About this house rental
This immaculate vacation rental is situated in the exclusive Oyster Pond enclave with boat access to its private beach. The property's seven acres afford a serene privacy that’s difficult to match, yet is conveniently located for easy access to downtown Edgartown, Oak Bluffs, and Vineyard Haven - and for heading up island.
Aptly called the “Dream House” by Architectural Digest, the home is graced by cathedral ceilings and a central cupola. Its flow and energy transport one to a space where time is measured by the arcs of the sun and moon.
This is an "upside down house" with the living and dining areas, kitchen and primary bedroom suite located on the top floor. On the first floor - encircling the stunning custom curved staircase - are three more bedrooms, a library, a laundry room and a bathroom with its double vanity sink separate from the bath and toilet.
Two large decks — perfect for morning coffee, sunning, grilling, cocktails and dining — flank the house and overlook the surrounding huckleberry fields and lively forest. The dining area and fully-appointed kitchen also provide a lovely view to the sprawling lawn below for watching playful kids.
Flat panel TVs grace all rooms including the library, which is perfect for an evening children's movie, or as an office (with monitor and wireless printer/copier/fax). There is also a kids' corner upstairs with toys, games, puzzles, art supplies, play tent, and a telescope to explore the night sky. A high chair, booster seats, safety gate for kids and dogs, and Pack 'n Play are available in addition to kids’ plates, utensils, bibs, and bowls for pets.
The house is stocked with necessities so you can leave room in your car for personal items: luxuriant linens & bath towels, beach towels & blankets, and kitchen and bath products. We also provide a picnic basket, portable cooler w/wheels, cold packs and beach-appropriate dining gear.
Six bikes and helmets of varying sizes are provided to tour the island. Additional bikes can be rented and delivered. A bike path is accessible at the head of Oyster Pond Road. Also provided are two standup paddle boards, three kayaks, lawn games (bocce, crochet, corn hole, frisbee golf, Kubb, badminton), hammocks, shellfish catching tools, beach toys, umbrella, life preservers, and a collapsible, large-wheeled beach carry all. A Siemens 30A EV charger is ready to replenish your EV.
Only 150 yards from the house is the boat ramp to the pond. You may use our motor boat (from mid April to Thanksgiving, pond levels permitting), kayaks and standup paddle boards to explore the beauty of the pond and to reach the private association South Shore barrier beach: shallow and calm, warmer waters on the pond side, with surf and the occasional harbor seals on the ocean side. An adjacent beach is accessible by car only a few minutes away at Long Point Wildlife Refuge, owned by the Trustees of Reservations. Upon your return, a warm outdoor shower beckons. And a firepit, with kindling and split wood awaits with skewers for s’mores to finish a perfect Vineyard day.

We had a great week at the house. Dawn was very helpful with all logistical planning and proactive in communicating that the house was ready as we were already on island.
It’s the best stocked house we’ve rented.
Beach chairs, bikes, lawn games, kids games for inside, and everything was incredibly easy to find.
Kitchen is great, all you need to do is show up.
Thank you for the hospitality!

The property is even more stunning than the pictures. This is the perfect place for a family getaway. We had 3 generations with us and the layout of the house was so comfortable for everyone.
When the host says they have everything, believe them! We VRBO all the time, and this was, by far, the best appointed house we have ever been in. They thought of everything you could need for a Vineyard vacation, for all ages, and provided it. We only needed to bring our clothes!
The location on the island is great. Close to all of the towns, Morning Glory Farms, the creamery, and it's very easy to get Up Island.
All the directions for the use of equipment, beach, boat etc. were clear and complete. The communication prior to arriving was very helpful. The beach was lovely and private. The owners answered any of our questions quickly if we had them. They made our stay special and delightful. If I had one complaint it would be that we had to go home!

We had a wonderful stay at this property for a family of 7. Plenty of room, great a/c for keeping us comfortable during the heat wave and great hosts! This is a well cared for and updated property, located just minutes away from the restaurants and beaches. You won’t be disappointed!

