Gruinyards is a stunning two bedroom penthouse apartment in a historic Monastery with probably the best views of Loch Ness from anywhere. It is elegantly furnished and will give you a truly memorable holiday.
The apartment at Gruinyards sleeps four, or six with the sofa-bed. Or use the double Aerobed in the huge master bedroom to make it a family room.
Flexible
We are very happy to take short-break bookings - even down to a single night - and you are welcome to start your stay on any day of the week. Unfortunately the VRBO pricing structure isn't set up for these short stays but just send an enquiry and I will get back with a decent price for any length of stay.
If you are not sure about dates we are very flexible about alterations to dates and stay length, which can be changed at any time, even while you are there, subject to availability and any additional cost.
In the event of a cancellation, although we do not offer to refund any money already paid, we are very happy to carry this forward to a new booking, subject to a 20% administration charge.
Facilities
There is access to all the facilities of The Highland Club, which is the name for the whole Abbey complex. There are extensive gardens on the edge of Loch Ness and the facilities include a swimming pool, sauna and steam room all in an old chapel. Tennis, badminton, croquet, snooker and table tennis are all available and free for guests. Archery, kayaking and fishing can also be arranged in the grounds though there would be a separate charge for these.
Above the trees
We should mention that the Gruinyards is on the third(UK) or fourth(US) floor of the old Monastery building, and is reached by 75 steps (there is no lift) but this is why it has such great views. It also means there is no one above you and is wonderfully peaceful up there, like a nest above the rest of the world.
Inside
With high sloping ceilings, Gruinyards manages to feel both spacious and cosy. It combines old and new, having magnificent stone mullioned windows but stylish contemporary furnishings. There are great views on three sides and it gets the sun all day long making it a fantastic place to relax whatever the weather.
Living room
There is a large open plan living room-dining room-kitchen that has high sloping ceilings and a huge stone window that gives stunning views right along Loch Ness. There are also views over the hills to the east and the Abbey cloisters to the south. The kitchen is fully equipped with all appliances and utensils and the oak dining table can be extended to seat 8.
Entertainment
There is a large TV with a wide range of DVDs and Gruinyards also has its own Netflix subscription for the use of guests - just press the button on the TV remote. There is unlimited free Wifi internet provided throughout the apartment and an iPod dock for music as well as a selection of board games, maps and guide books.
Bedrooms and bathrooms
There are two bedrooms: a very spacious principal bedroom which also has high ceilings and views on two sides. It is beautifully bright and airy and boasts a magnificent en-suite with a roll-top bath overlooking heather clad Borlum Hill.
The other is a very comfortable and cosy twin bedroom, with a second bathroom that includes a shower.
For sleeping 5 or 6 there is a choice between the double sofa bed in the living room or an inflatable double 'Aerobed' (it has an electric pump and adjustable firmness which makes it extremely comfortable) in the principal bedroom, which means this can be used as a very convenient family room.
Highland Club facilities
As a guest at the apartment you can also make use of all the facilities of the Highland Club. As well as being able to wander around the dramatic Gothic abbey and cloisters, there is tennis, badminton, bowling, croquet, a barbecue area and fishing in Loch Ness all available in the lovely lochside gardens.
Then there is the residents' lounge and games room with a full sized snooker table, table football and table tennis available.
But perhaps most important, there is a beautiful swimming pool with a steam room and sauna in the magnificent setting of the old Abbey church with its stone arches and columns.
There is also a well equipped gym with weights and a wide range of rowing, cycling and other exercise equipment.
Activities
In addition activities including archery, air-rifle shooting and, tomahawk throwing, fly-fishing lessons and canoeing can be arranged, either in the grounds or very nearby, though these would be subject to a separate charges.
More adventurous activities, such as white-water rafting, canyoning, abseiling and clay-pigeon shooting are all available locally, and of course there are daily boat trips and cruises offered just outside the abbey grounds.
Further afield
As well as a bit of Nessie spotting and exploring around Loch Ness, Gruinyards is also ideally located for climbing Ben Nevis, stunning walks in the Glen Affric and Glen Nevis nature reserves, dramatic waterfalls, the romantic ruins of Castle Urquhart or cycling the Caledonian Canal.
Inverness and Fort William are both less than an hour’s drive away while Skye is just over an hour away.
At Fort William, during the summer, you can take the 'Hogwarts Express', a steam train ride that passes over the famous Glenfinnan viaduct to the fishing port of Mallaig. It is an amazingly picturesque route, described as one of the great railway journeys of the world, and the same journey can be done at any time of the year on the regular train service - at a fraction of the cost but without the steam.
There is also skiing at the nearby Nevis Range ski centre, while the cable car up Aonach Mor runs throughout the year, giving fantistic views along the Great Glen.
Also very highly recommended is the remarkable historic fort and working army base at Fort George. However much of the time you will probably just want to relax in the apartment looking at the view and taking in the wonderful surroundings.

