Classy hotel located in picturesque area of Umbria. Large room with amazing views over valley. Great breakfast and excellent service provided by Pedro and Carol.

This place is a hidden away, hillside Italian gem; the perfect getaway for anyone looking to experience Umbria at its most beautiful. The interiors were gorgeous; modern but staying true to the rustic heritage of the buildings. The food was phenomenal and the kitchen catered to a vegan diet with a huge amount of care and energy. The team working at the hotel, led by Paul, were all wonderful.

The staff, the location, the swimming pool and the food - we couldn't have asked for a better stay. We would recommend this hotel to anyone and would love to go back.

Everything - the views from our room but also the hotel and restaurant are absolutely stunning, everything we ate ate at Ceci restaurant was delicious, the staff were so friendly and helpful.

We had a new room with lovely modern décor and the most amazing view from our terrace over looking the valley. It was a great experience staying amongst the locals in a small hill top village. The Aethos team were fantastic! Friendly, helpful, nothing was too much to ask including doing some washing for us. Ceci restaurant was great, delicious Italian food with a modern influence. There were some lighter dishes which was just what we were craving. Thank you Massimo, Rada and the Ceci restaurant team.

Unbeatable views! In fact we travelled to neighbouring villages and due to the orientation of Saragano there is no beating the views from the hotel. Just wow! Staff are often quite busy but truly very lovely! The food is exceptional, the rooms are a triumph and the pool area is gorgeous too. Cannot recommend this place enough, it has a brilliant balance of modern interiors within stunning, old historic buildings and that is incomparable to other places which are old inside and out.
Breakfast was really inconsistent! You preorder the night before and though each element is tasty, there wasn't one day when something wasn't forgotten/we received an unrequested item. However, the staff were always happy to correct things which was much appreciated.

The rural location of the property is stunning & we loved the opportunity to really relax. The pool area is lovely. It was great having a restaurant on-site and the staff were friendly. We also really liked the interior design of the hotel.
We stayed for 9 nights and felt this was a bit long. Although it is good for relaxing we did not hire a car which meant we found it expensive to visit other places via taxi. Our length of stay meant we also felt like we were eating the same meals a lot because the menu is the same. We would also recommend brining your own mosquito repellent as there was none on-site and occasionally we got bitten in the early evening (perhaps to be expected in the countryside).

The staff were extremely friendly. We turned up a bit early, and were very hungry. Despite the kitchen being closed, they made us feel home and very welcome (with a lovely glass of prosecco), and made us a lovely pasta lunch.

The restaurant in the evening takes a lot of time to prepare the food. I think they were slightly under staffed.

We had already been to this hotel when it was still La Locanda Del Prete. We already liked it back then (due to the location mostly), but now it's even better and much more upgraded.
They upgraded the terrace, the breakfast, the rooms. It's such a wonderful and relaxing place.
Breakfast is good, staff is very friendly and helpful, the location is wonderful (best view ever) and the restaurant serves great food.
This will definitely be our go-to place in Italy. This is how we want to spend our holidays.
Parking is hard here, but I don't know how they would make that better.
And if there's one other thing to mention, it's the shower. The shower head doesn't stay, so you almost have to hold it in your hand while showering and then it really goes from burning hot to cold (also when you finally think you have found the right temperature).

Besides the negative comments below; the staff was super friendly, dinner in the restaurant was excellent, the location top! Still, I will never stay in this B&B anymore for the reasons mentioned in the next text box.
There was no breakfast. Or not what I call a breakfast. There was a basket in the room with some sweeties, cookies and jam. One could get old bread, some butter and coffees in the restaurant, but eating had to be done in the room although the restaurant was open. That is not what I call a proper breakfast. There was no cheese or meat or salami, there was no juice. No choice of fresh (!) bread. No fresh pastry and so on. We had to drive to the nearest village to buy all of this in order to eat breakfast. In fact, we paid twice for our breakfast, once in the hotel bill for a few cookies and coffee and once in the supermarket of San Terenziano for the proper breakfast ingredients. Furthermore, the room was only cleaned once during our stay (5 nights) and the same goes for changing sheets en towels.

We had a spacious room (with a full kitchen, which we did not need) overlooking the valley. The hotel is made up in several old houses of the village at the top of a hill.
The restaurant was excellent.
The breakfast was 'served' in the room: some crackers and jam. DIY.