We had the most amazing family vacation at this perfect retreat. The home was impeccably clean and had everything we needed. It was private, beautiful, and incredibly relaxing. The location was perfect—quiet yet conveniently close to everything. The condition of the home and the decor were flawless; we couldn't have asked for better. We all felt at home during our weeklong stay and wished we had stayed longer! The owners were incredible—so kind, helpful, and always available for recommendations if needed. We highly recommend this place and hope to return soon!

The pictures do not do this house justice. You couldnt ask for a better host than Dawn. She helped me with figuring out traveling to the island.
She provides everything you could possibly think of needing. The island is beautiful. People are very friendly. We used the boat several times to go to the beach and saw two sea lions!! The bikes were great way to sightsee.
I couldn't recommend this place more!

The owners thought of everything to support a great time on MV.
Beautiful home and property.

Our family enjoyed this beautiful home which was walking distance from Oyster Pond. We enjoyed paddle boarding, kayaking and taking the skiff to a private section of ocean beach. The house had everything one needs in a vacation home. The owners were friendly and very hospitable. This was one of the nicest homes we have stayed at in over 30 years of bringing our family to Martha’s Vineyard and Nantucket.

We had a fantastic stay at Dawn's home (four adults, two toddlers, one baby). This is the ideal property if you're traveling with children and it is very centrally located to everywhere on MV we wanted to go (different towns, beaches, etc.). We were so impressed about the thought and care that went into making the house as user-friendly as possible (everything perfectly labeled, games for kids, beach toys, etc.). Communication with Dawn was also perfect--we had a small issue with a repair that she promptly had fixed within an hour. We loved the big lawn for running around with our kids and hammocks for relaxing. The whole stay was perfection!

Couldn't speak more highly of Dawn and Lawlor as hosts. They take great care to think of guests' needs. All the little touches - well appointed kitchen (with labels for everything!), Garage with all the fun activity items you might want (boards, outdoor games, life preservers, etc), indoor game rooms, wonderfully tended property. Best hosts I've ever had on the vineyard (and I've been coming for 45 years).

We spent a wonderful week at this amazing property. The homeowners did in fact think of everything. After spending many summers at MV, this house is hands down the best property we have ever stayed at. We hope to visit again soon.

We had a great weekend and the hosts were amazing. Answered all our questions promptly. House was immaculate, well stocked and great for a large group. The family room and decks provided room for all. Only challenge is you are not close to bike trails and dirt road leading to the house does not allow you to get to one easily. You need to drive out and park and then ride. A small compromise for an incredible house with everything you need.

My family and I have stayed at over 10 houses on the vineyard over the course of 25+ years, and this one is certainly the most well-stocked and family friendly. Dawn our host was meticulous about making sure we had everything we needed. The house is in great shape, and the beach access is amazing. Would highly recommend!

Our 3rd summer staying and it never disappoints- the house is lovely and the location is great for outdoor enthusiasts who like boating and biking in scenic surroundings. The house is immaculate with thoughtful touches throughout — and owners highly responsive. We will be back again next year!

Wonderful return to our “Happy Place”!
We have been vacationing on the Vineyard for almost 25 years and after a 3 year hiatus (thank you pandemic) we returned and rented this beautiful home as a celebration of our retirement. We now have grown adult daughters, with significant others and outgrew our original rental. This home was exactly as advertised and absolutely perfect for us. The home is well appointed, comfortably decorated, and sits in a beautiful private setting. We love the “non-touristy” parts of the Vineyard, hiking, biking, kayaking, exploring new Land Bank properties, and typically spend little time in a home. However, this home and it’s property was so relaxing we spent many days and evenings just enjoying the yard, and Oyster Pond. The private beach was a bonus, just know it’s a little work to get there, even with the Zodiac as pond levels were very low throughout our stay. The owner was a great communicator, and there were no issues. The home has enough secluded space that our daughters were able to work remotely when needed without issues. The owners have literally thought of every detail and we were so appreciative. We made so many new memories here and will be back!!