Absolutely loved our stay at Fort Augustus. Our apartment was a perfect place to relax and unwind after sight seeing. Fort Augustus is a sleepy town, most restaurants stop seating after 8, planning ahead is a must. We'll be back!

We loved our stay in the historic hideaway on Lochness. It was lovely to sit high above in the gorgeous abbey and view the lake and hills around. The town was very close and easy to get basic necessities from groceries to Chinese takeaway. Hiking the trail on the hill across the lake was a real highlight of my time with its rolling hills and sheep. The roads around the area were hair raising as an American driver and the isle of Skye had the craziest single lane two way roads so it made day trips longer then expected but in general it was a great launching location for many highland sights! Check in was fine but more complex then expected since serval companies rent out spaces with different representatives so you have to find the specific person with your apartment. Overall we loved this peaceful hideaway and the apartment was relaxing and well equipped and more spacious then pictured!

It was a unique experience. Nothing like staying in what feels like a castle. The small town there was hopping on the weekend. We prepared meals and did laundry. Walked some of the trails on the grounds. A nice home base to visit the Highlands.

We were excited about the place from the pictures, and the reality was even more amazing. We loved the location, the views, and the unit itself had everything we could’ve asked for. Parking was super easy, everything was very secure, clean and welcoming. Thank you Jonathan for such a great experience and we will definitely be back!

We stayed at the Loch Ness Abbey for 4 nights and this will rate as one of the best, most historic VRBO’s we’ve stayed at. It was a bit difficult to find but our host showed up at the abbey and gave us a tour and then showed us to our room. Luis G was an outstanding host for us.
We stayed on the fourth floor of the old bell tower and we looked directly out over Loch Ness. Nothing better that this view! The apartment had everything we needed and was supplied with some nice coffee’s and tea’s when we arrived.
If there is a downside it would be the amount of stairs to get to our apartment but that was made very clear to us prior to arrival and so we had no issues at all.
The game room was a wonderful place to just sit and relax and play a game of pool.
if you love living in history and overlooking a beautiful loch, then this place is for you. I would recommend to anyone staying in Loch Ness and the Fort Augustus area.
One other thing to mention is the grocery store and all of the canal businesses are just a few minutes walk. That would include the Loch Ness boat tour ticket building!

Spectacular property in an ideal location. The Abbey felt magical - my daughter said she felt like she was staying at Hogwarts. The amenities were perfect for a family vacation. The apartment was well stocked with everything we could have needed to make our stay comfortable and fun. The view of Loch Ness and the surrounding hills was unbeatable. All shops and restaurants were within easy walking distance and the location was a great central one to see lots in the highlands. We easily did a day trip to the Isle of Skye. Highly recommend for a family trip!

Two adult friends, my teen daughter, and I had a short but delightful stay in Gruinyards. The apartment was comfortable, clean, and well-outfitted with a gorgeous view, and the Abbey was a serene, beautiful, and interesting place to explore. (Our only regret is that we had just a single night there.)
We ate a delicious dinner at the Boathouse overlooking Loch Ness. (Make sure to secure a reservation. We didn't have one and were lucky they were able to squeeze us in!)
Jonathan was very responsive and a superb resource for some of my questions about pre- and post-stay travel times and routes. We also appreciated the very detailed information he included about the property and Fort Augustus. If we're ever able to return to Scotland, we'll definitely stay here again (and for longer).

Great location!! Accommodations were nice. Could have used a few more towels for the stay. Pool and sauna were very nice. A bit disappointed with the sign up process. We signed up for a specific time. Thought we would be the only family there based upon the information when signing up. There were 14 other people in the room. Not as relaxing would like to been. Everyone in town was quite charming.

This property starts out a bit mysterious and then becomes a place you will never want to leave.The beauty of the Abbey itself is otherworldly. If you've ever wanted the experience of staying in a castle, you might just get your wish if you stay here. While the apartment was modern and full of all the comforts of home (including super cozy beds), you will feel like you're in another time altogether when you look out those incredible windows or walk the hallways to access the pool or play chess in the courtyard. This place is special. Our family didn't want to leave after our 3 days spent here. The stairs will make you rethink running back up to the apartment for that jacket you forgot to grab. But they were so worth it! Lots of restaurants and activities in walking distance.

