The location close to M5. Peaceful no road noise and a pub nearby. 2 rooms with shower room between them in a charachter annex with beams, both with TV and tea making facilities. Dog friendly.
The double bed was a bit hard which suited me but could do with a foam topper for a bit more comfort.

Lovely location.Beautiful views.Lovely and quiet. Large double aspect room. Large lounge, fridge and microwave in the dining room for guest use.Spotlessly clean. Fantastic menu for breakfast. Tea/coffee making facilities. Great pub within a mile with excellent menu. Could easily stay a week and use as a base for visiting the county.
Nothing to dislike-couldn’t fault it

Host was really friendly
For adjoining rooms, only 1 fan between them and for the latest heatwave the duvets were heavy. No single sheet to throw over you .

Quiet and peaceful location. Tea making facilities. Comfortable bed.
No reply to my phonecall as host was out.
Scaffolding around the whole house.
Difficult to lock bedroom door.
Given wrong bedroom but this wasn't an issue. However, was charged the same price.
Confusing breakfast layout as seated where there were a selection of things for all guests. Not allowed to choose where I sat at breakfast.
Breakfast - not local produce yet this is on a rural farm.

Breakfast was exceptional, with a wide range of choice and able to cater for difficult dietary requirements. And the coffee was a really nice local brew. Also liked the flexible breakfast time (i.e. between 8-9am, instead of a set time).
Can't think of anything about the accommodation, but would have liked to have known about the fishing option before arriving - would have tried to schedule in time for it.

The breakfasts were excellent, the rooms were warm and quiet. Being close to out daughters in Cullompton made visiting easy.

I had an enjoyable and restful stay. The beautiful location was very peaceful and relaxing. The breakfast was excellent and very enjoyable especially in the well appointed breakfast room. I arrived late so was not able to take advantage of all the facilities such as the various walks around the premises and gardens.

Very comfortable king size bed, Bathroom heater very efficient so you control the heat as required. Breakfast was wonderful. Fresh fruit and my husband had the best full English ever. Nothing fancy just a very good Farmhouse B&B

A lovely traditional and characterful farmhouse in a peaceful setting with far reaching countryside views.
Comfortable beds and everything you need is at hand.
A large selection of homecooked breakfasts and a friendly hostesses.
Its in easy reach of the motorway and was perfect for us as restful overnight stop. Wish we had time to try the recommended short walks from the property to properly take in the scenery before we left.

Beautiful environment, very comfortable rooms, unbelievable breakfast with many different things to choose and all handmade. Friendly people staying in there. Well kempt place.
No privacy having breakfast. Very noisy.
The door leading to the space where car was parked, making too much noise.
