The property owners/host were very easy to get in contact with and responded quickly when we arrived and noticed the AC wasn't working properly. The house was very close to the water and had great steps down into the water for swimming. We were sad the dock was famaged by storms, but were kindly given access to the dock next door.
Our only complaints involve the cleanliness of the property. One of the grills was super dirty and the kitchen fridge was dirty. The yard/ grounds needed attention...dead plants in all pots and a canoe full of water was in the yard.
House just needs some TLC but overall we had a great time.

The house has a beautiful view and plenty of space for everyone. My biggest complaint is the light switches were very confusing and half of them did not work.

We found out the property recently sold to new owners. Communication regarding the state of the house prior to us staying would have been nice, but I understand they are trying to honor prior booked rentals.
This home has a ton of potential. I'll be honest, the links in VRBO and ABNB are very deceiving. It is incredibly run down. It provided us with a place to stay, but it was definitely not at all worth what we paid, nor properly portrayed in the listing and reviews.
My husband and our kids spent 3 hours cleaning the outdoor areas so that they were usable and cleaning windows so that we could actually see outside.
There were several safety issues as well. Smoke detectors do not work. There were open electrical outlets with no covers and exposed wires. There were multiple exposed wires in the backyard. The downstairs toilets would start to overflow if you were showering.
Once it is updated and renovated, it will be a great rental. The neighbors were very nice!
We are pretty relaxed renters and have never given a poor review, but felt an honest and up to date review was needed until updates were made by the new owners. We were appreciative of a place to stay for our sons tournament.

We definitely enjoyed our stay. Will definitely come back. Beds were comfortable, bathrooms were clean, and beautiful view. Thank you for letting us stay!

Great property especially liked the place was well equipped with amenities, TV’s, good comfortable beds and a kitchen with everything you need. Great to have spices, condiments and all that small stuff you forgot, it’s there. Wonderful

Overall a good place to stay. Evolve, who I guess manages the property, never responded to any of my questions. Water level was so low we could not tie my boat and jet ski to the dock. Had to wade through water to get on the boat. Plenty of room for everyone.

This house is amazing! Peaceful and quiet neighborhood. The view is breathtaking. Plenty of room to relax and unwind. The kitchen was fully stocked with dishes. The property owner was very responsive and made sure that we had all of the information to check in. We definitely will be renting this property again!

Lots of room!
Great, quieter part of lake. Nearby Brookshires. Lots of enjoyable areas inside and outside in this large home. Most relaxing.

The property listing shows 2 king beds and 1queen, plus a lot of bunk beds. The view was great, the place was super clean and lots of seating places in the living room. I contacted the property manager ahead of time and was told the arrangements of the king beds, one upstairs and one downstairs. The 4 of the us are all in our 70’s so stairs are normally not our friends. So I knew this before we got there and both couples prefer the king beds. So I offered to take the downstairs bed thinking it was one level. Problem was once I got downstairs which had a handrail that lead to a utility room where the washer and dryer were located. To get to the bathroom, across the utility room, there were 4 steps going up with no handrail that you needed to take to get to the toilet. From the bathroom back through the utility room and then down about 4 more steps down without a handrail to get to the game room area. To get to the king bed/bedroom which was on the same level as the game room but the furthest room from the restroom. So a really long way to get to the restroom if you had to go during the night or anytime. Therefore we decided to stay in the queen room. This probably would not be a problem for a younger group of tenants. We are just too old.

Our group was a women's retreat and this was a nice drive from FW. Overall, our stay was good.
Pros: Initial communication about the property, clean bathrooms, over all nice outdoor space, lots of fridge space, nice lake view, comfortables beds and couches.
Cons: VERY SLOW communication during our stay, wrong code to get in the house, weird changes in water temp when showering, grungy sofa beds, and dirty/water damaged in downstairs areas on baseboards.

Great property. Stayed for a few days with about 8 guys. Went out fishing 2 days and caught about 70 catfish between all of us. Down time was great with the fire pit, ping pong table, and space for everyone to spread out. The twin pull out couches are a great idea for large groups. Would definitely stay out there again! Neighbor next door was a bit creepy. I can understand it could be a little daunting to see a big group of guys unloading next door, but the lady was like leaning over her porch to try and look into the windows at us. I feel they would/should know that the house next door gets rented for Vrbo. She chilled out and wasn’t an issue throughout the stay. Outside of that, weekend was perfect!

Great view, Cute House!
View was incredible! Lots of outdoor living space. It was hot when we were there (over 100 degrees), so we limited our backyard time to mornings and evenings. During our visit, there were lots of spiderwebs and the outdoor space was not dusted off, so that was a little icky.
Inside space is nice. En suite bathroom in Master is fairly small, but there are 3 bathrooms in the house. Water pressure is great! Everyone loved their showers! A couple of the bathrooms are tight on space for your stuff (spot for clothes, toiletries, etc). There was shampoo and body wash in the showers but no conditioner, so bring your own. Plenty of towels for everyone.
Lots of refrigerator space which we really appreciated. Pots/pans/utensils/knives were not great quality, so I'm glad we brought our own. There aren't a lot of storage containers, but there were Ziploc bags/foil paper left behind for our use. Top of the dishwasher pulled out when bottom rack was pulled out (due to weight?), so be careful with that.
We couldn't get the upstairs TV to connect to anything except the DVD player (for which there was no remote), so movie night was downstairs.
Overall, we enjoyed the house. It had good space to spread out and good space to hang out. Sofas were comfortable. The indoor ping pong table was nice for the kids!

Overall we enjoyed our time. There are great common spaces to play games and hang out. The ping pong table and fire pit were highlights. It took us a long time to get into the house because the instructions were not correct. Then there were a few minor inconveniences such as no dish washer pods, no working coffee maker, etc. but nothing that ruined our stay.