Incredible MV Rental
We absolutely loved staying at Dawn and Lawler's home on Martha's Vineyard. From the airy and bright rooms, fully-equiped kitchen and great outdoor grill, to the abundant recreational equipment, beautiful green lawns and location near Edgartown, this property had everything we could wish for. We especially liked kayaking on Oyster Pond and napping in the outdoor hammocks.
Dawn and Lawler were very helpful and gracious hosts, including in providing full instructions and answering questions. They made the process easy and enjoyable. And perhaps the best VRBO experience we've ever had.
Our one regret is that we can't live in this house full-time! But it did give us inspiration for some home design projects. And makes us long to return to Martha's Vineyard.

Wonderful Property
Dawn and Lawler host an excellent property with everything you can think of for a relaxing visit to Martha's Vineyard. Everyone in our group enjoyed the water sports equipment, the space both in the house and outside, and the accessibility to so much on the Vineyard. Would highly recommend!

Truly a 5 star experience!!!
The home is impeccably clean and beautifully furnished. On a large lot, feels very private. Excellent beach chairs, wagon, cooler and toys. Dawn and Lawler thoughtfully installed a baby gate for our young children and had all of the accessories for young kids available, including books, toys and even drawing paper. Awesome outdoor hammocks, picnic table and fire pit. The pictures honestly don’t do the home justice! MV is magical, and so is this truly lovely home!!

Great Mothers Day Weekend
Great property, well maintained and stocked. We had a bad weather weekend so most of our activities were confined to indoors but overall a great stay. Thanks!

This was a girls long weekend and the owners made it so wonderful for us.
The owners Dawn & Lawler are amazing. It was so nice and clean. Plus everything was very organized and easy to find. Dawn even had a homemade Blueberry pie waiting for us. We loved it so much we are going back next year. Highly recommended this place.

Great house in great location!
House is beautiful on private property with large yard, 2 decks, fire pit, hammocks, and outdoor shower. Close to pond, beach and walking trail. House was well stocked with supplies—kitchen, bath, kids toys, paddle boards, kayaks, beach chairs, games, and more. Beds are incredibly comfortable and house was spotless. Owners were responsive and helpful. Definitely recommend!

Wonderful week!
House was fantastic and worked extremely well for our family of 6 adults, one infant and one dog. Very private setting, quick walk to Oyster Pond to access kayaks and a private barrier beach on the south side of the island. Unfortunately the Zodiac was not working, so we also drove to nearby beaches at Long Point and took the Chappy ferry to Wasque point, an amazing reserve and dog-friendly beach. The house is well stocked, mattresses and linens were top notch. Grounds were expansive and located near walking trails. Great outdoor shower, always a must for our family. In short, a fabulous house to spend a week with family and/or friends and enjoy all the Vineyard has to offer.

Secluded location with wonderful owners!
The property is located off Oyster Pond about 1 mile or so down a dirt road. The house has a very inviting and open floor plan w/ two large decks. Great touches from the multiple sitting areas to spread out to the lama rug in the Library. Huge yard with hammocks, fire pit and a lit up trail thru the wood to explore at night. Solid wifi as well.
Dawn and Lawler's communication prior too arrival was amazing complete with manuals on the house and the zodiac to use to reach the private beach. Upon arrival, we were welcomed by very tasty Morning Glory Farm Blueberry Pie! They have thought of EVERYTHING! We have been renting on the Vineyard for 20 years and this was the first time we did not have to worry about any basics from zip lock bags to dishwasher pods.
The zodiac is worth the effort but not on a hot day as it is a good 30 min excursion each way but the beach experience is truly awesome. Beach chairs, plush towels, coolers and umbrellas are all there to use. Nice bikes with helmets are also provided.
If you are looking for a secluded top notch vacation, this is the place to be!
Many thanks from Oguz, Donnalee, Yasemin, Melina, Scott, Rueben and Miles.

