About this cottage rental
This bright and spacious terrace house is close to Beeston Bump and located on the outskirts of Sheringham but within walking distance of the beach and shops. With rural countryside walks on its doorstep this is the perfect house in which to escape the hustle and bustle of daily life, all year round.Ground floor: Front door opening into hallway with doors leading to: Open plan kitchen/diner with electric hob with electric oven, microwave oven, fridge/freezer and dining table and 6 chairs. Lounge: TV, comfortable seating and double doors to rear garden, back door leading into rear garden. Downstairs WC and washbasin. Staircase leading to first floor landing.
First floor: landing with doors leading to: Bedroom: Twin bedroom with 2 x Single Beds. Master bedroom: with Kingsize bed and built in storage. Bedroom: with Double bed. Family bathroom: walk in shower, WC, pedestal hand basin.
Please note: Location: beach 0.5 miles, local shops 0.7 miles. Outside: mature rear garden with patio and lawn. Linen provided, please bring your own towels. No WIfi. 1 x well behaved small dog at £20.00 per week permitted. £50.00 refundable security deposit applicable. Please Note: This property has an additional £20.00 applied to it to cover the rising utility charges. Cosy house and a great location for pets the walks are the best especially the fields opposite. Easy reach of the town centre, shops the beach, market, railway and Tesco. Always happy to find a dishwasher and washer in the kitchen and a good size fridge freezer. The back garden is great for relaxing and enclosed so no doggies escaping. Parking is opposite the house (around the grassed area) but you can pull your car up to the front door to unload.

Don't be put off by the house being on an estate and not 'pretty'. Surprisingly spacious with a garden equipped with table and chairs. A lot of the furniture shabby chic so ideal for a family. Large field close by for games. Only a short drive to the beach and town centre walkable. Could have done with more/bigger cooking equipment if you want to self cater.

Berry Cottage was a great place for us. perfect for our dog and very clean. only issues were toilet not flushing and kettle needed descaling but all issues sorted immediately.

Comfortable holiday accommodation and had everything you need. Only negative is that the bedroom designated for children opens out to the top of the stairs so having the use of a stair gate would be a recommendation to the owner.

We had a lovely time in the house down lawson way. Our children thoroughly enjoyed the holiday and were sad to leave the 'holiday house' so close to all the amenities in in Sherringham and a short drive to Cromer.

We have just had an extremely enjoyable week at Berry Cottage. The property itself situated in Beeston Regis. Personally, for us as we had my young granddaughter with us, it was too far a walk in to Sheringham itself, which meant using the car for all journeys. This was a negative for us as we are used to staying actually in Sheringham, but we knew at the time of booking that the walk would be too long. For adults and older children it would certainly be doable.
We found the property very comfortable, nice clean beds and well appointed kitchen. It was nice to be in a property where there was cleaning products available to use too, so you could give the toilets a once over occasionally as you would at home. The garden was an added bonus, however as other reviews have mentioned, replacing the low broken fence would make a huge difference for the property and for the neighbours too. Didn't really feel comfortable using the garden when the neighbours were outside too and I'm sure vice versa, and for people taking pets I would consider the fence a problem.
The property was adequately clean on arrival, however quite a lot of cobwebs and field spiders, I do appreciate that we are mid holiday season and cleaners only have a limited amount of time between lets. Dishwasher was an added bonus as was the downstairs toilet. We had no problems with parking at all and for a couple of days had 3 cars at the property.
Overall a good value for money property, clean and comfortable, and we would certainly consider booking again.

The cleanest rental to date
I was amazed at the cleanliness of the cutlery , crockery and glasses… literally
Immaculate.. usually upon arrival of a holiday let I wash every item..
The house was a bit far from sheringham for us ,(our fault not the owners )
and the back fence wasn’t secure enough to allow the dog out without supervision.. please check the back gate we found it swinging open we can only assume someone unlocked it.. new fence to the left and bottom could easilyAdd value to this let.. and give the guests privacy to relax
the beds were comfy and everywhere felt so clean.

Great place with some small caveats
We had a great week with the weather in our favor. Berry cottage has lots of space and was kitted out with all that was required, It was quiet and parking was OK. With walks along the Cliff paths only a short distance from the house.
The location was fine for us as we did not find the 0.7 mile walk into the town a problem. The garden is a little sun trap and has good seating to enjoy it. There are a few things that would have made the stay even better. As the TV reception is poor there are few channels on the TV. This would not be a problem but with NO internet the entertainment - for the poor weather days and evenings is very limited. Having said that it did not spoil it for us but maybe a family with children may find this a negative.
Overall I found Berry cottage good value (September 2021 ) and would stay here again.

Berry Cottage
Location is great in terms of proximity to the beach and coastal path however we didn’t find the locals very friendly or accepting of us as holidaymakers which was a bit off putting. It’s a lovely property internally but a cottage it really isn’t. It didn’t spoil our holiday though.
There is ample outside furniture but It would have been helpful if the outside dining table and chairs had been set up as in the photographs.

A nice spacious house. Well equip but could do with WiFi.Garden fence a bit low. Dogs allowed so really should be higher.

Only one problem
The property was nice and spacious and clean, very comfortable, my only negative was kitchen equipment, considering this property can house 6 people, trying to cook a meal for 4 of us with 2 very small saucepans and 1 a little bigger was impossible, therefore we had to go and purchase a much larger saucepan and wok. The utensils were not great with no masher so that needs to be looked at for future guests.

A very comfortable stay in Berry Cottage
A very comfortable say in a lovely house, very well located 10 minutes from the town. And also well located for Beeston Bump and the Norfolk coastal path. Parking no problem.
We had a water system problem whilst there, which was dealt with very promptly and efficiently by the agents the same day.
