Live your Disney Dream at our beautiful townhouse with a private splash pool at Windsor Hills Resort in sunny Kissimmee, Florida, just three miles from Walt Disney World!

**Please note that all guests are required to sign the rental agreement via Docusign within three days after booking to complete the booking process. Check your messages after booking for very important information.**

This is a strictly NO SMOKING property including front porch and rear patio.

Splash pool heat is always free!

We try to provide a good supply of paper towels, toilet paper, trash bags, dishwasher pods, and dish soap for your stay, but you may need to supplement these with your own.

Comfortably equipped to sleep eight people (maximum occupancy is eight, maximum six adults) and tastefully decorated with relaxed furnishings, it is well suited to families with children and the perfect home base for your Central Florida adventures! We offer all the necessities plus plenty of little extras throughout. Our goal is to create a memorable guest experience.

Your kids will love our Mickey-themed children’s room featuring a twin-over-full bunk bed plus an extra twin bed. Plenty of room for four kiddos, though the full bed is roomy enough to sleep two adults. Bathroom décor features Toy Story.

Kids adore water, and our small 10' X 10' private splash pool faces a nice green space.
We have a standard retractable safety fence and a patio door alarm to help keep your little ones safe. NOTE: The alarm is required by Florida law and may not be disabled by guests. This alarm means that slider doors cannot be left open at any time.

Windsor Hills Resort is a well-maintained, highly secure, gated and guarded community. Your stay includes access to all resort amenities: a huge gradual-entry resort pool, water play areas, a fitness center, hot tub, and two water slides. The home is a short, five-minute walk to the resort clubhouse and water park.

SPECIAL TOWNHOUSE FEATURES

• The extra faucet at the kitchen sink provides fresh, tasty drinking water via an eco-friendly APEC Premium reverse osmosis water filtration system. Just refill your water bottles!

• Hotel-style luggage racks in the bedrooms, each rated to hold 150 pounds.

• We offer Keurig single-serve plus Krups drip coffee makers, with both portion packs and pods of coffee in starter amounts.

• For little ones, we offer a pack 'n play (plus sheets), two high chairs, safety bed rails, two single strollers including one with full recline, plus a double (side-by-side) stroller, and booster seats.

• We keep a small but ever-growing library of classic and modern books stored in the children's room and selected for diverse appeal.

TECHNOLOGY

• Four HDMI flat-screen TVs, with brand new smart TV's in the master suite (50") and living area (55"). Note: we do not allow guests to attach gaming systems or anything else to our televisions. Sorry for any inconvenience.
• A keyless entry and check-in system customized for each guest.
• Free cable and high-speed (200) internet (WiFi).
• Lamps with USB ports in the master suite and downstairs bedrooms. The alarm clocks in the master and downstairs bedrooms feature wireless cell phone charging ports.

TOWNHOUSE DETAILS

Three bedrooms and three bathrooms, full kitchen, living room, dining area, and private splash pool with child safety fence and pool alarm on the patio doors. Hand-held blow dryers are in the two adult bathrooms.

The cozy master suite is upstairs. It has a king bed with a premium mattress, a bathroom, a ceiling fan, and bedside lamps with USB ports and dual light settings including reading lamps.

The Mickey Mouse-themed children's room is also upstairs. It features a twin over full bunk bed and an additional twin. The full size bed can sleep two adults. The full adjoining bathroom is decorated in a Toy Story theme.

The downstairs bedroom has a queen bed with premium mattress, a ceiling fan, and a full bathroom with walk-in shower. The bathroom also opens into the hallway. This bathroom has a tall, 19" ADA-compliant toilet with grab bars, and grab bars in the walk-in shower.

The comfortable living room has ample seating; the dining area table seats six.

A stacking washer and dryer are located in the upstairs hallway utility closet for your convenience.

We provide all linens and towels, including pool towels, which you may bring to the water park. The resort does not offer pool towels.

GUEST CARE

This is a self-catering townhouse. While we try to provide some basic essentials, you will need to purchase your own supplies like condiments and personal toiletries.

Guests receive complimentary starter coffee and premium starter toiletries upon arrival.

We offer one dedicated parking spot in front of the house, as shown in picture. Per HOA rules, only ONE vehicle may park in the driveway at a time. Overflow parking spots are available just a few yards up the street in either direction. Do NOT park in neighboring driveways or in front of the house. This will result in a parking violation.

If during your stay, there are any problems in the rental house, our property manager will promptly assist you. You’ll receive a security voucher prior to your arrival containing contact information. If the property manager is unavailable, please contact the owners via this site for an expedited response.

RENTAL GUIDELINES

We strongly suggest guests purchase their own "Cancel for Any Reason" trip insurance. This is not damage protection, and must be sourced and purchased separately by the guest usually within 14 days of booking.

The guest is responsible for reading the rental agreement, rules, guidelines, check-in instructions, and all materials provided for guidance by owners at any time. Guest agrees to sign the Rental Agreement via Docusign after booking.

We no longer accept third-party bookings. The guest making the reservation must be staying in the property.

The guest making the reservation must be twenty-five (25) years of age or older and must occupy the rental property the entire term of the reservation. The primary renter must provide the names and ages of all guests upon booking. Total capacity of the townhouse at all times, twenty-four hours a day, seven days a week, is eight (8) people including infants, total six (6) adults maximum. We do not allow adults to sleep in the top bunk, and the standard twin bed is not suitable for taller and larger adults. A total of 8 resort entry wristbands will be given per booking. Only registered guests authorized by the owner may receive wristbands.