Lovely House Mix of Relaxation and Adventure
We had a perfect week with our kids, their friends, and our friends. The layout of the house is great for keeping kids downstairs- with a separate den and refrigerator, while we entertained our friends upstairs on the spacious outdoor decks. We also really enjoyed using the owner’s kayaks to bike to a quiet beach, and biking to Morning Glory farms and Edgartown. The house is perfectly situated near a large pond and wooded area, outside the hustle and crowds of Main Street Edgartown, while also being close enough to get to the action when you want to shop and have fine dining. We can’t wait to come back next summer!

Beautiful House and Fantastic Location
This is our second summer returning to Dawn and Lawler’s magnificent home. The house is sparking clean- with all the cooking and grilling supplies needed to feel right at home. The beds are very comfortable, with great air conditioning. A huge highlight for us is the location of the house to lots of outdoorsy activities like kayaking in the pond, a running trial around the perimeter of the house, and biking trails. It is so convenient to get to Edgartown and South and Long point Beaches. We can’t wait to return again next summer-we miss it already!!

Wonderful
Had a wonderful stay over New Year's. What a great way to end a heavy year and start a hopefully better one. The home is spacious and serene and private. Every attention is given to details to make the guests feel at home and equipped for a great holiday. Dawn was super responsive before and during the stay. A magical time.

Wonderful house in a perfect location
This beautiful house sits in the perfect location. It was really easy to get to the beach and bike path when we felt like being active. The house sits on a large wooded lot near the end of a very quiet road, so it's very private and peaceful. The only neighbors we encountered were two extremely friendly dogs (we assume they live in a nearby house) who came to see us off as we were leaving.
As for the house itself, we couldn't have been happier. The kitchen was well stocked and easy to cook in. There were several indoor and outdoor spaces to socialize, eat, drink, and play in. Dawn and Lawler really went out of their way to make sure we had everything we needed for a perfect holiday. It was our first time on Martha's Vineyard, but the house manual set us up to enjoy the island like locals. I absolutely recommend this house to anyone, but particularly first-time visitors.

What an incredible home and wonderful owners! From the easy check-in to the attentive owners - the process was seamless. We arrived on Columbus Day weekend and stayed three nights. The home is beautiful, immaculate and bright, a short walk to a pond, and on a serene piece of property. There is a 1980s contemporary charm to this home- but it's also very updated with awesome appliances (coffee maker, grinder, dishwasher, fridge and speed queen washer and dryer!). It's a completely open layout, which made it perfect for family time. The rooms are large (4 bedrooms with one on the main level) and all rooms have tvs. The house is an "upside-down" design, so you enter on the level of the bedrooms and have to go up to the kitchen (good for a good workout when carrying groceries!). There are two gorgeous decks which overlook a lush backyard with very "climbable" trees (which may have been climbed by some boys that weekend). There are 2 full baths, and on the main level it's the master bath that everyone uses (or go downstairs). The house has everything. There are bikes - my guess about 11 years old and up. There is a boat they will allow you to use on the nearby pond. When we went on a picnic we took the little picnic basket, used their water bottles and the beach blanket (it says you can in the manual). When we arrived and opened our meals to go - we found they forgot silverware. BUT, Dawn and Lawler had thought of that - and there was silverware in the basket! When we needed a ziploc baggie for cookies, there was a well stocked drawer. Masks? Sanitizer? all available. The wifi worked without any glitches and they even give you netflix access. During this time of COVID, I have relatives who stayed at multiple homes and in comparison - they were jealous of how easy our stay was, and how thoughtful the owners are. I think what I liked best was that you don't feel nickel and dimed - they provide generously for you to enjoy and relax. And in turn, it feels like home. They are also very attentive and responsive (we couldn't turn on heat and owner walked me through it, and then checked in on me later to make sure it was working- seemed to genuinely care!). And yes, we celebrated a bday here. We created great memories. What was very special to us was that the owners left us a blueberry pie from Morning Glory farm when we arrived. That set the tone for a wonderful weekend!

