Inveroich has been a much loved family home for over sixty years and the present owners would like to share it with like minded, caring couples and small parties who would appreciate its charm, character and quality.
The property is situated in a unique and prime location at the head of Loch Ness. It enjoys uninterrupted and breathtaking views, being situated beside Loch Ness, the Caledonian Canal and the River Oich. Steeped in history, Inveroich was built as the Barrack Master's House for the old fort and is reputed to be the oldest house in Fort Augustus. A pre 1770 plan, reveals that this cottage was 'a keeping place for the malt', for the adjoining Brew House.
At the end of a no-through road, the house is within easy walking distance of Fort Augustus and all local amenities. There are pubs and tea shops, a park, tennis courts and a huge choice of walks through forestry land, along the canal tow path or up in the hills. Loch and river fishing are readily available, together with boat and fishing trips on Loch Ness.
Inveroich is decorated and furnished to an exceptionally high standard. The rooms are all light, airy and spacious and both bedrooms, the kitchen and the sitting room all boast uninterrupted views of the garden, looking across to the historical Fort Augustus Abbey.
The house sits within a large, very private and well kept walled garden.
There is ample private parking within the grounds of the property.
With storage and convector heating and secondary/double glazing, the Malt House is a cosy, warm and welcoming place to stay.
There are feature fireplaces in the double bedroom, kitchen and sitting room and all the rooms are well proportioned. The kitchen is well equipped, with a good quantity of china and glass, cutlery and cooking utensils.
The rooms are well proportioned with central heating or storage heaters as well as original feature fireplaces.
All cleaning materials are provided as well as hand soap, tissues and toilet rolls.

We enjoyed our stay here a great deal. The position of the cottage is sublime and it is comfortable. The stairs are steep and some ceilings a little low but this is easy to cope with!The garden is beautiful too.

The Malt house is a beautiful cottage nestling between the River Ness, Loch Ness and the Caledonian Canal.
We had everything we needed and our dogs loved the immense garden and the amazing walks around Fort Augustus. The scenery is amazing and it’s the perfect location to plan any adventures. We went on the Jacobite Steam train from Fort Augustus to Mallaig enjoying the highlands and passing film locations from Harry Potter and Highlander.
A big thank you to Peter and Amanda for a warm welcome and the opportunity to stay at their lovely cottage.

We spent 5 days in this authentic Scottish cottage. A wonderfully comfortable retreat with lots of attention to detail. We were warmly welcomed by Peter and Amanda and were able to enjoy the beauty of their garden. The electric blankets in the bed were a highlight, so you could slip into a cozy warm bed. Theoretically, Fort Augustus is a tourist hotspot, but you don't notice it through the walls of the property. Either way, we often went on day trips to the Highlands during the day to avoid the peak times. From evening until early in the morning, Fort Augustus was very idyllic. And the location is unique. So close to Loch Ness and at the same time in the heart of the Highlands, so you could go on day trips in all directions. We could have stayed much longer in this beautiful and lovely vacation home.

This is probably our favorite place that we have stayed in many years! The cottage was just beautiful with everything that we needed. The grounds were lovely and close to all the sites we planned to visit. The icing on the cake were the owners, Amanda and Peter. Made us feel welcome as soon as we arrived and throughout our stay! We had a great time in this cozy and well-equipped cottage, which is nestled in a peaceful garden, a great spot to explore the outdoors and see some castles (there are several types of castles within a short distance).

This is my second time and Jeremy's first stay.
We love the location. Its so central to so many wonderful places. Their house and property is stunning. Its incredibly peaceful and private especially if you plan to stay in for the day. The local shops are were winderful as always and the views were spectacular. Amanda and Peter are so welcoming and lovely. By far, always a great place to stay! We highly reccomend it. The property is beautifully located between a river and a canal just far enough from the centre of Fort Augustus to be secluded but still only a five-minute walk away. The hosts who were wonderful live in a separate part of the property giving us total privacy but came round immediately when needed. Be aware because of the entrance steps and the interior stairs it is not for those with balance challenges.

