. We enjoyed the large connect four and jenga games in the backyard. Although the house is located on a cliff, there was an easy 10 min walk/drive down or a three minute steep hike to the lake. I was worried my grandparents wouldn’t be able to make the walk down but it was fairly easy for them. Very family friendly. We had two teenagers, three people in their mid-20s, four middle aged adults, and two seniors. Highly recommend! Will definitely be back! Thank you, Lori!!

Very nice location for fishing in VT. Property would be nice in summer as well although we stayed during winter months to ice fish Champlain. Great fishing area!

Wonderful getaway
We live in a different part of the country so coming here and staying at this 10 acre private "compound" was unique and special to us. If it's privacy you seek you have it here. Our family of four had more than enough room to make ourselves feel comfortable. A fire pit over looking the lake's sunset each evening was the cap to terrific days on the water. Lori was very welcoming. Highly recommend!

Great week!
The home is very nice, has all that one needs, and contacts with the owner were positive. The location is very private with no other camps in sight. If you have small children, you need to be aware that the lakeside yard sits overlooking a 50 foot and very steep embankment down to the lake. Spectacular views/sunsets but be conscious of this. The beach below was either a 2 minute drive down a dirt road or a 6-7 minute walk. The beach area is a large mowed and open grass area with chairs and a large bonfire area. Wood was plentiful. The beach was a bit of a disappointment as one must walk about 100 plus feet out through a shallow grassy/weedy area to reach open and clear water. The women and children did not choose to do this. There was a fantastic state beach about 35 minutes away called Alburgh Dunes state park. We rented a boat at a nearby marina one day- A member of our group picked up the boat and met the family at the boat launch 1/4 mile down the road for pick up. Also recommend nearby Rail to Trail for those who enjoy biking.

Fun family vacation
We had a great time at this home! There was plenty of space for 6 adults and 4 kids. The only disadvantage is that you can't swim from this location. We kayaked out and swam off the boats. Our four year old can swim- otherwise it may not have worked out with our little ones.

Everything we could have asked for!
Wow! Our family of 7 stayed at this amazing property for 3 nights. It was so lovely, well equipped and the beds were very cozy. Lori was there waiting with a smile when we arrived and had many suggestions as well as printed materials for us about the area. My children; 17, 13, 10, 4 and 4 all had many things to keep them entertained like multiple kayaks, canoes and paddle boats. The outside space, aside from being BREATHTAKING was ample for football games as well as exploring the woods. Kevin even came and removed my 4 year old’s staples from a head injury prior to our traveling to Vermont. We could not have felt more blessed and well taken care of. Thank you so much for ensuring that our first trip to Vermont would certainly not be our last!!

Retreat
This camp isn't for young kids but it is an awesome destination for some adult fun. May is a tough time of year to camp with high waters but need not worry when you stay here 50 feet above the water. Great sunset views, lots of fish jumping, big dry yard, sunroom, 2 fireplaces inside and comfy beds!I would stay here again for sure...

Great family vacation
We enjoyed our stay and were especially pleased with how helpful and kind the hosts were. The house was clean and inviting when we arrived and proved to be the perfect fit for our family. We enjoyed the kayaks and canoe available (life jackets were available, too), but next time we will make sure we have our water shoes! Great vacation made even better by the hosts and the beautiful, cozy home they provided.

We stayed at this location with extended family. The house accommodated everyone very comfortably.. (6 kids;4 adults). The house is very nice and well kept, the property is large with multiple seating areas outside. The view is amazing! Lori was extremely accommodating. You will not be disappointend!

The place was beautiful and Lori was so helpful
The home is beautiful and the sunsets there are to die for. We enjoyed kayaking and just sitting and watching the wildlife at the house beside a fire each night.
There are many things close by to do also. We enjoyed smugglers Notch and Bingham falls along with the Ben and Jerry factory tour and the cider mill. We also visited Burlington and biked on the waterfront. If you have passports we enjoyed visiting Montreal for an evening too
Lori was so helpful and gave us many suggestions of things to do locally and the house has everything you need in it. They have firewood, kayaks, a canoe, paddle boards, bicycles and a fully stocked kitchen you just need to purchase the food.
Vermont is a beautiful state to visit. I highly recommend it!!

My friends and family gathered to celebrate New Years at this beautiful house and we couldnt be happier with our stay. Lori and Kevin were beyond welcoming when we first arrived and since we had children they even bought gates to ensure none of them fall down the stairs. Even though the temperatures were beyond freezing point we got to enjoy somewhat of the sunset that everyone is talking about. We would love to come back during summer time and stay again at this house to enjoy the lake, walk the private trails and enjoy more of everything this house and surounding offer.

Large house with great location and views, easy access to the lake. A group of us stayed at the house for our annual ice fishing trip and couldn't of asked for better spot, garage for gear, easy access to the lake and we even caught some fish, property owners were very friendly and accommodating.

A number of my friends and I were looking for a weekend getaway and when we found Kevin and Lori's house online we knew that it was the place for us. We loved the house and the property because it was so secluded. Being able to walk down to the lake in a mere 5 minutes is wonderful. Another bonus is that the sun sets right over the lake, so the house has the most spectacular view for sunsets. I would recommend this house both to families, and to larger groups of friends who are looking for a relaxing weekend in a beautiful home. Kevin and Lori were so kind to us. We could have asked for better hosts. Thanks again!