Great location and property. We enjoyed the views from the family room. The bedrooms were comfortable and clean. The only complaint was that when we checked in the rooms smelled musty but once we aired them by opening the windows, it was fine in a few hours.

Visiting Scotland with my wife and three children (14, 12, 10). We spent the first 1/3 of our trip at the Abbey and we were not disappointed.
The rental was clean, comfortable, and well appointed. But more than that, it was very unique… can’t say I’ve ever stayed anywhere that was so steeped in history.
The view from the 4th story windows of the loch, mountains, and abbey grounds were truly beautiful. We enjoyed exploring the building and grounds so much that the kids were disappointed if I kept them off-property too late - they were huge fans of the oversized chess game in the courtyard. We found ourselves regretting our departure after only 4 nights.
Location-wise, we planned activities between Fort William and Inverness for this leg of the journey and enjoyed the drive to each. We even picked up a few unplanned stops along the way as we drove along Loch Ness. Locally, it was an easy walk from the abbey to Fort Augustus. We were able to find dinner, groceries, and shopping within a very short stroll.
We would definitely book again. This was one of my personal favorite rentals I have ever secured through VRBO.

The apartment was spacious for the 5 of us & was clean & well stocked. There were dvds, games, books, paddles & racquets, balls, etc. The beds were very comfortable & I had the best sleeps of our vacation. The bathrooms were spacious & the master bedroom was lovely though unfortunately we had to give it up to our son & his family. :(
The service from the Highland Club was very quick & efficient. We wanted extra towels for swimming & they were delivered right away. We also asked for a deep frying pan, as the one supplied was quite grotty, and it was also delivered right away. As for the atmosphere of staying in an old abbey, it was awesome, especially walking the cloisters. We used the swimming pool every day and had a few rousing games of table tennis & pool. Walking the area was easy and scenic & we even managed to find a sheep farm with plenty of young lambs running about. We were also fortunate enough to catch a cricket game on the lawn of the club. There are a couple of things to be aware of though. The hot water in the apartment is extremely hot & can scald quickly so you have to be very careful. It might be an idea to reduce the temperature setting, especially if children are using the space. Also, the floor tiles in the swimming pool change area are treacherous when wet. Other than those 2 issues we had a wonderful time & would highly recommend The Gruinyards.

We had a delightful stay at The Abbey, the apartment was lovely and spacious and within walking distance of everything we wanted to do. The staff were quick to respond with questions and we truly enjoyed our stay.

Great position and views, nice little town with locks and loch, good walks. Property well furnished, attentive owner, friendly staff. Good facilities (pool etc) in the complex, all well kept. Bedrooms very different sizes - tough decision if you're using both.

I have just returned from a week staying at Gruinyards with my 18 yr old son and his mate. We all had an amazing time. The apartment has the most stunning view of the loch and I could just have sat in the lounge and looked at the view all week. The apartment was spotlessly clean and incredibly well equipped and the en-suite bathroom is superb.
We visit the Highland Club every year and so know the area and enjoyed walking as usual, hired bikes in Fort
William ( so disappointed can no longer hire bikes in the local hardware store) and clay pigeon shooting at Rothiemurchus. The boathouse restaurant was closed for refurb unfortunately but we ate in The Bothy across the road despite the poor reviews but we had an excellent meal.
Can’t wait for our next trip and hope Gruinyards is available as it is the nicest apartment we have stayed in at the Club.

I took my partner and kids 7 and 9 and our friend. The drive to Gruinyards from Glasgow was perfect. Stunning scenery. The monastery itself is a beautiful building. The apartment in question is a good few minutes walk from the car park, up 70+ stairs. I know this is mentioned in the ad, but if like us you’re taking shopping up it is hard work!
The apartment is sizeable and there’s plenty to keep you occupied. The place was clean and airy. The views are unbelievable, particularly the Loch. In walking distance is a small village with everything you’ll need. Would definitely recommend!!!

Einfach perfekt…
Die Ferienwohnung gehört zum Highland-Club und bereits bei unserer Ankunft spät am Abend staunten wir über die Anlage und unsere Wohnung. Alle Fotos bestätigten sich: altehrwürdiges Gebäude, großzügige Ferienwohnung mit allem, was man braucht, tolle Aussicht auf den Loch Ness, super Angebote vor Ort (Pool, Fitnessraum, Tennisplatz uvm ganz einfach buchbar und alles inklusive) und beste Lage für Touren zum Eilean Donan und Urquarth Castle, nach Fort William zum Jacobite Train und Glenfinnan Viadukt sowie zur Isle of Skye.
Wir können diese Unterkunft für einen perfekten Schottlandurlaub nur wärmstens weiterempfehlen!!!

