The location was very central and easy to reach all the shops.We were here for a wedding so not climbing,Of course it's very old and had been renovated very well even though the floors still had a slight slope which added to its character

The choice on the breakfast menu was good. The food in the restaurant was of a good standard. The restaurant staff were very pleasant too.
The breakfast was not always hot. Food had to be sent back to be reheated. The room we had was very close to the stairwell which meant that we could hear all that was going on downstairs. The noise was not from the pub part in the evenings that bothered us but it was the vacuuming at 7.00 in the morning plus staff raising their voices to chat over the sound of this which woke us up far too early. We certainly needed the complimentary ear plugs that were in the bathroom to help but which did not provide much respite from the noise. Impossible to get a good night’s sleep. We aired our concerns to the manager on our departure who explained that carpets had been removed in the recent refurbishment which did not really answer the question about the noise. The room was clean but a little but in the small side.

I would be concerned if I rocked up in the middle of the day and couldn’t find a parking place . I have a few issues walking too far at the moment.

Decided to eat at hotel given the high standard and service at breakfast! However to our disappointment the experience was quite the opposite. Over priced over cooked fish and chips, along with very poor service! Dirty plates left for along period of time (half an hour) both prior to being seated and after finishing our meal. To a point where I moved our own plates onto next table. Told to get our own cutlery, just flippently and I little rude I think! It may have been a different experience in there restaurant, however we were seated in the bar, as we had our dog with us (understandable, but I feel it shouldn't have may any difference to the quality of service!). Did offer my feedback the next morning, and was told my feedback was much appreciated and that the manager would speak with us, however never happened,! what a shame! Not good managerial skills ! On a positive note, well done to all the day staff, reception and cleaning staff, and the staff that serviced breakfast you were fabulous. I believe feedback is positive good or bad, or why ask for it!! Overall I would recommend staying at the kings arm, we had a lovely few days in the lakes

Central location to all local amenities, room clean and friendly staff. Breakfast had alot of variety eventhough the full breakfast only had 1 of each item.
Price was high for a very small double room. Ensuit didn't have a bath, dog friendly so much so the dogs were allowed to sit on chairs.

Location was great being in the centre of town, staff were friendly and the breakfast was good. Room was a good size.
Not sure why but the room we were in, room 10, was very hot. The radiator was not on, and we had the windows open, even fans were provided. The heat seemed to be coming through the floor and trying to sleep was a little uncomfortable due to this.