Wonderful long weekend at Oyster Pond!
We had a great time at this lovely home. The house was even more beautiful and welcoming than the pictures, the location was perfect, and the hosts were so friendly and easy to communicate with. They really thought of everything to make our stay perfect. We loved the kayaks, bike and fire pit. It is a bit of a long paddle out to the stunning private beach, but so worth it! Would love to stay again in the future.

Relaxing Family Vacation
We had the perfect vacation staying at this immaculate vacation rental. I was wowed the moment I walked in. The home is even more beautiful than the picture suggests.
The homeowners have thought of everything! My two little grandchildren loved the play corner stocked with games, toys, books and art supplies. They immediately wanted to put together the tent and tunnel and enjoyed it immensely. The kitchen was also filled with every gadget and cooking supplies you could possibly need. We ate at home every night and loved eating out on the deck. One beautiful night we lit the fire pit and enjoyed the star filled sky.
There is so much to do it’s hard to fit it all in. It’s wonderful that there are bikes, kayaks, paddle boards and beach supplies all for your use. After a fun filled day we always looked forward to coming back to the house and enjoying a cocktail on one of the decks.
The wonderful hosts, Dawn and Lawler, truly wants you to have a great vacation and it shows in all the little details. The bedrooms are all well appointed and very comfortable and the linens are 5 star. It’s a real plus you don’t have to haul your own towels and sheets when packing.
After all the craziness in the last few months this was a little slice of heaven! Looking forward to vacationing here again!

Amazing family vacation!
Our family (2 parents, 3 kids, and au pair) lived staying at Oyster Pond. The house is clean and very well appointed. Dawn and Lawler are excellent hosts who go out of their way to provide everything you will need for your stay. We loved having access to bikes, sea kayaks and stand-up paddle boards. The private beach is a about a mile away, and can take Some time to reach by kayak, but absolutely brilliant once you are there. Will definitely be back next year!

Beautiful Relaxing Paradise...
We were a group of 7 adults spending a long weekend in Edgartown. The photos of the property truly do not do it justice! The house, linens and amenities are over the top— there is nothing you could need that is not at your fingertips. The best part of our weekend was taking the SUPs and kayaks down tothe boat landing (short walk) and just paddling around the warm water and taking in the view (many cranes, swans and beautiful background). Dawn and Lawler the owners were so sweet to give us incredibly detailed advice on places to see and things to go. Our one regret is that we never got to their private beach area which I’m sure is stunning. The home is spacious and private and is perfect if you’re looking for some down time. It’s about a 15 minute drive to downtown Edgartown but we didn’t mind being further out as it’s closer to Menemsha which we love (awesome fresh seafood and beautiful beach!) The property around the house was lovely for early morning walks— maybe an 1/8 of a mile down the road is a beautiful paddock with 3 sweet horses who come right up to the fence and say hello. It was quite a stunning sight to see them running around with the dock and ocean inlet in the background. I had to pinch myself quite a few times during this trip! I should also comment that the cleanliness of the home and the attention to sanitation was remarkable. There is even hand sanitizer and wipes all labeled in the garage to wipe down bikes or paddleboards. The home is truly the best of both worlds— the space (indoor and outdoor) is massive yet the amenities and presentation is that of a 5 star hotel. We were perfectly comfortable lounging on the deck (there’s also everything you need to do a lobster bake which we did!) and there’s a lovely space to sit around a fire pit complete with hammock and swing. Although we didn’t bring the kids this time I would love to return with my daughters! The house and garage are stocked with kid entertainment— better than Disney World for little ones! Thank you thank you to our sweet host and hostess— I Hope we can return soon!