One of a kind Lodging in a heavenly highland setting
Fort Augustus and the Abbey both blew away expectations and created an unforgettable part of our Scottish adventure. Just like the pics, the Abbey is a magnificent combination of history and grandeur. With Loch ness as it's back yard, no part of the lodging did not leave an impact. Ping Pong table setting in a hall with 50 foot ceilings. Lounge that felt like the most comfortable place on Earth. Just fun at every turn,

Great apartment and location
We had a lovely stay a Gruinyards. The location is beautiful and there's plenty to do around the abbey and the local area. The walks nearby are stunning. The apartment is great with a well equipped kitchen, main double bedroom with ensuite, twin room and separate bathroom. The views of the Loch are very nice from the lounge/kitchen. Simon and the staff were very helpful, all in all highly recommended.

Lovely apartment with lovely views out over Loch Ness. The abbey is a wonderful building to stay in with lots of food locally. Had a very nice stay. The stairs are the workout. Club room needs a bit of sprucing the rest shows the history... lovely.

This is our second time in beautiful Fort Augustus but our first time staying at Gruinyards. I honestly can’t say enough about it. Jonathan was very helpful and communicative prior to our arrival and Simon ensured we had everything we needed once we were there.

Fabulous, spacious apartment with a great view of Loch Ness
Impeccable, within walking distance to the village (shops, restaurants). There were many activities on site, though we couldn't do all of them because of the rainy weather. Our kids especially loved the giant chess board, the pool and steam room. Terrific welcome on site by Charles.

Clean, well equipped and beautiful views!
My wife and two children (10 & 11) stayed at Gruinyards for 4 nights. Upon arrival the gated premises is instantly impressive. We met the management who showed us around the facility and led us to our room. The Abbey has everything a family needs to keep entertained; my kids especially enjoyed the pool, table tennis and bunny counting. The apartment itself is bright, clean and well equipped. The views of Loch Ness and the surrounding hills are amazing. While at Gruinyards, we saw some of the most vibrant Rainbows that we have ever seen. The overall location of the apartment is great. Within a short walk we were at a nearby Grocer, several Pubs, historic Caledonian Canal, gift shops and boat tours. We thoroughly enjoyed our time at this property and would recommend to families such as ours.

Ein wundervolles Apartment in perfekter ruhiger Lage, man kann sich einfach nicht satt sehen am Ausblick auf Loch Ness. Das Apartment ist voll ausgestattet mit allen was man braucht. Die Betten sind total kuschelig, perfekt für erholsamen Schlaf. Ok, die Koffer 75 Stufen hochschleppen war schon etwas mühsam, aber das vergisst man gleich wieder wenn man mit so einen wundervollen Ausblick entschädigt wird.
Die gesamte Anlage bietet viele Möglichkeiten um sich sportlich zu betätigen, es gibt auch ein Schwimmbad und eine Sauna. Parkplätze stehen reichlich zur Verfügung und in 5 Minuten zu Fuß ist man mitten im Örtchen Fort Augustus mit Restaurants, kleinen Geschäften und Supermarkt.
Das Apartment liegt so idyllisch, auf dem Rasen hoppeln lauter Häschen, Enten schwimmen auf dem Loch Ness.....hier kann man den Altagsstress vergessen.
Selbst das Wetter hat es gut mit uns gemeint und wenn es doch mal geregnet hat, wurden wir mit einem perfekten Regenbogen über Loch Ness entschädigt. Wenn das mal nicht total romantisch ist :-)
Wir kommen auf jeden Fall wieder.

l'appartement est conforme aux photos et descriptifs et correspond parfaitement à nos attentes. les bâtiments sont juste superbes et l’accueil également.
les lieux aux alentours sont d'une simplicité et d'un calme en accord avec l'endroit.
c'est ce que nous cherchions, le calme et la simplicité en famille.

Unlike anything I've ever seen, The Gruinyards is quite spectacular. Even Charlie checking us in said it has the best view of all the apartments in the building. Hard to manage though if you are a heavy packer or out of shape (no elevator-and the apartment is on the American 4th floor...75 steps to the top) but the views are worth it! Gorgeous grounds, well maintained and loved, and the apartment was everything you could want. The washer/dryer would not seem to dry our clothes but that may be user error. Overall, this was gorgeous and loved our time there ...maybe next time we can stay longer! Beware that most things in "town" close very early!