As part of the historical Malt House of Fort Augustus, the renovated two bedroom cottage was a perfect place for short walks to the Caledonian canal locks and nearby restaurants and pubs (and longer walks down the canal footpath). We were met by a daughter of the owners who was quite happy to show us round even though she was studying. Peter and Amanda came in the evening to meet us and make sure we had everything.
The Malt House is the perfect location for relaxing local walks with our four legged friend or exploring the countryside around.
We were very sorry to leave at the end of the fortnight and can’t recommend the cottage highly enough.

Greeted by lovely owners of the property who showed us around and gave us useful tips about the area. The cottage itself is probably situated in the best spot in Fort Augustus. The gardens are beautiful and very private. Just a gentle stroll to all the amenities and Loch Ness viewing point almost on the doorstep. A lovely cosy quiet cottage with everything you need for it to feel like a home from home. Would highly recommend.

This cottage is so very quaint. The garden’s are lovely. Perfect position in Fort Augustus. Not far to walk to the shops. Everything you need. Would not hesitate to go back.
If, however you are in need of the bathroom lots during the night and are unsteady on your feet, this may not be for you as the stairs are typical for a cottage and you may struggle. Also if you have very young children.

The house was good, the location was fantastic, the garden was amazing but the staircase was dangerous in my opinion. Very steep, narrow and winding. My husband slipped twice (he is 75) so we decided to leave early because of this. I think it should be detailed on the description of the property. We mentioned it to the owner, but he replied that health and safety didn't exist when the house was built .

The cottage is perfect for 2 people, in my opinion. Any more than 2 would be an uncomfortable squeeze.
The stairs are STEEP! Anyone with mobility issues would be wise to avoid, likewise be careful after a few G&Ts. Great hosts. Unfortunate weather for us as it rained the entire week but at least the cottage was homely.

From the moment we got there we knew it was going to be perfect. The gardens are so lovely to enjoy early coffee or evening glass of wine. Literally a two min walk and your on the Loch we took our breakfast and one evening a bottle of fizz it was just the best location.
The cottage is very homely & cozy. There are different couches from pictures which are very comfy. There is everything you need for cooking if you want to but if you don’t the boathouse is definitely worth booking and the local pubs are good too. We did get a Chinese takeaway & home made take away pizza from opposite the bank Scotland very tasty. From Fort Augustus you can visit loads of places Cairngorms was our favourite but you must see for yourself and do ask for directions for the local lock down walk it was nice to walk out the gate and leave the car behind. As you have read the malthouse had everything we wanted and more. Thank you Amanda & Peter.

Fort Augustus proved an ideal base for my walk along the Great Glen Way. The cottages location within walking distance of cafés and the local shops proved a great success.

Perfect and unique location; a cosy comfortable house with a beautiful, large and private garden. Great local shops, pubs and places to eat. The house was only moments away from fabulous views of Loch Ness and the river and canal provide great places to explore. We loved our stay in the cottage. The hosts Amanda and Peter made us feel very welcome and gave us advice about places to visit. The cottage was perfect for our family (2 adults and 2 children aged 3 and 6). It is very clean and it has everything we needed: a large garden where the children could kick a ball and a kitchen for us to cook evening meals. The location is also great. The cottage is very central in Fort Augustus, but it is in a very quiet and private location. Overall, we had a wonderful week in Fort Augustus and we would love to come back. Thank you!

My daughter and I felt on exploring the area of Fort Augustus, that this property was the best. Well located, great views within a second or so of popping your head out of the front door! My husband broken his back a few weeks before our holiday started, so although somewhat mobile, was unable to have the holiday plannned. He could walk into FA on a daily basis and enjoy the shops, views, locks etc. Had we been slightly further out wed have had a very different holiday.
The accommodations was clean and provided everything needed. Don’t expect Sky, Netflix etc!! Me and my 14 year old used the lack of TV go explore on both foot and bike and both the better for it!!