Guests violating maximum occupancy will be evicted with no refund. Guests misrepresenting the total number of people in our home will be evicted with no refund. If you have friends staying at other homes within Windsor Hills and wish them to visit, please inform us ahead of time. It is acceptable if it does not exceed occupancy, but we reserve the right to know who is inside of our home.

The owner has sole discretion and authority to approve additional guests after booking. Vrbo and the Vrbo app have no authority to "add guests."

PLEASE READ CAREFULLY: Valid government ID and a valid driver's license are needed to register at the gate. No valid driver's license= no entry for that vehicle. Each additional car and driver associated with the rental party will need to be pre-registered and check-in at the gate with a valid driver's license to receive a separate bar code.

This property has a firm three-car maximum. Per our HOA security, all additional drivers MUST be approved by owner and pre-registered in our system prior to guest arrival.

The primary guest will not be able to request and add additional driver passes at the security gate upon arrival. We will NOT grant last-minute requests for unapproved drivers. Day visitors that exceed maximum occupancy will not be allowed. Day visitors may not use resort amenties.

Guests will be responsible for any community fines incurred upon owner by guest violating community rules including but not limited to: sharing gate passes, violating quiet time, or violating parking regulations.

Windsor Hills does not permit noisy, disruptive gatherings or parties exceeding the legal occupancy maximum for rental properties. Illegal parties will be subject to immediate eviction with no refund.

WE HAVE A ZERO TOLERANCE POLICY FOR SMOKING OF ANY KIND ANYWHERE ON THIS PROPERTY INCLUDING VAPING, INSIDE THIS TOWNHOUSE, ON THE FRONT PORCH, IN THE DRIVEWAY, OR ON THE LANAI. IF ANY GUEST IS DETERMINED TO BE SMOKING ALL GUESTS WILL BE ASKED TO LEAVE IMMEDIATELY WITH NO REFUND.

Please note, thermostat must NOT be set below 72 degrees at any time. By renting, guest agrees to this. The owner has the capability to monitor and lock the thermostat remotely if necessary.

Please note – there is a Ring doorbell at this property, and three exterior outward-facing security cameras that also record audio. The front camera is mounted above the front door, and views the front entrance. The second front camera views the driveway. The rear camera is mounted outside the lanai, and views the edge of the lanai screen door, and the pool heater. The cameras are used for security; footage is not stored. The pool area is NOT visible from the camera.

Anyone tampering with, disabling, or covering these cameras will be evicted with no refund and possible law enforcement involvement. Zero exceptions.

We had a wonderful time! The owners were easy to communicate with. Everything was just as described. There were a lot of cute little touches around the house that really showed care and time is taken for this property. The pool in the back is great for when you don't want the crowds at the main pool. That being said, the kids loved the slides and the baby loved the splash pad. The little grill was great for a quick lunch and snacks. Would definitely stay again!

This place was absolutely PERFECT for our family of 6! Exactly as advertised (if not BETTER!) It has everything at the house... They even supplied tolietries! My kids favorite part was the personalized goodie bags they made each child. So much fun to walk in and see that💜. The owners were EXTREMELY communicative... we had zero issues, but them wrote us checking in multiple times. I've never had such great communication with an owner on here before and I've been renting from VRBO a LONG time! Highly recommend!!

We were very impressed with this property and how close it was to everything our family planned to enjoy while in Orlando. It had groceries, resturants and shopping all within as little as 3 mins to 30 mins from the townhome. The townhome was spacious for our family of 5. It was clean and everything worked as expected. Our kids loves the clubhouse and pool areas. The splash pool at the townhome was small, but during the times where your kids just couldnt stay out of the water while you cooked or were in the townhome it was a great addition. Our family would happily return if we visit Orlando again in the future.

What a wonderful place for my family of 7 to stay. We were pleasantly surprised by all of the tiny details that went into making this home a spectacular place to call home for our vacation. Lisa was an amazing host and responded very quickly to all of our needs. This was our first time staying off Disney property. Normally, we stay at Disney’s Fort Wilderness. However, we wanted to see if we could get the Disney experience without actually staying on property. I think we nailed it. We went to Disney Springs multiple times, tried beignet’s at Port Orleans, took the monorail to the different Disney hotels, visited my in-laws at Fort Wilderness, and rode on the ferry to Magic Kingdom. This was all possible because of our location of stay. As far as the house itself, we enjoyed how cozy each bedroom was decorated. I loved that every bedroom had its own personal bathroom. This is something we don’t have in our own home and it sure was a luxury. The temperature of the house was perfect. It wasn’t too hot or too cold. The washer and dryer located on the same floors of the bedrooms was so convenient. Everything was neat, clean, and well stocked. We used the pool daily, but never made it to the community pool. The only reason we didn’t is because we loved the privacy of our own pool. It is not a big pool, but certainly was big enough for the 7 of us. We also enjoyed the walk to the playground, basketball court, and arcade. Definitely will stay here again!!!!

We loved staying here while we went to Disney and Universal! Lisa and John were very conscientious hosts. We appreciated all the small touches such as pool towels, a selection of strollers (which we used at the parks), kids’ dishes, kids’ books, a pack n play, coffee, etc. Lisa and John were very responsive when we had questions. They even left a welcome gift for the kids. The resort itself is lovely and the pool is great for kids. We would stay here again in a heartbeat. Thanks for everything!
